we went in off season so the outside facilities were closed - it is on a huge property with tennis courts pools and maybe trails - looks like you could stay for a week but your really close to Rome and a couple miles from Reiti— they must do weddings there — a slightly dusty grand old hotel - dusty=old

for our needs in the city if reiti would have been better

The location is superb, the Villa itself is historical and charming, with a great dining room and a lovely terrace. The staff is kind and the service is very good. Very clean. Dinner in the restaurant was great. The rooms are a bit outdated perhaps and have no coffee / tea making facilities but this is quite typical of Italy. They were very clean and the bed was comfortable.

I tend to like the option of making a cup of coffee or tea while in the room. Perhaps a kettle is available upon request, I did not ask.

The hotel is in an 18th century hunting lodge and is therefore in a really interesting building. Many if the original features can still be seen. In mid September it felt like we almost had the hotel to ourselves! Staff were very helpful - we were on bikes and the hotel restaurant was closed on a Monday as were most of the restaurants in town. But they found us a restaurant and a taxi (there’s only one in town!).

Shame that the hotel closes its restaurant on the day most of the restaurants in town are closed.

Elegant period hotel in historic mansion overlooking Rieti. It is 3 Km within a large park location....which the entry road was, unfortunately, most difficult to locate. Very tranquil setting with spacious rooms and excellent and helpful staff. Very good breakfast.

Typical hard Italian bed and pillow which I personally find uncomfortable. Large attractive room but without a suitable table or desk to write on.

Amazing place in wonderful park. Tranquil and stunning. Staff extremely friendly and helpful in every aspect. The room was impressive and large and so was the bathroom. Everything was just perfect. Dinner in the garden, breakfast on the third floor terrace (with stunning views). Plenty of parking. And the suitcases were brought up to the room (we panicked at first when we saw all the stairs). Only regret was that we could not stay longer.

We've stayed at Villa Potenziani multiple times now and we love it. The location, just outside Rieti, is surrounded by green and the property itself is stunning, with beautiful frescoes in every hall. Rooms and bathrooms are huge and very comfortable and the breakfast has everything you could want. And the pool is lovely, set aside in the property gardens - it's very large and with plenty of loungers. There's even a little snack bar by the pool, very convenient. We hope to be back soon!

That you have to wear bathing caps in the pool.

This is our third stay and again the hotel met all our expectations. The staff the location the food the hotel itself are all first class. This is our favourite holiday destination of all time.

Everything is amazing here

Lovely, historic hotel in an old mansion. Gorgeous, parklike grounds, really wonderful outside sitting areas to enjoy peace and tranquility. The dining room is really special, though we didn't eat there. Staff was really friendly and helpful, and the pool was large and pleasant. Very clean rooms. Well worth staying at for these things.

The rooms need a little tending to. New bedding and fresh coat of paint. Some of the dated decor could go, and the rooms would be much improved.

A marvellous building, a very large bedroom with beautiful views. Plenty of parking. Friendly staff. Generous breakfast.

No kettle in the room (it's a British thing, we need our early morning cup of tea).

Allways great to stay at this lovely place! Excellent kitchen too.
