Advertised with private sunbeds on beach and manager mentioned at check in. Went to beach in morning and (besides the rubbish around the area), nothing set up and cushions hadn’t been cleaned in months! ended up walking to An Bang beach and using a restaurant sun bed for the price of a drink.

Lovely location, across the road from the beach. Spacious rooms, very clean, with great air conditioning. Fabulous pool area. Viet and his staff were lovely, and very helpful.

Noise from room above. Viet did his best to try and help, but I would recommend booking a room on the top floor if you want a peaceful night’s sleep. We were kept awake until well after midnight 2 out of the 3 nights we stayed there. Would stay here again as everything else was great, but only if we could book a room on the top floor.

The property was very close to the beach, Viet is a helpful friendly host, the room was very clean, spacious with a comfortable bed, a safe and plenty of wardrobe and storage space. There are two showers and a bath. There is a balcony off the room big enough to sit at with a view that looks directly at the beach. The breakfast is fabulous either western or traditional Vietnamese, your choice. The young lady (sadly I've forgotten her name) who prepares breakfast is so friendly and happy and a great cook, a nice start to the day. There are several cafes, restaurants and a proper resort style bar / restaurant (though expensive for Vietnamese standards) across the road with direct access to the beach. There is a surfboard hire place just 50m from Santa Sea Villas and although the surf is very small it is clean with a fun wave for a long board. You can watch the fishing boats just offshore including the little round cane boats which are scattered all over the beach. At the other end of the street there is also the best men's barber you will ever find. The man is an artist and will give you a proper style cut and shave using just scissors and a cut throat razor for 100,000 VND ($6.35 AUD) just magic to watch him work.

We found the location perfect for our purpose of relaxing and having some down time from the bigger cities. Across the road from the beach and walkable to a selection of local restaurants. The owner and staff were so kind and helpful assisting us with scooters and laundry. The room was huge with a very comfortable bed and extra pillows. The bathroom was clean with a huge shower area. The pool was beautiful and we enjoyed cooling off at the end of the day.

This place is right across from the beach, with a balcony with a view! They also have a pool with lots of chairs to just "hang out in". The location is great, it was very quiet, with lots of places to eat within easy walking distance. This is outside of town near the beach, as we were looking for a nice quiet place to rest from our city travels.

Nothing. I was happy with everything. The place is exactly as described. It is a great value for the money.

The location was on the quiet part of the beach, which offered perfect opportunity for relaxation but also a lot of restaurants and services near by. The room was spacious and clean. Our private kitchen had everything we needed. The owner is a sweetheart and the breakfast was amazing with fun variability. My boyfriend especially liked freshly grounded coffee. We rented a motorbike, but the villa also offers free bicycles to go around with. We couldn't have made a better choice for our trip to Hoi An.

The staff were very helpful, giving you good advice on restaurants and local amenities, the breakfast was great, and you had a good choice of food, I would definitely recommend this place, and would love to visit again.

I didn't dislike anything about this place, maybe upgrade to free push bikes as the seats didn't go high enough for my legs.

Loved the location, was nice and quiet but easy to get to places. We booked 3 nights but stayed 5 as we loved it so much. The staff were friendly and helpful and the quick walk across the road to the beach was amazing!! the kids loved the pool.

Very nice and spacious room, lovely swimming pool and convenient private beach place. Can rent a scooter to the owner, and could take a shower before our flight.

Wifi was terrible.. almost had to buy a Sim Card because it was barely working. Swimming pool is nice but not much space for different guests (only 4 seats). Same for the beach, could be newer.
