Room is spacious and clean, there are everything you needed, reality is way higher than expectations, very helpful staff. Big thanks to lady at the reception, she is so helpful and polite. Breakfast was good as well, not lots of options but good anyways. Location is comfortable as well.

Air conditioner located on floor, a bit not comfortable but not critical it didn’t give bad impression / vibes.

The room is clean and the facilities are exceptional. But ultimately it is the owner, property manager, and staff which made our stay in Milan wonderful. We came in at a dead hour in the morning so we were not expecting to be checked in at an earlier time. But the owner still accomodated us so that we could be safe. Grazie mille!!

There was nothing to dislike. The breakfast has to be pre-ordered for the next day and it could be a bit better but it's Italy. Its's better to try the food outside and have a proper meal! :)

L'Ottava GuestHouse is located in a nice building in a very nice neighborhood in Milan. The area is full of nice shops, super markets and restaurants but it is also quite and mostly populated by locals. The rooms in the apartment are new, decorated in a modern style and equipped with all you need. Staff is nice and helpful. Great value for money.

Breakfast was good. My friend specially enjoyed the breakfast on bed. I really loved the croissants. I was glad they helped us check in. Even though we were late due to train delay, they gave us instruction so that we could get into the room.

It was pretty far from the centre of the city, but that's not something the B&B is to blame for.

- all was as per description, excluding bathrobe (wrong translation, maybe shower?!?) and it have only a double bed and a single bed (not 1 single bed and 1 double bed and 1 large double bed ) - to be more clear, this property is a big flat transformed in few rooms in a normal inhabited building - breakfast means a pre-agreed food bring on a tray to the room at a pre-agreed time - WiFi is quite good

description should be more clear about what means a B&B versus a hotel - to avoid complaints in reviews room entry door could be better sound-proofed - even with an additional door seal especially on bottom

It was a great stat at L’Ottava Guesthouse. The room was small but good equipped with the clean towels, bathroom essentials etc. The receptionist was very friendly and helped for a smooth checkin. Location is the point to highlight, as it is very close to the city center and is located in a quiet neighborhood.

The only thing that can be improved is the directions for reaching to the location. It is difficult to find the way to the place and if you don’t have the internet or phone number then you will need to ask around for finding the place.

Great service - breakfast served in the morning directly to the room. Room was cleaned every day and towels changed every day. The distance from the city centre - about 25 minute walk. In the room there is an air conditioner, tv, fridge, kettle, capsule coffee machine (however no coffee to use), wardrobe, small desk and a rather big bathroom.

In the bathroom there were some signs of old sediments in the shower cabin corners. Wardrobe had clothes hangers - but useless, as right beneath them there was a shelf, so there was no possibility to hang anything there. Fridge - very loud, so we switched it off for nights.

The room was very clean, staff were very nice. Breakfast was good. The bathroom was nice, however the slightly dysfunctional for tall people. The room was located in a great area and it was very quiet - we did have to take public transport into the centre of milan as it’s a little far.

The room was slightly small and AC didn’t work super well.

The room was great! Good sized and accommodated 2 cases! Bathroom was a good size also. Everything was fresh and clean. Breakfast is included and you get a reasonable choice. Staff were excellent and spoke good English. The property is close to the tram into the city area and central bus/train station! Loved our stay!
