The breakfast was good, even though it had limited options. The decoration was interesting. the location of the house is very convenient, really close to bus line and tram.

Not even once did we met someone at the front desk. I understand that they’re might be language barriers but it would be nice to have someone to give you some instructions on the city (how to get around etc) Also, be prepared you can hear everyone and everything. The only soundproof part of the apartment was between the bathroom and the main room. Finally, the shower’s drain was clogged, making you reduce the amount of water that you are using.

Our room was big and comfortable. Green garden was a nice detail, especially in the morning while having breakfast. We had a balcony, it was clean and spacious, and had 4 chairs for all of us. There was a BIG and working Smart-TV. The Hotel has a parking, big enough for 6-7 cars(maybe more, depending on how the cars are parked). You can easily get to the Hotel by car or by public transport(train station 3min away). Breakfast was good enough, basic B&B breakfast(eggs, sausages, croissants, fresh veggies etc), tasty.

It had some dings and scratches but nothing major.

Bed was very comfortable and I liked the night curtains so the room was very dark in the morning. Also pleasantly warm, not too hot nor cold.

There was no terrace, even though it was mentioned. Also woke up very early because we were located next to the wooden stairs which are extremely noisy when someone walks on them. I suggest to ask which room you’ll get before you book it. Obviously no terrace needed during the wintertime but the noisy stairs were very annoying.

The property is run by the owner and family and the entire staff we encountered were very friendly and accommodating.

The property is beginning to show some age and needs some attention. Broken windows here or there, the carpets in the suite need some serious attention, paint splatter on some areas that were recently spruced up, the lighting in common areas needs to be brighter, there were mixed-matched towels, linens and carpets in most locations throughout the hotel.

The common leaving room (also breakfast room) is wonderful: with a view to the garden, beautifully furnished, candles, piano and pool (biljard) table. We had a really fun and relaxing evening, hanging out there with kids who were eager to learn how to play pool. Other guests came to play piano and altogether it was a wonderful experience. Breakfast was excellent: there were several delicious Ukrainian specialties among the usual breakfast options (e.g. blinit/crepes). Loved the apple jam with redberries.

Everything was very nice. I've got very fancy room Nr. 2 on the 2nd floor in the main building, with great big comfy king size bed, lots of books on shelves, 2 extra sitting sofas, lots of light coming through windows. Kettle and fridge in the room was a big advantage too! The hotel is located on a green street, in a private houses' area - quiet but perhaps just 200 m from the main street leading to Parnu, so it was very convenient to stay here on my way to Lithuania. Very reasonable pet fee!

Poor soundproofing if that's important for you (did not matter much for me). A bit clogged shower, but again - did not matter much for me, the water drains eventually. Could not make the TV work, but well - who needs TV when you have a smartphone. Maybe - just maybe - it was not exactly super fresh if you are one of those people who need crispy linen and a light whiff of sanitizer in the air. But for me everything was very much OK.

Very nice room decor, cozy hotel overall and a nice garden. Easy access by car from the Ferry (Helsinki) and the parking on the street was good. Taking the train to Tallinn City Center was very easy and cheap.

Breakfast was not the best quality, and closed too early for our taste. Garden was a bit noisy from the street/highway close by. However, the overall experience of this hotel was very good considering the price, we enjoyed the stay!

We arrived ahead of the normal check-in time directly from the ferry, but as agreed with the hotel our room was ready at 10:30. We also appreciated the offer for a second breakfast, the coffee was excellent and precisely what we needed. Our room was gigantic. It is basically a converted attic. It had a sleeping corner, a sitting corner, and a TV corner. It a separated room was the bathroom, as well as small fridge. We also had access to a decent size balcony. The bed was extremely huge and quite comfy. We both slept well. Breakfast offered excellent coffee and a good selection of cold and warm foods (salads, cheese, cold meat, warm sausages, eggs, porridge, ...). It was served in the former living room which provided a pleasant atmosphere. Overall, Pai Villa had a very cosy feeling with a personal touch to it. The location was quite ok, if you're travelling by car. There is plenty of parking in front of the property and on the street. Access to the street is a bit tricky, as it is placed between a train line and Tallinn-Pärnu Road (allowing only access when travelling away from Tallinn). Also one should be aware that in the garden one can constantly hear the muffled sound from road, however inside the house everything is quiet.

These are all minor things: * While the garden is huge and offers lots of playing space for children, one needs to be a bit careful as there were several dog-poo mines (which are somewhat understandable given the age of the cute and very friendly dog). * We would have appreciated some lactose-free breakfast options. * The shower was fine in terms of temperature and pressure, but one needs to kneel down in order to no spray the room with water. It would help if somehow a shower curtain could be installed.

Staff was nice, hotel dog friendly. We came for breakfast too early, they were ready to help and served some breakfast even without asking.

The shower was cloged.

The room was very comfortable indeed cosy and the decor was charming. Bed was very comfortable. There was a very good choice at breakfast. Host was welcoming, friendly and informative.

The choice of (hot) drinks in the room was very limited - a couple of teabags and a jar of instant coffee. The kettle appeared to be broken as it did not switch off when boiled. A better range and choice of teas and coffees + perhaps some bottle water in the refrigerator (?) would have been more consistent with the otherwise high standard of the room. Water in bathroom was not very warm, particularly in the morning
