The heating was nice and cosy. We could watch TV in bed. Lovely bath and shower. Plenty of room. Modern bathroom. Extra bedding provided. The proprietor was welcoming and showed us around so we could settle in well. The kitchen was clean, roomy and well equipped.

I think guests had been smoking in the room. The big curtain needs dry cleaning as it has absorbed the cigarette smell and makes the room smell even though it’s all very clean. Bath plug needs repair . Need to be careful with as I was.

The location: The property is close to the bus station, close to the city center and train station, 15-18 minutes' walk away. The room was cozy, I had a good sleep, the bed was comfortable, and the temperature of the room was fit to my preferences. The host provided enough information before the arrival, so the self-check-in was smooth. The price was fine.

The surprise came when I used the shower. I'm glad that the time when I had chosen to do it was not late at night as the pump of the instant hot water was noisy. Hopefully, it will be replaced soon or else all the other clients may know when the next client that will be accommodated in that room is having a shower.

My room was clean and comfortable and included TV and coffee making facilities, also the most comfortable hotel bed I've had in ages. I don't eat breakfast but I saw the breakfast room and talked to our host in the kitchen. Both rooms were well kept. My host was charming and helpful, suggesting places to eat and local areas to visit. The location near the university was also an easy walk to the city centre and main places of interest.

I have nothing to complain about.

Everything else was wonderful - the room was exceptionally clean, the staff was friendly and helpful, not to.mention the excellent value for money. The location of the guest house is VERY convenient - it is situated in the heart of the city and is really close to all the amenities and points of interest.

The shower pump in my room (number 8) was making a terribly loud sound, which made my showering experience rather inconvenient.

Very convenient for the railway station and for the Box, where an exhibition was the purpose of our visit. Extremely friendly welcome. Large room with comfortable bed (the high ceiling made heating difficult but the radiator soon warmed it up). Breakfast (served 7.30-8.30) had a wide choice and was cooked individually (very good value if the time suits you). Overlooked a main road but very quiet at night.

No complaints at all though we were concerned about the shallowness of the shower tray. It could overflow so easily.

Fantastic base for the station,so I went falmouth and torquay for day trips.Also was & convenient for the city centre where I had a stroll around the barbican & the hoe.

Unfortunately the weather due to the whole country as suffered down pours however that did not stop me from getting out and about to take in the scenery.

A small clean simple room with an ensuite shower, comfortable bed and a private toilet facilities on the first floor.The receptionist was friendly and efficient and it was well situated being a 10 minute walk to the city centre, train and bus stations.The rooms were also warm - essential for October ! I can't comment on the breakfast as it wasn't included in the room rate.

As other correspondents have pointed out there was an overwhelming smell of fried breakfasts which stank the place out for most of the day.The 3pm check in is also far too late.

The owner has ( limited) free parking at the rear of the property, so it was great not to have to have the hassle of finding somewhere to park. Clean room and towels. Decent size single room. The blind blocked the morning light well. The shower worked well and was hot. The TV was small but worked perfectly well. Guests can use a microwave - in a separate kitchen.

Mattress needs replacing, as it was not comfortable.

the rooms we had were a good size and furnished nicely. The beds were comfy and there were plenty of amenities.

the overall cleanliness wasn’t brilliant. there was a used plaster stuck to the bedside table and dust on the headboards. the overwhelming smell of cooking bacon at midnight was a curious thing too!!
