The hosts are wonderful and the location is just amazing, with views of the mountains and valley. The room was big and clean (we had a two bedroom apartment without breakfast). Cleaning/changing towels: you have to ask the owners to do it, otherwise for the apartments they only do it when you leave (which is not super practical when you are staying for 1.5 weeks with two children who constantly make a mess). We had no issues requesting this extra cleaning and were not charged for it. We did not book breakfast.

There are a lot of flies in the room. I don't know if it's the time of year or the temperature or something, but there were a lot of them and you couldn't open a window without some noisy flies coming in. Maybe the bins need to be moved a bit further away from the house.

I booked this hotel as a treat when finishing the Karnischer Hohenweg. I wasn't disappointed! There were several email exchanges over queries I had. These were always answered very quickly. The staff were all very friendly and the owners clearly keen to provide a great service. The room was very spacious and comfortable. Breakfast was amazing!! The tourist card that the hotel offers as part of the room price is particularly good value. I would highly recommend the Hotel Garni-Zerza as a base for exploring this beautiful area of Austria and if I'm back in that area would use it again without hesitation.

The bed was comfortable, the garden was nicely set out for guests, it had a large balcony. The owner cooked fresh eggs for guests for breakfast. Excellent garage for motor bikes. The owner pointed out places to get an evening meal, which were a short walk away.

The hot water for the shower and wash basin in the bathroom took some time to come hot. The greeting appeared a little rushed but the owner was busy cutting the grass. In general staff were very nice.

We had a very comfortable 4 nights stay at the hotel. The atmosphere is really chilly, the breakfast is amazing, great selection of food and you can even have a glass of champagne :) the hotel is truly very clean, this was one of the most important features i wanted to share. The spa area was well equipped and maintained, a cherry on the top after a full day spent on the slopes.

Superbly well maintained place – ideal for families, bikers and cyclists. The lady (presumably the owner’s wife) who runs the breakfast setup is superbly friendly and professional.

I was met with a rather disinterested reception upon our arrival. The person who checked us in (presumably the owner) was particularly aloof, unwelcoming and not very friendly.

The warmest of welcomes awaited us and we became part of the Zerza family during our week’s stay. A lovely cosy, well appointed family hotel in a great location.

My only criticism would be the noise transference in the rooms, Noisy guests could be a problem for some, however the hotel do their very best to manage this.

Super clean, owner is very friendly, the 2 bedroom rooms are huge for wife and 2 kids, nice small hamlet, wonderful to walk at night in July after dinner, owner gave us 4 Karnten Card which paid for the Millenium Express cable car!, at the top of the lift is where the Pendolino(mountain coaster) is located and also some nice hiking. This entire area is so great(Karnten, south Tirol, Italian dolomites) we come from NYC and this is the only region we vacation in during the summer in Europe.

Location, very close to ski lift, parking in front of the building, comfortable apartment, balcony.

Bedspring is uncomfortable and obviously old, toaster made a kurzschluss, microwave is not working, there was no any pill for dishwasher.

Spent a week skiing in Nassfeld with our family - booked two rooms, both spacious and clean. The owners were helpful and friendly, the sauna is lovely and the location 5 minutes to Millenium Express.

Missed dinner in the hotel. As there is space and kitchen for breakfast, would be great to have dinner offer. Would be nice if staff knew at least basics of English.
