Everything is very good.Great showers . Ac clean. Clean hotel. Lovely staff. Peaceful place. Value for money. Perfect location near Hilton and soi 94 1 mile away. Balcony area for smokers and to dry clothes. Comfortable beds. Elevators quick service. Safe sound and no traffic noise. Have scooters to hire, and everything is nearby. Bars restaurants and taxis The prices are very cheap and the service is very dedicated to the guests. I'd recommend it for everyone. My second stay there and I'll only book there in future. Many hotels are available, but to be honest, this has been the best so far for me.

Everything is great...nothing not to like.

No smart televisions in rooms. Channels limited. Breakfast a little limited but still fine.

Smaller size hotel right in the middle of the city, nearby sightseeing activities can be done by foot. Hotel is very well run, exeptionally clean and the rooms basically have everything you need. Good quality of bed, not to hard / soft. Staff is very helpful. Can park you car safe inside the hotel facility. Swimming pool on the roof is great. Friendely staff.

Nothing serious actually, but if I have to mention 2 things then breakfast is in an adjacent building with two steep stairs up which could be difficult for people with reduced mobility. Also noise here from traffic on the street is quite loud. Small gym at the pool wasn't electrically connected and looked like wasn't used for long time.

This small hotel just a couple blocks from the main street in downtown Hua Hin is now my favorite, go-to stay in downtown Hua Hin. All the good things you'll read in the recent / prior reviews are absolutely true and accurate. Newer property, very well-kept and clean, very friendly and hospitable staff who speak English, simple, basic but comfortable rooms with good air con, mini frig, and reliable wifi. Also props to the room cleaning staff, who serviced my room very promptly whenever I went outside in the mornings. This is not a luxury property, but still an excellent value and quality for reasonable rates in a great location.

The Booking.com rates included a very basic hotel-provided mini buffet breakfast that I tried once, and skipped after that. Just a couple of very basic hot dishes, OJ, tea and coffee, toast and cereal. All in a non-air conditioned room in separate adjoining building to the hotel that faces onto the main road and gets quite noisy from the road traffic below. I'd have rather had a slightly lower hotel room rate and been left to make my own breakfast arrangements.

One word: impeccable. Two words: impeccable and spotless. The place is so clean that I had to remove the fridge from its positions (I dropped something there...) and even behind the fridge it was spotless... The hotel is simple but super comfortable, with a nice terrace and a pool overlooking a lot of Hua Hin, and close to the beach. Breakfast is not the highlight of the place, but it is sufficient. All in all, this is a great option for Hua Hin. If Hua Hin is a great option for you, that is a different question. TL;DR: it is not the paradisiac Thai beach of anyone's dream. As long as you know that, it is a nice place.

Nothing really. Hua HIn is not the most interesting place in Thailand (or the second most, or the third most...), but it is nice enough, and the hotel itself is just great.

The staff make this place. The lovely lady who greeted us each day at breakfast. So kind and helpful. Mr One (we think that was his name) he was always there, all through the day, lovely young man. Room was immaculate. The girls who cleaned the rooms were a delight, always smiling and happy to help. Pool was brilliant, and clean. The hotel is still small enough not to lose the personal touch. If you are staying in HuaHin, this should be on your list. Close to the night market, beach. Oh and the price.. true value for money! We will be back that's for sure!

Having to pack up and leave!

The rooms were comfortable and cleaned daily by very friendly staff that greeted me each morning. The buffet breakfast was more than adequate and the dining room staff were likewise friendly and helpful. The rooftop swimming pool was refreshing on hot days and has a great view. The seating area around the pool was also a comfortable place to spend some quiet time in the morning before heading out for a day of sightseeing. The location of the hotel was very convenient. It was only a short walk to the beach, restaurants, shopping and nightlife.

The electricity in the room is only activated when the room key is inserted into a slot just inside the door. I understand that this is to prevent the air conditioning from being run all day in an empty room. The problem with this, however, is that the refrigerator also does not run without the key being in this slot. The water that I was keeping in the fridge would be warm when I returned from my day.

Brilliant location, great bed and rooms. (Beach in walking distance each way and 7 eleven and supermarkets very close. Night market a 10 minute walk up the road. ) Bedrooms and bathrooms were super clean and presented the same each day,( the girls were amazing). Breakfast didn’t have a massive amount of choices, but what they did have was really flavoursome and a varied choice each day with the Thai food. We had previously stayed at the Ibis in Bangkok and had breakfast each day there, and this killed it hands down. Pool really good and cleaned each day.

Nothing to dislike.

Overall extremely comfortable stay. The room was simple but stylish, immaculate condition and cleanliness, silent and efficient aircon, separate bath and shower with good water pressure and stable temperature, great bed and pillows, a bit of noise from the main road and once from neighboring room but reasonably quiet. The staff was great. The location was very central but it looked better on map than it was: yes 5 min walk to beach but that was the nastiest and extremely overcrowded section with 1000 sunbeds over-packed next to each other, yes 5 min walk to Soi 80 or Soi Pintabaht bar streets but in reality they were "red-light" streets and below average even at that.

The views were to opposite condo, which is worse than to opposite wall, because the people in the condo see in your balcony, and inside your room if curtains open. The room was too sparsely furnished: no bedside tables, no coffee table, no study desk/chair, no full length mirror, no shower shelf.

Our stay at Baan Nilrath was great again, we stayed last year to break up a long journey and would not hesitate to stay again. We arrived by train from Bangkok and it’s perfectly located for a quick walk from the station. The staff are so friendly and helpful. The rooms are very clean, the beds are clean and comfortable. Breakfast is good, especially the Asian dishes. Air conditioning very efficient. Toiletries are all provided including toothbrushes. There’s a lovely peaceful rooftop pool which has a welcome breeze and good views. Pool towels are provided. It’s a short walk to the night market or the beach.
