The self-check-in was very easy, and communication with the owner Francessca, went really smoothly. The room itself was spacious enough for the three of us (myself, my mom, and my sister), and everything was clean. The shared kitchen area was also equipped very well.

The complimentary breakfast included one coffee and one croissant at the cafe across the street, which were both good, but very light honestly. The location, although close to the Termini station, gave us some trouble as there's no direct line to it and there was a public transport strike, so getting there with our luggage wasn't fun (and no taxis would come for us either because of a "short" distance). The street was also really noisy at all hours, with helicopters constantly flying above (I don't know if this is a regular occurrence or was it a one-time thing) and many people yelling and making noise the whole night long.

Francesca is great as well as her brother. Always helpful and available. Clean and cozy rooms. Really good value for money.

Only downside is the location, it’s not very close to the city center. You either walk for at least 2KM or take a metro but the station isn’t very close so in most cases you rather just walk all the way. If you don’t mind (or having enough budget for it) using Uber/Taxi it’s not an issue. Otherwise be prepared to walk a lot, which isn’t always bad but sometimes it can be tiring.

This was the perfect place for our stay in Rome. The room was spacious and amazingly clean, as was the bathroom. The AC worked well, there was a fridge in the room which had water in it for our arrival, and there was a security box for our valuables. The bed was so comfy - probably one of the most comfortable I have slept in! The shared kitchen was super handy, as was the elevator (especially when we had our luggage). The location was great, a few seconds away from the bus stop and the buses were easy to navigate to get to the centre of the city. We didn't bother going to the centre for food as there were so many great restaurants within a couple of minutes of the B&B. A real highlight was the included breakfast at a cafe just across the street. All the pastries we tried were delicious, as was the coffee. You can also buy bus tickets there, and the owner is so kind. Francesca was very helpful, friendly and always reachable, an excellent host!

Nothing negative to mention - it was all perfect.

Everything was beautiful. You will see whatever it shows you in the pictures. The bathroom was very big. The room was very clear. A big wardrobe to put all your clothes in , there was also a fridge inside the room (with 2 bottles of water for welcoming you). Value for money

I would prefer a better location because especially at midnight it was a bit scary . But when you are staying there you get used to it .

Room was comfortable, and airconditioned. Room was cleaned every day and stocked up properly. It has a common kitchen where you can have complimentary coffee or tea.

I initially chose the property because it was near a train station but we did not expect the area to have homeless people. This is not the property’s fault.

We’ve booked this room for 3 nights and we’ve enjoyed our stay. Francesca was very helpful and kind, and was promptly responding to any questions and demands. The appartment is clean, cozy, has enough space for 3 people, and the cleaning was made daily. All the facilities available : AC, hair dryer, iron, even ironing desk. The AC was happily working well, as we were in Rome in a very hot period. There is also an elevator in the building. We’ve also loved out breakfast (included in the rent price) in the cafe nearby, it was 1 coffee/drink and 1 pastry (croissant or any other available) per ticket, and for us it was enough :) but you could also have 2 pastries if no drink ordered. The staff in the cafe is very kind and flexible. Also, if needed, the kitchen is well equipped, big and clean. As for transport, we preferred metro to buses, so it took us 30 minutes to go to the city centre (10-15 minutes by feet to the nearest station). The apartment is located close to the train station, it’s very practical. One of us got a night shuttle bus at the train station to go to the airport, so at 2am it was easy to go to the train station by feet. Overall, we’ve loved our stay. Everything was good. Just a little point (not at all negative), we would be glad to know that city map is available and can be found in the kitchen. We've noticed it only at the end when leaving, would have been glad to use it during our stay.

If you’re looking for a great value for money in terms of location and clean room, I think this is one of the best options in Rome. The room is super clean, towels are changed daily and location is really good since the Termini station is really close. Francesca is an amazing host and communication and stay was perfect for us.

The appartment is well located near Termini station. It's spotless and very clean, free coffee and tea offered in the shared kitchen. Room is well equiped and very comfy. Impressive sound isolation even though the appartment is located near the street and near Termini train station, no noise could be heard once the window is closed. Breakfast is offered at a nearby bar which was appreciated. Francesca provided us with good information on how to get around and was very welcoming and very responsive to messages..

Francesca met me at the entrance of the building. The 3 apartments are located on the 4th floor (Bottom floor is 0 so the elevator button is 3 to get off on the correct floor). Room #2 was spacious and the bathroom was huge. The split air conditioning system worked great and kept the room cool. While there are no blackout curtains, you can close the shutters on the outside to block the light. The is a small staircase coming into the building to get up to the elevator. To enter your apartment requires 4 keys. 1 in the building, 2 for the elevator, 3 to enter the common area and 4 to enter your room. There is a kitchen common area where there is a microwave, stove, oven, pots and pans and silverware. There are 2 tables to sit. There is a refrigerator here that has a freezer section but the refrigerator in your room does not have one. You are asked to wash any dishes you use. When departing, you leave your keys in the mailbox on the ground floor. Bus #71 stops are right in front of the building. There is a large Carrefour supermarket about 7 blocks away. You can walk to the Termini Train station in 10-15 minutes.

TV had 250 channels all in Italian. Maybe with one channel for international viewers would be nice.

Francesca was a great host! Our flight had a delay of 3h and she waited for us. There was fresh water and a mini fridge in the room. Daily cleaning. Comfortable bed. Good AC. Great wi-fi. Kitchen available with free coffee and tea. The breakfast includes a coffee/cappuccino and a cornetto (croissant/pastry) - we recommend the Bee Bar, because every pastry that is “offered” is included (in Nero they charged us more for a pastry, the same pastry that we ate in Bee Bar the day before - and only asked us for the money after the pastry was in a plate, ready to be served… they should have told us it wasn’t included before we picked it). Besides, in Bee Bar there is table service and they were nicer.
