Happy with location, close to the main town and bus and train hub. Easy to go down hill, but due to health issues difficult going uphill, quite steep in places, but easy access to bus 4 or 4A allowed a quick way back. Breakfast was varied good and plentiful and delivered quickly by smiling efficient staff. Tea and Coffee facilities available in room. Stairs were easy to use, plenty of room to navigate. A quaint common lounge area where you can purchase a evening drink and maybe meet others. A large garden with loaded apple and quince trees and would be a lively space to use during the warmer months. This is the place we found some curious squirels whose antics were quite amusing. In the main we were very happy with the place, the room, majority of staff and services and the price.

Normally I wouldn't go into petty behaviour, but one person did impact on my visit to the premises. I had 3 short interactions all ending with me feeling treated in a condescending manner and in some sense bullied by a person who believed themselves to be teaching me lessons. (I'm 60 plus!). This meant I was proactive in avoiding any interactions with this person and kept to the room, thereby not allowing for opportunities to meet with other travellers.

Breakfast choice and food quality was very good, nice dining room. I knew the property was up a hill so had expected to walk down and take the bus back up but it wasn’t that bad so I did walk up as well. Big fluffy bath sheets.

Had asked for a quiet room but I was on the road side…. although there was a secondary pull down window the actual window did not close properly so I could hear traffic noise. They did say that they would look at the window issue but I was there for 3 nights and nothing was resolved. Not sure why there was a £10 a night parking charge as the parking was on site. Would have rated a 9 apart from these two facts.

Very comfortable room, though am not used to a 4-poster bed. Wooden frame a little tricky to get around, especially the side of the bed. Facilities good, room large and well lit, lovely little balcony and good views to 2 sides. Couldn't get whirlpool bath to work, but otherwise bathroom spacious and useful. Grand breakfasts and lovely friendly and helpful staff throughout. Easy walking distance to town, as long as you don't mind the hill back up. Well worth a revisit sometime.

Surprised there is an extra charge for parking at the hotel during the day. It seems to be a feature of Bath, an unwelcome one at that. Maybe you should rethink that for your paying guests.

Oh my goodness, what can I say? This hotel is absolutely divine! I highly recommend staying here. The staff (Casey in particular) were warm and friendly. Breakfast was exceptional! Fantastic rooms and a beautiful old B&B style property with a lovely history. There is a lovely bar area and warm fire and it's nice to sit with other guests there and swap travel stories over a lovely glass of wine. Steep stairs, but when you are in a beautiful old building, that is to be expected. Property is a little 'out of town' but the walk into Bath every day was lovely as the views were so very pretty. Lovely room with canopy over bed.

We arrived early and were able to leave our bags, but they were in an open place. A 'luggage room' might be useful.

The hotel was lovely very periotic being built in 1877. The lounge and dining room were lovely. Breakfast was good with a good choice. The staff were very helpful and cheerful. The hotel location was good with only a 15 minute walk into town or there are buses that runs past the hotel if don't fancy the walk!

Paying to park at the hotel £10 per night per car so an additional £30 on top of our room rate. I think if you are a guest of the hotel then you shouldn't have to pay to park. Having parking on site is what attracted me to the hotel....although it did state public parking charge I assumed this was for non paying guests! Parking also very tight for the number of guests/cars.

Really liked the building and the room was lovely. Breakfast was delicious. Staff were very friendly as well!

Our room was a little cold during the night without any way of warming it up as the radiators weren't working and made our room feel a little damp. The breakfast was great quality and really delicious but its a only 3 time slots and all for early risers which doesn't allow for any lie ins which was a shame. Other than that had a really lovely stay.

The staff were super welcoming and helpful. The room was comfortable and clean. The bed, bedding, and pillows were super comfortable and soft. Tea facilities in the room were provided along with a pack of biscuits and a bottle of water. Lots of power outlets which is a great bonus. The breakfast was delicious and had loads to choose from on the menu. The location wasn't too bad. It was about a 12-minute walk into town or 2 bus stops into Bath Bus Station.

I was a little cold during the evening and couldn't find a way to switch on the heating. There was no door on the bathroom and there was a draft coming from the bathroom window so that didn't help.

although the initial first meeting off the property was not great as soon as you walk into the building it’s different again. Very comfortable English presentation. Room had a double bed which was very comfortable for us. There was space to relax at the end of a long day. En suite was large and lovely and warm with a deep bath and very good over bath shower. The breakfast were delicious, plenty of choice to order from and you could mix and match. Coffee was delicious! Staff were very friendly and helpful, nothing was too much trouble.

The car parking is tight but there is alternative on street parking available. Hotel at the top of a hill. Walking into town is good but not so good walking back. Information about bus times and what to one’s to catch would have been a helpful addition in the hotel information folder. Not easy to drive around Bath so buses are good to know about

Staff were extremely friendly, very helpful and most welcoming. The breakfast and service was 100% , excellent! The bed and furnishings were beautiful, very comfortable and clean . My only comment would be that although there was a mirror, in the bathroom , room 16 , it would have been nice to have had a full length one either on the wardrobe or one on the wall next to the bed for me to put my makeup on as it was a bit steamy in the bathroom after having a shower putting on my makeup. My bedside reading light did not work and there was a crack in the glass top on the bedside cabinet. Very spacious room and en-suite, however the toilet base had a huge crack and the bath had many old stains around the jets I the bath that obviously couldn’t be removed. There seemed to be no hot water one evening before going to bed. Just a little renovating required in the en-suite, sealant, tiles and fixing the toilet holder, but then this is to be expected in a character building which is what l love. Very reasonably priced and I would definately recommend and happily return to again.

Parking advertised as free (or worded in a way to make you believe that) didn’t question as I was too tired and in a rush but around £10 a night on site for a b&b not in a town centre doesn’t sit well with me. Repairs looked a bit patchwork but it’s a big old property and I don’t stay away enough in the uk to know exactly what spec/standard of room finish to expect for the money.
