New and very clean and in a great location - just under 5 mins walk to the underground / metro. Sweet neighbourhood so you can get a feeling of how the people of Kyoto live. Mattress is good - not a futon, thankfully, though only a double size. Very clean bathroom, usb charging points were very handy.

It would be nice if the on-duty receptionist could sit at the front desk, not behind a closed door- it’s a bizarre set up and feels cold, even though staff were nice. Also, the 4 pm check in time is outrageous - why so late ? Nice that they mind your luggage before check-in time, but considering our room was not serviced during our stay (and I’m fine with this, saves water and the planet) how do they justify such a late check-in time when there’s a six hour window for cleaning vacated rooms from 10 am until 4 pm? Also - no one would have noticed that we checked out before 8 a.m, as there’s no check- out process- felt strange and again, this should be reviewed and I think check-in time brought forward. Staff would’ve had eight hours to clean our room, but there was no way of them knowing.

Very clean room and facility; close to some location restaurants and grocery store. Quiet neighborhood; Very authentic Kyoto streets and temples in the surrounding area. The market street around the corner is easy for luggage to roll on, which could be important if you want to walk with luggage to the JR train station.

We didn't know that market street when on the first day we walk from JR station to the hotel to check in. We walked through a random local street and it was a nightmare to haul the luggage. And we have a LOT! I wish the hotel could have given visitors a heads up since I believe a lot people would do the same, walking from JR station to this place without knowing there is a smoothly paved market street to walk on.

Getting there: We had the JR Pass so we used the metro (San-In Line [purple]) from Kyoto Station to Nijo, then a 10 min walk to the hotel. Nijo station is good for getting to Arashiyama and back to Kyoto for transfers to Shinkansen or other lines to Fushimi-Inari. Quick to get to nearby cities too. We got to Osaka in less than 30 mins from the main station. Location: nice and quiet suburb area which is right next to the Kyoto Sanjo Shopping street. It's about 20-25 min walk to the Nishiki Market and main shopping area, which is nice if you take different routes through the backstreets. We did not eat local but there is a number of small restaurants and a Premarche Alternative Diner which does vegan food if you are that way inclined. I also recommend a quick visit to Shinsen-en Garden temple nearby. There's a 24 hr Family Mart Convenience shop nearby. If you prefer to get away from the hustle and noise of the downtown areas I highly recommend here. Room: Clean and slightly bigger than most Japanese hotels. Have nothing bad to say about the room itself. Was very comfortable and we enjoyed our stay here. Limited hanger space for your clothes, but that's standard in Japanese hotels. Check in is via a door code, then a machine. There was a young man trying to help us out with the check in, but his English was quite limited. Regardless check in was fairly smooth. There were also some free amenities in the lobby (toothbrushes, cotton buds, tea etc)

Nothing really. I will say that there is no secure storage area for bags if you want to leave them. They are left in the lobby with a lock on them. You cannot enter the hotel without a password anyhow, so its probably safe, but my paranoia got the best of me!

Good value and good location. Nice to take a bath in the japanese style tub.

Bed was very firm foam. We tried to order for fresh towels and trash pickup a day before scheduled every 3 day cleaning. The hotel instructions were to pickup the phone in the lobby which we did in the morning as we were headed out for a late day. However beyond telling me that cleaning was scheduled for the following day the only thing the person on the phone offered was that there would be someone at the hotel after 2pm. I would have preferred they took my request as a message to give to the staff rather than tell me to re-initiate my request after 2pm.

We enjoyed everything about it and extended our stay !! The location is amazing, the best actually !! There's everything around you from all sorts of stores (2 min walk) , Rail station (10-15 min walk), bus stop (10 min walk).. The hotel is clean,spotless, and easy to get in and outbwith codes. I recommend this hotel to everyone who wants to stay in Kyoto! Thank you, M's Hotel staff . See you next time! Arigato guzaimasu 🙏🏻

That it didn't have the microwave in our room. We had to go to the lobby every time we wanted to heat our food.

The location was very nice for site seeing. The rooms were perfect for our last minute stay due to weather canceling our other plans. Very clean and quiet.

Traveling there with luggage on public transport was a bit tricky and a bit of a walk with bags. I know an attraction is the contactless entry and exit but I found it to be a problem. We actually wanted to extend our stay after the first night but could find no one to assist us at the front desk during check out time and our room was appearing to be already booked online. On checking in I accidentally paid with a 500 yen coin and that crashed the system and we had to be manually check-in (luckily there was someone present at that time).

Convenient, somewhat spartan but this hotel has everything you may need for a comfortable stay. Room was spacious forJapan .Close to many train stations and next door to a covered main drag with restaurants, supermarkets, convenience stores

Front desk is unattended most of the time, self check in and check out. Someone shows up to assist with self check in around 4 pm. We did not find this to be a problem

It was Nice and clean room. Good value for money. The wifi was fine and checkout was super easy. I Think the location was great, as it was a more quiet, local neighboorhood with several good restaurants, but in walking distance to several bus stops and a metro station

During check-in I had to write several things on a screen with my finger, which was quite difficult and took some time. It would have been easier with a pen or a keyboard+using the finger for the final signature

Relatively spacious, clean room with a window that opens (hooray)! Comfy bed. Great value for money.

Check-in/check-out is almost completely automated as is entry to the property. This would be fine but I booked the day before check-in and none of the check-in codes arrived until after I had checked in... effectively leaving me stranded outside the hotel until someone buzzed me in (the call staff button didn't seem to work either...)

The location is perfect. It is central but, contrary to the center of Kyoto, it’s calm, quiet and local. The room was spacy, a lot of sun light, and clean. Everything works with codes (there is no reception) but it worked out perfectly.

It did not provide pijamas :( nothing to complaint other than that!
