The hotel is modern, yet retains the Japanese spirit. The rooms are comfortable, and the hotel itself is very quiet and serene. We slept so well ! We loved the breakfast and the possibility of getting a beverage and hanging out at the reception area after a long day of running around Tokyo. This was our second time here, and the kids couldn't wait to get back to their favorite hotel. The staff is kind and courteous, and the hotel is such a homey and fun place to be. It is located within 1 min walk to Ōtsuka station (Yamanote line), so it is really easy to take train to all the places of interest. There are so many cute little places to eat and a convenience store with ATM right across the street. We highly recommend it !!!

Excellent location — just a 2-min walk from Otsuka Station on the Yamanote line. Thoughtfully designed room to maximise space, with a spacious loft sleeping area and sofa-bed at bottom level. Floor space is generous — we had enough space to move around even with our multiple pieces of luggage and bags! (which is not the norm for Japanese hotel spaces...) Very comfortable for our family of 3. Great area surrounding hotel (not overly busy as with major train stations), with many family-friendly eating options, convenience stores and supermarkets. This hotel exceeded our expectations and we'll be recommending it to family & friends!

There are only 2 washers and 2 dryers for the hotel, which is too few for a hotel this size. Had to queue to get laundry done in the evenings, which is the time most people do theirs after returning from a day of outings. There was a long wait to use the dryers as it would take 1.5hr (3 cycles) to get clothes decently dry. We ended up doing our laundry at 6am. :]

We had breakfast on our third day, but should’ve had it more! Value for what you got was very good, and lots of variety to choose from We especially found the location very convenient being a two minute walk from a major line on the train system. It was especially easy to get to the airport from this location as we just hopped on the bus, which was one stop away from our hotel. I really special treat was finding delicious high-quality, and extremely affordable sushi restaurant within the block. I wish we could go back today. We truly enjoyed our stay at this hotel.

Fantastic location, beautiful clean room. This hotel exceeded the expectations of the whole family. 100% would recommend and will definitely book again when we return to Tokyo. The area surrounding the hotel is fantastic too. Not too frantic and just a short train ride to the main hustle and bustle of Tokyo.

The staff were very friendly and helpful and the rooms were very clean and functional. It was quite unique having the sleeping on a mezzanine above a living area which worked for us but had to be careful not to knock your head with the low ceiling. The beds were comfortable but you had to climb up stairs to get to them (which was fine). We enjoyed Otsuka as a location. It is on the Yamanote line which is handy to all the main tourist areas but it is away from the centre of Tokyo. It is quiet and had a nice character. The hotel is very close to the station so that is also convenient. There were plenty of places to eat and the breakfast was delicious - delicious rice risotto or full American breakfast. They also have a fun dessert with Saki for when you come back in the evening.

Some of the staff speak good English, and very helpful. The location is excellent, and the hotel room is really clean

There is one receptionist staff (man), who rudely told us the hotel does not do hotel-to-hotrl luggage delivery. This is very unusual, so I asked further. He deliberately pull out sheets of laminated paper in Japanese, and told me they only do airport delivery. He lied while pointing out the sheets, didnt even give me a chance to browse them Later on that day, I asked another staff (woman), she explained they can help with luggage delivery, even gave me 2 options, and recommend the cheaper and fastest one. That receptionist guy should be fired

The location was so convenient, being right infront to Otsuka station. The area had a good amount of eateries, and was a nice break from the other busy areas such as Shinjuku or Shibuya. The room was also very tidy and a perfect size for a family of 4 (8 and 4 year old children).

The linen for the bottom bed does not quite cover the whole mattress. We asked for a second doona, but was unfortunately not available. The sheet for the bottom would come off overnight as it was not a proper fitted sheet. However, it was a good size for children.

Cool design, very nice breakfast with plenty of coffee, great location on Yamanote Line but in one of the quieter neighborhoods with the old-school Toden train running through the neighborhood for extra-quaintness. Rooms were extremely clean and nice.

The room design with the bed lifted above the living room space was a little awkward. Most adults would have to stoop to enter the living room space, then have to crawl carefully up the little stairs to the bed space above it. Ultimately, it's a minor inconvenience, and does lead to a very cozy peaceful sleep up in the loft. But I wish the ceilings were like 40-60cm higher!

The room was small but space was efficiently used. Bathroom & separate toilet were very clean. Comfortable beds & the loft was unique. Our son loved watching the trains out the very large window. Friendly & helpful staff. Good amenities including the laundry room, sitting area & live music downstairs each night. Rooms were quiet & very comfortable if you remembered to duck & not bump your head. Conveniently close to the Otsuka Train Station on the Yamanote Line. Lots of food options very close by...

Didn't consider how dangerous the steps leading to the loft would be for our 2 year old - they are quite steep & no railing so we had a couple of early falls but eventually he got used to it.

Great location on the Yamanote line (easy access to most of Tokyo), and large space for the price by Tokyo standards. Staff were very friendly and the amenities (laundry, wifi) were easy to use. The space itself was very clean and made great use of the room to maximise living area.

While the floor space is very large for a Tokyo hotel, this is due to the loft style sleeping area. We kept a running total of the times we banged our heads on the ceiling in the lower lounge area - definitely manageable and a clever way to maximise space, but anyone over about 6 foot would find it challenging! The only other downside (and this is totally outside the control of the hotel) is that there aren’t many breakfast places nearby that open before 10am, so if you like a morning coffee your options will be limited (although all excellent!).
