Wonderful host. Extremely accommodating and helpful with suggestions for restaurants, sights to see, walking directions, etc. Made exceptions to schedule when we needed them. Friendly and trustworthy. Bedrooms spacious and clean, and beds comfortable. Screens on the window were a BIG bonus! Kept windows and deck door open for fresh air. Several routes to walk in centro. Convenient drive to Parma for cheese tour and farm in Modena for Balsamic vinegar tour. Train to Bologna easy. Modena centro is beautiful and not full of tourists.

Location was convenient for walking, but a little farther outside the true city center than we expected. Neighborhood quiet at night, but need to walk back at night in a group or couple. A nearby park was a good cut-through by day, but not night.

A warm welcome from host Luca It's a quiet, residential area right by a park. On street parking that feels safe Very spatious room and bathroom with comfortable bedding. Everything worked. A generous spread for breakfast given the modest price of the room.

We chose the location so that we could walk into town (and ferrari museum) but also be near an out of town restaurant we'd booked so it was perfect for us, but if all your activities will be in the city centre, you should know that you cross some less pleasant parts on the walk.

The house is really nice and the bedroom is spacious and well equipped. The host are welcoming and discreet. The breakfast is served in a nice room and offers plenty of options.

The nearby park felt a bit unsafe at night (like a lot of park in the world), to join the center of modena, it is maybe better to take the street and not the park

Great location for visiting Modena and neighborhood. Easy to access, quiet neighborhood. Walking distance to Enzo Ferrari museum and city center. There is possibility to have two bedroom room, what was nice while traveling with kids. Good breakfast option and lovely and helpful host.

The accommodation was great! - It's located in a quiet neighborhood, aprox 25 min from the city center by foot (otherwise, there are several bus options near the accommodation, which take you in 15 min to the city center); - The room is sparkling clean, with a terrace; - There are plenty of free parking spaces in front of the location; - The breakfast is more than enough, and it includes a significant variety of options.

The B & B was the best one we stayed at our whole trip. super big room, great breakfast with lots of chooses. THE BED was so comfortable. The host was very nice and accommodating.

Location is my only complaint. It’s a good 20-25 mins walk to town. We had a car so getting into town was easy as was parking. We like to walk so walking home the first night was not a good idea. Otherwise it’s the best!!!!

Location about a 15 minute walk or short car ride from the city center in a quiet residential area, clean, decent breakfast, friendly host with easy communication around check-in times, strong AC, huge bathroom in the Francesca room. Free street parking up front.

Lot of muskitoes outside in early summer at night, so we cooled the room with the AC at night and kept the windows closed at night.

The property is absolutely immaculate, probably the cleanest B&B we have stayed at, so if you’re looking for somewhere spotless this is the place. We walked from Modena train station and Luca kept in touch all the way and met us out on the street. We were shown to our rooms and he explained everything as best he could in English, and I tried to reply in my poor Italian! But the communication was not an issue at all. A full Italian breakfast spread was laid out in the morning and we felt completely spoiled. Luca is an absolutely lovely man, and I think hosting comes naturally to him. We hope that his business will continue to grow over the years as his branding is excellent. If you’re paying a visit to Modena, or using it as a base to go to Bologna or Maranello, or even Parma or Sassuolo, this is a wonderful place to stay. PS when we left Luca to continue our journey through Northern Italy, he had the courtesy to quickly get in touch with me to tell me we had left my wife’s wedding ring in the room, so I was able to quickly turn round and collect it, that could have been an expensive mistake! Thanks Luca, an absolute gentleman.

Breakfast was fine. You could eat as much as you wanted. The coffee was excellent. The balsamic vinegar - we had no idea of its value to Lucca's family. We tasted 60+ year old vinegar and this was equally as amazing.

The location was perfect, our room was spacious, cool and oh so comfortable. Our host, Luca, was charming and helpful. The breakfast was amazing!! We shall definitely stay again x
