Central location in stunning Montepulciano. Host very quick to reply via WhatsApp with recommendations, tips for parking, etc. We loved staying in this historic building. Felt like staying at a relatives apartment- the rooms and furniture appear to be original with their own character (but very well maintained and clean). The rooftop has gorgeous views with an area to sit and enjoy this stunning area. The host recommended Cafe Poliziano- this is the epitome of my Italian cafe dreams- highly recommend.

The opportunity to stay in an aged residence in a medieval city is priceless. The Residenza Fabroni kept very well maintained the characteristics of the property, furniture and period utensils, which made us go back in time. Other 2 highlights of the stay were the view of the city, especially from the terrace of the property, and breakfast at the cafeteria Café Poliziano.

The parking lot is at 100 metres from the property. Good to take only the essentials in the backpack because on the way there are many stairs.

the apartment was in a very old historic building. so charming and the views were incredible! we stayed in the Red room! huge windows with fabulous views all around ! saw the sunrise from our bedroom. the shared roof terrace was Also gorgeous ! perfect spot to enjoy a bottle of wine and the views in the evening. hosts were responsive and helpful

nothing. it was great. only thing was directions from parking location to apartment were a bit confusing. once you figured it out it was not far

Our stay at this hotel was amazing. Upon arrival we checked into our suite and asked where we should head for lunch. They gave us an amazing recommendation and the place even gave us a little taste of champagne for joining them. The lunch recommendation was spot on and we had some great drinks and snacks. The hotel was perfectly situated to explore the whole town. After our day on the town we returned for the rooftop wine and local products tasting. This just blew us away. They served us so many different types of wine and amazing local products from bread, meat, cheese, peppers, tuna, the food just kept on coming and the wines served were all wonderful. We laughed and listened to music and learned about the wines and overall had the BEST experience. Our stay was comfortable and cozy and the views were amazing. The kindness of the owners will not be forgotten and if we are ever able to return to Montepuciano I wouldn't stay anywhere else! We also got to go to the famous cafe in the town for breakfast as part of our room rate which was an incredible experience in itself as well!

The staff was excellent at communicating where to park and how to get to Fabroni. The two bedroom apartment was huge, with a large deep long bathtub. The views from all rooms were spectacular. Breakfast at POLIZANO Cafe was top notch. The building held much rustic charm and was quiet at night. It is truly a special place. Rooftop access was lovely for a before or after dinner drink. The location is central to everything. Natalie and David did all they could to make our two night stay perfect.

If you require modern amenities, this may not be your top choice.

Location in very center on main street. Very friendly and helpful staff. Excellent tasting experience of local wines and snacks on rooftop terrace with the view over the city and surroundings. Very good breakfast in a cafe on main street.

I was quite difficult to find the hotel parking.

The owners were very welcoming. They have done a great job of maintaining the residential feel (as the property originally started off life as the residence of a physician). The suite was extremely spacious and it gave us a more immersive Italian experience. It's location is perfectly situated in the heart of Montepulciano and everything was in walking distance.

Caveat--there is no elevator, so if one has difficulty navigating steps, they should take this into consideration. The keys for the doors were fussy at times too, but after working with the main exterior door for a while, we managed to make it back to the room.

Nice appartment, right in the historical centre. It really brings guests through the spacetime, to the history. And to see Montepulciano with the glass of wine in the hand, from the terrace on the rooftop of the appartment, by the full moon, what else can you wish ?

Shower definitely needs a refresh ! Also, the mattress, on the double bed was uncomfortable, but it could be matter of preference.

Charming historical property in the historic center of Montepulciano. All comfortable excepting the climbing to 3rd floor after having climbed from the parking but that was anticipated. The owners were very helpful. Breakfast in Poliziano cafe.

I would not recommend getting directions automatically from the Booking to Google as we arrived to the point maybe 50m from the property but it was a wrong point and took lots of time to accomplish the journey. So you need to compare attentively those directions with the ones sent by owners in their message until very moment when you are sure to reach the correct point. Check-out time at 10-00am was too early for me but I noticed that it's usual in this area.

The building, the location, the room were really nice. There is a parking near by. The breakfast is not served at the location but it has been served in a stunning restaurant. The is a rooftop with a view over valley.

The waiter in the restaurant for breakfast lost his good behavior after he found that we have a vaucher from the property. The Booking.com offered me 10% genius discount + more discount but I have been charged about 30€ more than was written, but this has nothing with the property, it has been a booking.com scam.
