Nice ,clean ,and cheap ,good bed, big balcony and clothes line . Location is good and everything is nearby ,walking distance.

The shower in my room 103 broken ,so it made bathroom wet everywhere,if you have bike there are not much space for parking and need to park in front of hotel right on street

Excellent neighborhood. Authentic. Local people. Convenient 7 eleven everywhere. Friendly, smiling and helpful staff. Cleaning ladies doing a great job. There is a resident frog that does its job as well with the undesirable insects. 555 means LOL in digital Thai Outstanding Receptionist. A very caring gentleman. One of a kind of a professional. He helped me a lot when struggling with the language barrier while filing some official documents. He makes you Feel at home with a sense of belonging to a community. Guesthouse is old but so welcoming and rich in culture. I like this hotel and the furniture for its reminder - back in time. The front yard is an oasis (a haven of peace) ... the rooftop offers great sunrises and sunsets If I ever need a longer period of time in Chiang Mai, I will definitely make it my long term stay/transition... hoping they want me.

Close to Tha Nin market and Chang Peuak (and another local late-night) market. Good value for the low price despite aging furniture. Helpful staff. WiFi ok. Aircon sufficient even in MAR 2024. Choose Queen rooms to avoid water pump sound.

Bedframes are old and REALLY squeaky (couples may want to put mattress on the floor...). Busy street outside often had construction noise at daytime (metal saw), but that is typical of many places in this part of of Chiang Mai. Sundeck with view was closed for some reason. After booking, I received confusing invitations to "pre-check-in" using the guesthouse's own non-Booking.com "ChargeAutomation guest portal," which seemed superfluous and perhaps just meant to upsell products; I didn't appreciate this.

The staff was incredibly friendly and helpful, always going the extra mile to make our stay comfortable. The location around the guest house is fantastic, with plenty of affordable dining options and entertainment nearby. The room was spotlessly clean, making for a comfortable and enjoyable stay. The Wi-Fi connection was excellent, allowing me to work remotely without any issues. It’s a great place for anyone needing reliable internet for work.

There’s no elevator, which might be inconvenient for those with heavy luggage or mobility issues. The guest house is a bit far from the main road and not within a walkable distance. However, the lively atmosphere in the surrounding alley offers enough activity that I didn’t feel the need to venture out to the main road.

Generally a good stay, the staff are very helpful in check-in and fulfilling any needs you have. Good amount of room for a single-person, lovely location which is in convenient walking distance from the old town of Chiang Mai.

Some challenges with getting hot water from the shower, I tried to play around with the heater but it was never that warm. Not too much of a problem as it is quite hot in the summer in Thailand but sometimes a hot shower is appreciated. Also be aware that there is no elevator so if you have trouble climbing stairs this place is not too appropriate.

The staff were kind and helpful. A gentleman on duty at the front desk allowed me to check in a little over an hour early. I was grateful for that because I had a headache and was very tired when I arrived in Chiang Mai. My shower flow was very nice, and it helped me to relax a bit after a long day of traveling. My bed was very comfortable (I like firm beds), and once I got used to the noise outside, I was able to rest. I appreciate that it was easy to communicate with staff at the property. Responses to questions or concerns were prompt and complete. This is a big plus for me because, in the past, communicating with staff at other accommodations was difficult.

I did not pay attention to the location when I booked this room. I was focused on the cheap price. The property is situated on a very busy corner and between high buildings, so my room was very noisy. It was a little hard for me to calm down and rest. Aesthetically speaking, I do think the owners should replace the curtains in Room 401 ( where I stayed). I found tears in both the white and brown curtains that cover both windows. It is important to pay attention to issues like this when people are paying money to occupy a space.

Situated in peaceful part of the city, Ban Kong Rao guesthouse is the perfect place to stay whilst visiting Chiang Mai. Located close to lots of cafes, shops, restaurants and just a short ride to the old part of the city, you wont be disappointed if you decide to stay at this fantastic guesthouse. I actually stayed for around a week at this guesthouse as I visited Chiang Rai for a few days and then returned back to Chiang Mai and booked to stay again, as it was such a great place to stay the first time around. The two rooms that I stayed in were spacious, clean and the beds were ever so comfy which ensured that I was well rested and ready to explore Chiang and what the city had to offer. The staff were extremely friendly and were more than happy to help throughout the duration of my stay at the guesthouse. I was more than happy with the price that I paid for the duration of my stay and thought that it was great value for money. I have to say that I would highly recommend this property to anyone that’s planning on visiting Chiang Mai and wants the perfect place to stay, during their time in the city.

I liked the building style and decoration. I liked the amenities and cleaness WiFi was good The room is very very nice,

The girl in the frontdesk is zero helpful She didn't know about tours for Karen villages and didn't seem to help neither. As if I was annoying. I asked to make up the room after the first night. She seemed disturbed and said something that I didn't understand. When I was back the bed was made, but they didn't change the towels. They didn't replaced the glass used for coffee. They didn't throw the used coffee little bags and of course they didn't replace it I asked for a parking, one reason to choose it. And she told something about public parking or whatever, no idea. I didn't understand what she said. I had to park in the street Don't get me wrong, the hotel is wonderful

In the city, but quiet at night. Walkable to a lot of little shops and restaurants. Well designed.

Nothing to fault the property- the staff was incredibly kind and helpful. The yearly smog that envelopes Chiang Mai from Feb - May had just started and I wanted a room that was a bit more airtight because of my toddler. The room features beautiful wooden doors that close pretty tightly but not airtight - which honestly would be difficult to find in a lot of places because so much is open air due to the great weather. The front desk was very understanding and allowed me to cut my visit short without fuss to find a better situation for us.
