We stayed here 3 years ago. As the location and the whole set up was great we came back. Staff is very friendly. Swimming pool is nice and clean. Restaurants near by are good.

The past 3 years maintenance was poor. It is all a bit on the edge. The price in relation to the basic room quality is too high. You have the feeling you are lucky that you have warm water or that the taps work. The bed is large but basic. Walls outside are covered with green algae. In short: it was ok but will it be ok tomorrow? We have our doubts!!

The staff were accommodating and efficient with our check-in. The garden is beautiful, and the location is perfect. Every staff member smiled and said hello, which made us feel very welcome.

The room was large, but it would be great if they gave at least two pillows each, as many people like more than one. Also, the curtains did not cover the windows, and the material is white, allowing most of the light. This would not have been such an issue if the hotel did not have lights on outside the window along the whole building. A few minor improvements would have meant that we would have slept well. The breakfast was extremely basic, and after seeing it, we decided to avoid the radioactive red jam and go out and have a special breakfast. Finding a good hotel breakfast is very rare, and I tend to avoid them as I would prefer to pay and enjoy my meal.

Pros Excellent views from the harbor-view room. Our room overlooked a cliff, the sound of waves crashing was a pleasant background/ambient sound throughout. One side of the resort faces a tiny private beach, an alcove really. Accessible only when there is low tide, otherwise it's just steps leading down to the waves. So there was nothing outside the resort. No crowds, all street shops were closed, many restaurants that showed open on Google Maps were closed for the season. So we ended up having most meals in the in-house restaurant.

The most stunning location/views and beautiful gardens. The staff were super friendly and helpful. Especially, Valencia, Poly....infact the were all customer service orientated. Full amenities available. I found the beds comfortable and had good sleep. It's a very nice and relaxing hotel that's close to the buzz of Panjlm

The rooms are in need of refurbishment and more attention to maintenance needed. Paint flaking, furniture worn and pool chairs stained.

The complimentary breakfast was not very good but decent. The in-house restaurant was good. The harbour view rooms are best. The staff was very helpful and considerate.

The property is not the value for money type. A bit on expensive side, the building and plumbing is old and no exhaust fan in the bathroom which bothered me most. My first impression was not great.

Huge very clean room which was the size of a small flat, elegantly furnished and a large balcony overlooking the well kept gardens. Lovely friendly staff throughout. Hospitality staff could not have been more helpful and went the extra mile to take care of me. Nice pool and outdoor dining area in garden surroundings. Very good general ambience out and about in the area.

Next door hotel played very very loud music day and night for various celebrations, totally justifying the 10pm noise law.

Value for money. Amazing location with a private beach. Exactly like what is seen in the pictures. The staff is really helpful. Poly made sure we had amazing masala tea for our breakfast and Vignesh made sure our travel goes hassle-free and whenever required helped us with booking the cab. Food is really delicious. Moreover, it's just 5 minutes walk to Dona paula view point .

Ac and flush weren't working properly in one of our rooms but as soon as I asked for the service it was provided and sorted. I just felt that they should have checked it and I don't have to mention it.

View is excellent. Food is good. Staff was very polite and helpful.

Cleanliness of the pool could have been better. Ambience of the seating area during night could have been better at night. Word of Caution: As we travelled from actual north goa with beaches we were unaware of the strictness adhered to wearing helmet just 100 mtrs away. We were fined for the same and our mood got ruined for the same. More of a family resort.

the location is awesome.the view from our room was amazing.and the private beach was very clean and nice.the swimming pool and private beach are connected.very quiet place.garden well maintained.u can easily rent scooty and roam around.

that the staff asked for balance booking amount within few minutes of us checking in our room.also the breakfast options were limited.it was ok. and the closing time for BF is 10.30 am sp the waiters were in a hurry to close the breakfast.it should b slightly flexible.it felt like a hostel.

Located right at the beach with private access. The pool is overlooking the beach and landscape of the property is beautiful and well maintained. Buffet Breakfast is good. Staff is courteous.

The rooms are vintage and retain the old elegance and charm. However they should be maintained well. The bathrooms are not clean and the shower was leaking. Minor things if set right will make the stay comfortable for the guests.
