Great location, close to lots of restaurants and night life. High quality appliances, clean and modern. Laundry facilities were great. Felt very secure and safe

The room didn’t have a lot of space, and the beds were a bit hard and uncomfortable.

Very clean and modern, and very spacious for Japan. Central check in was nice and quick and free shuttle bus to the Hotel was a very welcome bonus. Microwave in the room, nicely equipped kitchenette. Really good toilet/bidet! Location was insanely good, just a few minutes walk from bus, metro and Gion district and generally just a really pretty location.

The door that separates entryway from the room proper is silly. It's always in the way, whatever way you open it. Especially for bathroom exit, you always need to wrangle it twice. I was so close to unhinging it for our stay.. I don't see why you should have that door there anyways. The other big minus, which after several more hotel seems to be common in Japan.. Is no storage whatsoever. No shelves, no wardrobes, nothing but a few coat hangers. With the limited floor space it becomes increasingly difficult to live out of a suitcase, especially for 7 nights. Even in the bathroom, there was plenty wall space where one could fit a shelf to at lest put a few toiletries or a cosmetics bag, but there was nothing.

Good location away from the main central area, close to a subway station for access into town etc but over all various close walking distance temples/shops/restaurants and overall not far to walk to others and into the main town if you like to walk. Free shuttle to the location was a bonus to get us all used to the location. The reception staff were extremely friendly and informative. The hotel has limited cooking facilitates in the room (small induction hob) with a selection of pans for quick simple food preparation, plus a decent sized fridge and freezer. The building also has cloth washing and drying which is a bonus if travelling light.

Overall we have no complaints, and nothing that we did not like. Furtherly decent place to stay.

The room was modern and clean. The price was slightly better than most hotels of the same quality. My wife really liked the modern bathroom. They do include a driver (not a taxi, but a professional driver dedicated to working for them) to get you from the reception office by the station to the property. Another thing we liked was that the whole building is theirs. I have been in AirBNB's in some places where 99% of the building tenants are permanent and one guy is breaking his lease agreement by renting out his apartment. You can feel the resentment from the other tenants. This is not the case. Here they own the whole building. All of the other people staying there are like you, on a vacation or business trip. They have a laundry room and bicycles for rent. We would have rented the bikes if it hadn't been rainy season.

This is minor, but you have to make your way from the train station to their office. They do include a ride to the property after you complete your paperwork, but still you have to go there and if your travel companions/family are tired, that is a minor downside. The redeeming factor is that a staff member walks you out to meet the driver and the driver actually helps put your bags in the van.

They had everything that we needed. The location, comfortable bed, cleaness and the most importantly bike rental!!! We enjoyed the bicycle all around the city. It is so much easier to go around in the neighborhood. You just need to park in the designated place. That is the hard part. Walking distance to Gion and Nishiki market. We really enjoyed staying there. Highly recommend. Checking in in another location can be little confusing but they sent us very good description to find the place and they provide shuttle service so it is even better. The employees at the counter were very friendly with perfect English and the shuttle driver was so so friendly and tried to tell us popular places around using google translator. I was very thankful.

It was very tiny space. But very understandable for Japan’s accommodation.

The apartment is well equipped and excellent option for traveling with friends. The place is located near Downtown, Nishiki Market, Heian Shrine and Gion...all of them at walkable distance. Staff is friendly and the check in process was simple. Many people complain about the process to collect the property keys, but the reception is just in front of Kyoto Station. Please read the instruction carefully, it's easy to access it.

There is nothing to complain about; I have stayed there 3 times. Note: Be careful when closing/opening the door. The alarm could be triggered if by any chance, you open the door when the automatic system is closing.

We are very happy with our stay. Perfect for family in term of location and facilities. It is nice and quiet, and yet everything is within walking distances. There are 2 connivence stores around the corner, subway train station is 3 minute away. Main shop area is less than 10 minute walk. Laundry facility is very helpful. The dryer in the bathroom is definitely a bonus too after coming back from the snow and clothes still wet. Staff at check in was very helpful. Free shuttle bus from check in office to the hotel makes our lives so much easier when we have luggages.

It was compact but had plenty of room to sleep, beds comfortable, bathroom and shower great. There was even a mini kitchen, and laundry on site (with air dryer in bathroom too if I recall correctly.) We ended up shifting a block away and paying double for a larger apartment just to try but it wasn’t because we were uncomfortable in the least just for the variety. Staff at office were nice as was the driver of the shuttle that takes you from near station to location. The area is walkable to a lot. Hard to imagine a nicer balance of strengths for the money!

The walk to the office was not easy to do via Google maps and could have been more clear in instructions (I suspect there was a shorter path maps didn’t know of.) The room itself didn’t get a view or much natural light but it wasn’t a deal breaker. Some restaurants in area were reservations only but the one next door didn’t seem to be.

Walking distance to old town Kyoto and the KH line subway at Sanjo. $10/day bike hire also a great deal. Laundry on first floor 300 yen per wash and you can dry in your room if you have time as the dryers charge about that per 30 minutes which soon adds up.

Elevator weight sensor faulty, measuring our family with bags above the 450kg max which was way off. One of us had to take the stairs or wait. The sink cupboard area could do with additional lighting to increase visibility of washing dishes and supplied tea towels for drying dishes would be good. Sofa bed was hard and uncomfortable, but aren't they all?
