Some of the previous reviews were less than favourable so we weren't expecting a lot. But as we were only staying one night we weren't that bothered. I have to say that the hotel exceeded our expectations. Sarross, (apologies if misspelt) is the new owner and had only had the hotel five days when we stayed. What a lovely man, so kind and welcoming. The room, as is the rest of the hotel, was immaculately clean and the bathroom lovely with towels and complementary shampoo and shower gel. There was a flat screen TV which we didn't watch and coffee making facilities. The bed was really comfortable with lovely crisp sheets. There is a well stocked bar on the premises. Sarross plans lots of work on the hotel including smart TVs but currently it is still more than fine and a real bonus having free parking. There is someone available 24 hours on the phone if you need anything. It cost £6.30 in a taxi to The First Direct Arena. Would recommend.

A later check out would be nice as 10am a bit early but a small matter.

The location is brilliant its in walking distance of the park, shops and a 10 minute drive from the town center. As my stay was to attend the community carnival it was ideal for me. The bed was really comfortable and a blessing to my joints, room was nice and clean however the carpet could of done with a once over in certain places and some lights where not in use,howeverthe lights where more than enough as it was. This stay was better than expected, as you get what you pay for. This hotel also offers, off road carparking, its small but had no problems with parking as there was quite a few spaces. I highly recommend and will be staying again next year.

The only down fall was the hotel reception isnt available until 12.00pm and when calling the number provided, no one would answer but when able to get hold of staff they were grate, friendly and helpful . Lastly I was looking forward to the bar and restaurant, unfortunately, we did not get to have a drink or sit in the bar as it was not open.

The meals in the restaurant were absolutely beautiful could not fault the food at all. Dont do breakfast unfortunately which is a shame. Down the road from Leeds city centre. Also 15 mins drive from the location of the Emmerdale tour which is why me and my husband booked here in the first place . Lovely comfortable room and beautiful and clean bathroom too. Host was amazing also the young lady serving us drinks was really nice and pleasant.

Was not keen on the road itself looked like a dump on the other side. But once inside the hotel that didnt matter to us because it was beautiful inside and thats all that matters to us.

We had several things we needed help with. The guy on reception was fantastically helpful at getting these things sorted out for us. We needed somewhere cheap within easy travelling distance of the West Indian Centre. This was by some margin the cheapest hotel in the area.

The room was small. The radiator wasn't working so initially the room was cold. But the very helpful member of staff got us a good portable heater.

The room was great, with a desk, kettle, en suite. The bed was super comfortable and the WiFi was good There's lots of food options near by for dinner, and a supermarket within a 10 minute walk

The staff/family tended to talk really loudly in the hallway. It was slightly distracting while I was working, and during the early hours of the morning one night when the staff were dealing with a difficult guest (the guest issue was not their fault at all, but the loud talking between the staff, after the guest had gone to bed, meant the disturbance went on for longer than it should have)

The hotel itself was lovely, very spacious room, comfortable bed, working TV, and wardrobe space

The place itself didn't look much like the pictures used however, things do change and this did not cause an issue at all, some of the lights in the room didn't work and the blinds weren't screwed on propley but all things which are easy fixes and didn't cause a problem for our stay

As a female travelling alone, which can be difficult,, the gentleman who checked me in was really friendly and kind. My room was very comfortable - great bed with really soft sheets. All super clean. Had a great nights sleep. Really good shower.

Room could do with some decorating but nothing major. Bathroom is a bit dated but incredibly clean and all.worked great.

The hotel is in an good location, close to plenty of shops and only a stones throw away from the medicine museum. The lobby, restaurant and bar are stunning and I was always greeted with a smile. The food is absolutely gorgeous. Bathroom in my room was more than adequate with soaps, shampoos and linen/towels etc provided. The bed has to be one of the most comfortable beds I've slept on in a while and I thoroughly enjoyed my stay. There is a roof terrace for easy access to the free car park and beautiful onsite sheesha bar. TV in my room, along with desk/chairs,, wardrobe, bedside drawers, mirror, tea and coffee facilities.

Although i cant fault the cleanliness of the hotel nor my room; The decor in my room needed some TLC. The hotel could be a bit noisy with foot traffic through the night and although this is of no fault of theirs, it did dampen my stay due to disturbing my sleep. No hangers in wardrobe but when asked at reception were provided.

The rooms were extremely clean and not a speck of dust anywhere, even checked the blinds and nothing there. There were no smells or dirt anywhere which was very nice. The staff were very friendly and helpful. Did not need to pay for the parking which was thoughtful of the owners. The location was not far from the city centre and a bar is downstairs if anyone prefers that. The overall atmosphere was very warm and welcoming!

The windows definitely need some double glazing cause it sounds like they're open and you can hear the cars outside as if the windows were open. You can feel the springs a little in the mattresses but the overall quality of my sleep (and my family's) was very good. The lights on the wall flicker sometimes but the lamp and main light was fine so did not need to put the wall lights on.
