Old villa set in a beautiful park in a hill above Fabriano. Good swimming pool. The owner and his family are very friendly and helpful. Fashionable rooms, very sizeable, with painted walls and outside space to read and relax.

The main activity of the villa is organizing events (birthdays and so on) - this may turn noisy at time.

The owner was great, extremely polite and welcoming. Made us feel at home! Loved the dogs. The room was comfortable, clean, good bedsheets. The bathroom had a very relaxing bathtube. There's a beautiful pool with a great view for a summer stay.

The location is not the best for a business trip but for a relaxing weekend is beautiful.

I like the location. A very quiet with good scenery seeing the mountains and valleys. The owner of the villa very professional and welcoming. I did self catering so I didn’t go for breakfast. A place to visit again. I really enjoyed my stay. A beautiful clean pool. A memorable stay 👍🏾👏🏽👏🏽

Friendly personeel and great swimming pool. Perfect for short stay in a quite and calm area.

Myself, my wife and our dog stayed at Villa Gioia for 1 week at the end of May. The road to the Villa from Fabriano is very steep and winding and is not in the best condition. When we arrived we were met by our host the property owner. The host was very accommodating and later gave us tips of what to see around the area. The car park area was about 60 meters from the apartment so we had to unload first then park the car. At the time of arrival the weather was terrible, it was cold and very wet outside. The apartment was chilly inside but after a little heating it was bearable. The accommodation was very basic but comfortable for our needs. We were on the ground floor with a shared entrance to another apartment. The accommodation consisted of one room, a very small kitchen and a shower room. The room had one double bed (formed by two singles together), one single bed, a wardrobe without drawers, a table/desk with TV on top, a two seater divan and two kitchen chairs. We kept our clothes in our suitcases during our stay. The kitchen had a gas cooker, a double sink, a small fridge, a square table in an angle with two chairs. The kitchen was approximately two metres by two metres. The crockery was a mix of various old plates and wasn’t sufficient for self catering. The cutlery was also a mix of various sets. The pots and pans were old but sufficient for a short stay. The oven wasn't usable as there are no trays to put food on. The coffee machine was in fact a mokka there was no kettle to boil water. In the kitchen cupboard there were a number of empty bottles and the washing up clothes had seen better days. Washing up liquid was provided.  No consumables necessary for cooking or eating are provided, so take what you need. The shower room was quite spacious and had a wash-hand basin, a bidet, a WC and a small shower. The shower doors were broken at the base but were still closable. The toilet seat was also broken and moved sideways when sat on.

Fantastic location on the top of the mountain with a beautiful view of the whole city. Rustic villa buildings & garden are super beautiful and a very climatic.

Unfortunately during my visit there were cold days and period - unfortunately heading was not functioning in the room what was a bit uncomfortable as I was forced to wear something like "pyjamas" to manage the temperature. Showe was very small and should be renovated a bit.

The only thing we liked was the pool and the location of the villa.

When we saw the property online we assumed we’d be staying at the villa as that is what they showed. On arrival we found out that the family live there; we were put in scruffy small outbuildings. The bathroom floor was dirty and the curtain so short that people walking right outside would be able to see us on the toilet or bidet, and the other smaller windows had no coverings so there was no privacy. I had to request soap for the bathroom. The mattresses were old and hard, the pillows were dirty and stained and only covered with one pillowcase. We were shocked at how rundown everything looked - even the wardrobe smelt stale when you opened it. There wasn’t even a tiny safe to put passports and valuables, no air conditioning or fan or a small fridge. We were completely scammed as this ‘bed and breakfast’ was more like a hostel then any kind of hotel. Breakfast was included and completely unacceptable; cellophane covered white buns and melba toast with jam - that was it. Nothing was fresh. They’re weren’t any pastries, fresh breads, fruits, eggs or meats.
