Perfect location in Old Town near Tha Phae Gate for Thai New Year! Quiet at night. Very close walk to Sunday Market which has unique & creative souvenirs. Easy walk to a variety of restaurants and evening music.

It has a homely guest house feel. As a family of 5 with 2 rooms we were situated near each other. The rooms accommodated us well. Especially for us as a couple our room had a good amount of space, desk and chair, A/C and fan, fridge and room service every day which we have not had anywhere else in Thailand (unless you requested it)! Also the staff were so helpful we had various issues with money etc. and they helped us sort everything out immediately. There is free water filling, coffee and tea available. The location is fantastic quiet, but near everything temples, shops, coffee, bakery, yoga classes, and more especially the Sunday night market at the end of the street! Would definitely stay there again.

Nothing really but the shower pressure needs attention in our room and the drain smelt in the bathroom of the other room.

Location was really perfect - easy walk to the sights around old town & to the markets at each gate, plus next to the Sunday night market. There’s lots of amenities nearby- reasonably priced food, a good laundry service, scooter rental, cooking class, etc. No issues with noise when sleeping; got a great sleep. Free drinking water was a great touch! The staff was really kind, helpful and friendly, and always available when needed. There was a fridge in our room & they make up your room daily too which was quite nice!

We hung our towels by the window to help block out any light since we sleep in. Not a big deal

Fantastic property for the price. On a quiet street that links to major streets of the old town so you are a couple minutes walk from the action but peaceful at the same time. Staff went above and beyond to get us checked in early (after some limited sleep on a night train!). Free and secure baggage storage there in case that wasn't an option. Free tea/coffee/hot water facilities in the foyer you are free to use.

Only a few things. AC remote w didn't work very well, took multiple attempts to turn the unit on/off (once on it works well). Also you have to put the key in a slot in the room to activate power, this is standard in most hotels I know but unfortunately power to the fridge is cut if key not present which isn't ideal

Great place to stay in CM for short or long term. I stayed here for about a month. The location is absolutely awesome ... right next to the Sunday night market and Tapae gate, but still in a quiet alley. The owner speaks English very well and was super nice and helpful, and he's a great barber as well! So don't hesitate to get your hair cut here when you stay here. ;) The girl who works at the reception every night was super friendly and helpful too, she gave me so many good tips and helped me practise my Thai language skills. The wifi was fast and stable the whole time. Scooter parking available.

I would recommend for the daily cleaning service to not come so often, but to really clean up a little whenever they come. They tucked in my bedsheets and gave me new towels every day, but only once cleaned the toilet. Also it would be better for the environment to provide water refill for example on every floor than to provide 2 bottles of free water every day. The shower was not very hot in the morning on full power, but on low power or in the afternoon it was. I suppose that is due to the morning being a little cold in the winter so in other seasons you might not notice this.

The location is amazing, close to all the must-see in Chiang Mai. Temples, the gate, and the Sunday market (all within walking distance). You have water and coffee available 24 hours in the common areas and the man in the reception is very nice and friendly.

The bed was really hard. The bathroom was small (at least in my room) and taking a shower at night was very difficult because the water was cold. The rest of the day was normal, but maybe because of the weather, it was hard for the heater to work properly in winter.

the location is great have stayed here befor and recommend for budget conscious traveler this is 4 th visit staff are v helpful the rooms are clean and quite a/c great plus fan.

My bed linene was changed once in 3 weeks when i stripped the bed i think it could have been a little more often when room made up linen not changed. they dont do breakfast anymore but at the price they charge one cant really complain and there are cheap venues closeby

The staff were really friendly and accommodating. Always there to answer questions, sometimes we even messaged on booking.com and they’d get back to me straight away. Free water fill ups along with tea and coffee there which is so unbelievably handy for us budget travellers. Location is great - the Sunday walking st market is literally down the road (less than one minute walk) and so many great places to eat around. Bedrooms are spacious and beds are so comfy (not like the usual hard Thai beds). Very quiet area

The duck sound outside every night was fairly irritating - not sure why they have it or if it’s to keep animals away by using a fake duck sound 😂 I would stay again regardless of this though, just use earplugs

Location was fab 2 mins from the main walking street and Sunday market Bed so comfy and room was great Aircon was the best we.d had Coco was friendly and the lady on reception didn’t get her name would recommend a stay there

No option for breakfast but it did provide hot and cold water plus tea and coffee in room downstairs to help yourself so was happy to have a morning cup of tea

The staff was very helpful. Our room was cleaned every day and we got new towels and water. Onsite barbershop was a nice touch! Location couldn't have been better! Great spot to park our scooters under the portico.

The bed was VERY firm. The shower made strange noises from water pressure changing. Our neighbors were very loud one night (which isn't the hotel's fault) but it was very annoying.
