Great pool, great breakfast, friendly hosts. The breakfast is by the pool and was really enjoyable with local produce. Great spot to take a break on your way from the east to the west coast. In the middle of nature, close to Modena and Parma. Even closer to the little town of Carpi where we had some very nice dinner at a restaurant called Ma Lò.

May be in need of a bit of renovation soon, but everything was still in order.

If you are looking for a cozy, friendly place to stay, look no further. The host Mauro and his family are super kind. The rooms are spacious, good bed, great shower and we even washed our clothes in the washing machine. The breakfast was lovely, home made cake, toast and more! No restaurant at the property but no worries there is a nice restaurant pretty close by. Fantastic place to stay at.

We stayed at the B&B for one night. The house is very cosy and the room was big and clean. The pool was very nice but a bit too cold to swim in (end of September). Mauro was an amazing host and very prepared to help! He speaks a lot of languages (French, English, German) so it’s easy to communicate even if you don’t speak Italian!

We expected a little bit more from the breakfast, based on other reviews. It was a typical Italian breakfast with coffee, a few pastries and some yoghurt. Some fresh fruit and bread would be nice!

This place is owned by a very polite man, whose attitude and attention are at highest level. The cleanliness of the place, the quiet surroundongs and a clean pool was everything we needed to get a good rest while browsing around the Nothern Italy. We felt very welcome, we were advised and received the recomendations for the dinner. 10/10. Sincerely.

Mauro and his wife were absolute sweethearts. They are adorable and very welcoming. We had an amazing stay, everything wa perfect to its core. We enjoyed the breakfast and the villa and had a calm and relaxing experience around the pool and a perfect night in one of the beautiful rooms. Thanks again for everything.

Mauro is one of the best accommodation provider. he managed every request or question, is very helpful. the facility is expensive decorated and maintained. breakfast was good and on time. Highly recommended

Villa delle palme with its shady gardens and pool provided a perfect place to unwind after a busy week of sight seeing in 30C + temperatures. We enjoyed local excursions for dinner and sightseeing to Carpi and Modena too.

Key assets for any B&B were perfect. Solid bed, comfortable Cs s Cs hower, stable WiFi, nice breakfast and Mauro’s dedicated hospitality.

We booked a quadruple room for 2 nights, wich consisted in fact of two rooms, a bathroom, a kitchenette and a dinner table. The property is beautiful, with a nice swimming pool and the most helpful owners (thank you Mauro). Breakfast is served on the covered terrace near the pool. The property is approximately 50 minutes from Mantova and 30 minutes from Modena. Highly recommended!
