Excellent service, very welcoming and personal, excellent room (cleanliness, comfort, space, bathroom, fully renovated, air conditioning, cupboards, spaces, teas, water boiler), very fine Italian homemade breakfast like never seen before, nice coffee and cappuccino, very nice and beautiful rooms and spaces. great view outside the hotel.

I had the window open but – after the very quiet evening - I wasn't aware that the traffic in the morning is really heavy and noisy and regular, so I didn't sleep well in the morning... until in the end I got up and closed the window. The internet was very slow and stopped very regularly.

- Excellent location just above the northern end of Lake Como. Close to both shores of the lake and to Switzerland by car or train from Tirano; - Clean; - Attentive service trying to meet even non-standard customer requests; - Tasty products for breakfast

- Rooms on the street with open windows horribly loud, stuffy with closed windows, air-conditioning too loud to be able to work e.g. at night; - Some elements of the rooms need better maintenance (jamming shower, dripping sink); - Not very functional half-open shower (when bathing half the bathroom in water); - No hot products for breakfast; - The property does not respond to emails prior to arrival; - Possible problem with parking (public parking on weekdays in the day max. 4h).

Room was spacious and clean, good AC and window shades. There were no carpets which was good. A nice little balcony as well. Breakfast was very good even though there were no hot foods like sausage, scrambled eggs etc. but good bread, cheese, yogurt, granola, fresh fruits and sweet pastries. There were something different every morning which was nice! We had a car and there were maybe 4-5 free parking spots for hotel customers but also a bigger parking lot next to the hotel (4 hours parking from 8-20). We really enjoyed our stay and the hotel was perfect for our needs :)

There was a weird shower head or maybe it was just broken. The hotel is located next to a main road so you couldn’t keep the window open because of the noise. There is not much to do near the hotel but with a car it’s a good location to explore Como area!

The room was very clean, with very large & comfy bed. Bathroom was spacious. The room appeared ad freshly refurbished. Fridge and complimentary water were appreciated. Breakfast was great, with fresh local bakery

Presence at the reception is somehow hectic: most of ghettos times it was manned by the people who sldo run the nearby bar…not clear if they are independent establishments. Anyhow, we thought we booked a room with balcony but got one without and it wasn’t clear who to enquire about it

The hotel is modern inside, the breakfast is really good, with local ham, cheese and yogurt, a part from the usual pastry and fresh coffee. The staff is gentle and attentive. The hotel is situated in a great location, nearby the Como Lake and Nature Reserve of Pian di Spagna where you may have a nice relaxing walk and even meet deers, cows and horses. The room had everything you need, all bed linen and towels are clean and new.

One thing we found a little disappointing is that shower didn't have the full coverage of glass door leaf, it was covering only a half of the space so after taking shower the water splashed on the floor.

It's a clean cozy hotel conviniently located to explore small villages around lake Como. Breakfast was better than in other hotels we stayed during this trip. Waitress/manager assistant spoke good English, it was easy to get help from her when needed.

AC unit in our room started dripping water on the last day of our stay. They have a small cafe/restaurant on the ground floor (food is tasty and priced lower than in other places in town, we ended up having dinner there every night) but every time it was a problem to find out what's today's menu - waitress girls had to physically go to the kitchen to check what is offered today. During busy nights it has taken us 15 min just to get this info.

We were so happy here. It was an overnight stop on our way to South Italy. The hotel is modern and really neat . Our daughter loved the wallpaper in our room. It was really cool. The staff wentbbeyond to help us even after our stay when we forgot something. We would go back for sure. Service, quality and comfort were amazing. Thank you. Our daughter loved her bed too!

The only thing we would maybe suggest improving a little is the breakfast. Staff were great but replenishing food likebeggs would be great and possibly a small investment in heaters to keep eggs warm. And to check food availability a little more often but we gotbthere early enoughbto have choice. But really, we loved the hotel and breakfast was not our number 1 concern.

Comfortable and decorative room. Excellent large bed. Excellent large shower. Three bottles of a nice quality shower gel provided. Beautiful monogrammed towels, Two bottles of free chilled water in fridge - one still and one sparkling. Sophisticated lighting control meant one button press from the bed quenched all the lights in one go! Tasty breakfast options with varied fresh fruit salads every day and some lovely breads, local honey and jam to choose from. Top quality coffee supplied from the cafe.

Due to local byelaw [I think] Hotel was not allowed to switch on my in-room aircon, so I had to ventilate by opening windows and the door to the balcony. Quite a noisy location on a main road. No glass provided e.g. to drink the water. Sometimes difficult to find staff on hotel side - had to ask in cafe. On arrival no-one answered the doorbell and I had to enter via cafe instead. No hot breakfast option.

We had an amazing stay. The hotel is in a very central, yet family friendly and safe location. Great restaurants nearby. The hotel staff were very professional and welcoming, they answered all of our needs. The hotel offers a free good gym pass which is located right be the hotel (same building). The room had AC which was a big advantage. The breakfast was adequate.

The rooms were clean and comfortable with a lot of space. The breakfast was great and had a nice variety with lots of choices. Good value for money

The hotel is located right on the road so our room had some car noise but not too bad. The shower was very poorly designed and it is impossible to shower without getting the all bathroom wet which was frustrating.
