Great location, close to lots of restaurants and night life. High quality appliances, clean and modern. Laundry facilities were great. Felt very secure and safe

The room didn’t have a lot of space, and the beds were a bit hard and uncomfortable.

The apartment is well equipped and excellent option for traveling with friends. The place is located near Downtown, Nishiki Market, Heian Shrine and Gion...all of them at walkable distance. Staff is friendly and the check in process was simple. Many people complain about the process to collect the property keys, but the reception is just in front of Kyoto Station. Please read the instruction carefully, it's easy to access it.

There is nothing to complain about; I have stayed there 3 times. Note: Be careful when closing/opening the door. The alarm could be triggered if by any chance, you open the door when the automatic system is closing.

We are very happy with our stay. Perfect for family in term of location and facilities. It is nice and quiet, and yet everything is within walking distances. There are 2 connivence stores around the corner, subway train station is 3 minute away. Main shop area is less than 10 minute walk. Laundry facility is very helpful. The dryer in the bathroom is definitely a bonus too after coming back from the snow and clothes still wet. Staff at check in was very helpful. Free shuttle bus from check in office to the hotel makes our lives so much easier when we have luggages.

It was compact but had plenty of room to sleep, beds comfortable, bathroom and shower great. There was even a mini kitchen, and laundry on site (with air dryer in bathroom too if I recall correctly.) We ended up shifting a block away and paying double for a larger apartment just to try but it wasn’t because we were uncomfortable in the least just for the variety. Staff at office were nice as was the driver of the shuttle that takes you from near station to location. The area is walkable to a lot. Hard to imagine a nicer balance of strengths for the money!

The walk to the office was not easy to do via Google maps and could have been more clear in instructions (I suspect there was a shorter path maps didn’t know of.) The room itself didn’t get a view or much natural light but it wasn’t a deal breaker. Some restaurants in area were reservations only but the one next door didn’t seem to be.

Walking distance to old town Kyoto and the KH line subway at Sanjo. $10/day bike hire also a great deal. Laundry on first floor 300 yen per wash and you can dry in your room if you have time as the dryers charge about that per 30 minutes which soon adds up.

Elevator weight sensor faulty, measuring our family with bags above the 450kg max which was way off. One of us had to take the stairs or wait. The sink cupboard area could do with additional lighting to increase visibility of washing dishes and supplied tea towels for drying dishes would be good. Sofa bed was hard and uncomfortable, but aren't they all?

The kitchen utensils were enough for cooking. Room was spacious for 3. Amenities like bathroom products, clothes hangers and storage space was enough. Had a big balcony to dry clothes but we did bot use it since it was winter time. Had 3 washing machines and dryers at level 1 for convenient washing plus luggage storage in the same area. In a slightly inner location which was quiet, takes bout 2 mins to walk to main road and to take bus. It is within walking distance 500-700m to Gion area

Would be better if more hangers in the bathroom and dish rack above the sink

The bathroom is very clean. It had portable stove, microwave and a fridge with freezer and an electric kettle. It had a Queen bed, 1 larger sofa that could fit 2 person and a 1 person sofa bed. It is also walking distance to train station and restaurant and shops.

When opened the door we immediately caught an odd smell. It was only by the door though, i guess it was because it was raining and the floor soaked up the water from the shoes of previous guests. It was clean but I wish they have done something about the smell. Thankfully it didnt affect the rest of the room. But every time we come back to the room or go out we can smell it until our last day of stay.

There is washing machine n dryer, so important for traveller since wash of clothing is very important. Throwing of rubbish is also convenient since there is a already a allocated bin at ground floor outside of the hotel

The sofa bed is slightly on the hard side given that there wasn’t much cushion. Prefer to have a softer cushion or mattress over lay on top of it. After the sofa bed is launched, there isn’t much space to walk especially for those who sleep on bed wanted to visit the toilet

My family and I liked the room a lot. The entry was quick and easy. It was fairly sized and had all the cooking equipment. It was clean and had a modern design. The Sanjo station is on a short walk from the hotel along with a market after crossing the bridge.

I didn't like the check in process of having to go to another location because I am bad at directions. But they did provide a free shuttle bus to the hotel so that was nice.
