The lady who tended to us was very welcoming and friendly, both when we arrived, at breakfast and upon leaving. The building was brilliant - some may say it needs a spruce, but think it looks great with all the original features! Loved the bookcase full of old books and the old wooden furniture! The bed was really comfy with a thick duvet, towels and shower supplies were also provided. Had the vegetarian breakfast, which was just the right size and tasted yummy! The location was close to the centre, surrounded with lots of parks and drinks venues. Would definitely recommend!

Lovely man booked us in. Comfy mattress... Really good night's sleep. Fantastic location for what we wanted. Quiet area. Tea making facilities had a good selection and a biscuit with hot choc sachet a nice bonus.

Shower didn't work properly, had to wiggle to get dribbly water through the shower head.... not a massive bother we had baths instead. Spoke to lady on checkout - she said ok so should be easy enough to replace for next booking. Clean but very outdated. Loads of unnecessary doors around the place. The car park needs cementing over, big holes and mud everywhere. Dead rat next to my wheel. The wardrobe covered the radiator but had a hole cut inside at the back to reach the radiators control! Plug sockets everywhere but TV kettle and microwave plugged into extension lead-not sure why.

The hotel was on the main road, so easy to find. it had excellent parking facilities to the rear. our room was clean and comfort all be it basic but it did have tea making facilities and biscuits 😊. The bathroom had a bath with the sower over it. It was adequate however the hot water was only warm. the staff were wonderful and nothing was too much trouble. Danielle went above and beyond, even waiting after her shift to make sure we got back to the hotel safely. Breakfast was fabulous. I can highly recommend the full English. The hotel itself was in need of redecoration as paint was chipped etc. but for a one night stay it was fine. Most welcoming and very good value for money. If we go to the First Direct Arena again we will most definitely book this hotel again. A big thank you Danielle 😊

The hot water could have been a good deal hotter.

We stayed at the Butlers Hotel for a double birthday celebration with my partner in November 2022 and we had a wonderful time. We were pleasantly surprised with the treats they gave us as a special request. On arrival the room was decorated with balloons on the bed, two happy birthday balloons, a bottle of prosecco and a box of chocolates... The staff were lovely and allowed us an extra two hours stay at no extra cost much to our delight. The room was big and cosy, traditional style building. Our stay was short but it was made extra special by the hosts, so thank you kindly.

The bathroom was outdated and worn and needed improvements but otherwise no complaints. We struggled slightly with parking but figured it out and was ok

Fantastic location, which was ideal for spending two days watching the England v Australia test match. Staff were welcoming and friendly, and very helpful. While small, the bar area was very sociable and great for chatting to others that has been at the cricket. I didn't have breakfast so can't comment on this, although £7 seemed good value.

lovely staff and perfect location for the brude. room was lovely for the price - bath and shower in room and a microwave? tea and coffee making facilities, nice and warm, with a comfy bed and good sized wardrobe

only qualm was that the radiator was behind the dressing table and we couldn’t turn it down

Excellent hosts were really friendly and welcoming and were there for my every needs even when they were busy. Room and facilities excellent value for money and the full English breakfast i had was fab, served quickly with as much tea, coffee or juice you wanted.

Was a little noisy at night from creaky stairs and revellers outside returning home.

Just needed a bed for the night so booked this as was very good price.Pleasantly surprised at the value.It was very dated but clean.The lady was very helpful and the breakfast was second to none.Will definitely use again if in Leeds.

Nothing we didn't like.If being picky you could say the stairs to second floor a little steep,but didn't bother us couple of oldies.

Great location as I was here to visit my daughter at Leeds Uni. Able to walk everywhere from here - about 10-15 mins to Hyde Park area and about another 25-30 mins into city centre etc or 5 mins into Headingly although the weather was terrible! The bedroom was cosy - had everything I needed inc hair dryer, kettle, TV etc. Also it was lovely and warm. The radiator was very hot so I was able to dry off wet clothes as it was very rainy/snowy when I was in Leeds! Staff were friendly. Traditional English breakfast was nicely cooked. This is the best value place I’ve stayed at in Leeds. Paid £28 for a single room and £5 for breakfast (pre-booked brekkie day before). Central Leeds is very expensive but this hotel is a walkable distance from the centre (if you like walking) or usually between £6 and £8 by Uber to centre/train station.

Nothing. There’s a lot of wear and tear - some carpets a bit threadbare - but that doesn’t bother me.

Everything! It was simply lovely. Cosy and in a great part of town, next to the high street but without all the noise and commotion. Absolutely loved it, 10/10 would stay again.

The loo was lacking a bit of water pressure – figured it out in the end, it just took some time to get it working properly.
