The house is cool, location is good. Kitchen facility and tableware are well-prepared. The bed and quilt is comfortable. Neighbors are friendly.

The whole house was full of dust, on the floor, on the window sill and in the air. Wish there were some cleaning tools that we can clean by ourselves. The smart key was not working as everybody said. I could not contact any crew by Line instantly, until my husband found the compony phone number and called them to solve the problem.

Staying in a traditional Japanese home yet with all of the modern comforts is not something I ever expected to experience as a traveller from Australia, yet that is what we experienced staying here. The home itself it absolutely fantastic. Upon first walking inside we were all impressed and enjoyed finding the different parts of the home. The location is very convenient and we’re able to walk to almost everything we did during our stay in Kyoto. The wooden bath was an absolute highlight - I wish I had one at home! The bathrooms and toilets were all fantastic and the kitchen was very well equiped. We used the second bedroom area for yoga in the morning. Overall, a magical place to stay in a city as historic as Kyoto.

Like all beds in Japan, these ones are incredibly firm. At night, the noise of traffic is easily heard in the front bedroom. For safety, it would be good to have a light illuminating the stairs more effectively (the current lights casts a shadow on the dark and slippery stairs). None of these things prevent our experience from being a 10/10 however.

Having lived in a similar machiya in Kyoto for several years in the past, it was like going home.

According to traveller comments you have had a continuous problem with the door code not working and have not solved it. we experienced it as well. The result was we had to switch to a key. However, that meant that people could not go out separately as there was opnly one key. This is really unacceptable given the price you are charging.

The home is absolutely beautiful. I wish I could cut and paste to my own home. I used the face cleansers and moisturizers provided and it drastically cleared up my skin in 3 days. I ran to the nearest POLA looking to buy them all but sadly it’s a hotel exclusive. My family and I enjoyed our stay immensely. It was close enough to walk to the restaurants and shops and temples but far enough to enjoy the quiet at night.

It was difficult sometimes with the digital key responding. There is a bit of a lag so you have to be patient.

This house is amazing. If you are looking for staying in a traditional Japanese house while having a high-tech equipment - this is your place to stay. The beds were comfy, the living room was idyllic - you could sit and relax there after a long day looking into a small garden. The bathtub was also really nice to have. Great location - much recommended to stay there :)

Safety Hazards: This ryokan prioritizes danger over comfort. The second-floor toilet has an elevated design with a low metal railing and a cracked glass panel. My young niece nearly fell through the entire second floor! All eight of us were forced to use the first-floor toilet due to the unsafe second-floor option. Unannounced Construction: The owner completely failed to disclose major construction happening right next door. We endured constant drilling and hammering throughout our stay, making it impossible to sleep peacefully. The dust and debris were horrendous. This blatant disregard for guest comfort reveals the owner's selfishness. Communication Breakdown: The check-in process was a nightmare. Despite clear instructions about a pin code for key collection, the owner insisted there wasn't one. Upon arrival, we were locked out and had to call them, only then receiving the access code. Utterly ridiculous! Inflexible Check-In: A strict 4 pm check-in was enforced with zero flexibility. There was also no luggage storage available at the ryokan, forcing us to pay for lockers at the train station. Additionally, after providing passport copies for all eight guests, we had to manually fill out a lengthy online form with everyone's details weeks before arrival. This is incredibly cumbersome - why couldn't the owner have filled it out themselves with the information already provided? Unhygienic Conditions: The utensils and cups provided for tea and coffee were filthy. Upon washing them, we discovered a layer of grime stuck to the bottom – absolutely disgusting! Cramped Living Space: The ryokan is falsely advertised as suitable for eight guests. In reality, it's cramped and uncomfortable for more than four to six people. There's barely any room for luggage, let alone relaxation. Stay Away! For these reasons, I strongly advise anyone looking for a safe and enjoyable stay to avoid this ryokan entirely.

We absolutely loved the look and feel of everything in this house. The quality of architecture and details were absolutely fantastic, and we loved arriving home each day to relax in such a thoughtfully appointed home. It was just two of us, and it was very luxurious to spend time with so much space after so many small, cramped hotels. The cutlery, cups, plates and everything were very high end, and we enjoyed the luxury feel of the heated floors, bath, etc.

We have a few items that weren’t up to our expectation with the cost of this luxury rental, however everything was resolved. They are as follows. After booking, we were asked to pay another fee that is a lodging fee. This type of fee is always so ridiculously frustrating, and after paying over $3600 USD for 10 days, the last thing I want to do is have to pay separately another $75 for some tax. Just add it into the sum of the stay! After booking, I was sent a link saying this would open the door. After clicking on the link, it showed a space where I’m supposed to enter a password in order to open the door. The fact that I knew no one would be around when we are arriving after an extremely long day of traveling, the last thing I wanted to do is worry about being able to get into our place—a reason I’ve stopped using Airbnbs for shorter stays. Luckily, they provided a key box that worked perfectly. However, I tried the URL link, and could never get the door to open with the link and information provided—and I’m a techie. During our stay they arranged for two cleanings for us. The day they were to come clean, they said we couldn’t arrange a time, so we left the home and stayed out between 10am-4pm as shown in our confirmation. We moved everything out of the way, packed things up, in order to receive a full refresh after our fourth day stay. Upon entering the home, nothing in the kitchen had been wiped down, beds weren’t made, so I immediately called asking why no one had come clean. They informed me that they only do a refresh of garbage and towels in one of the two cleanings. The ‘full refresh was scheduled for the 30th, just two days before our departure. I couldn’t comprehend how they would think that doing the main cleaning would be desired with just two days left. The unfortunate part was the towels they left smelled as though cigarette smoke.
