The hosts (cats and human) have just been wonderful. The owner is very kind, knows a lot about the region, can give you many recommendations, and makes an excellence cappuccino. The view to the countryside side is exceptional and you can enjoy it every day while having a great balanced (continental) breakfast. It is a quiet little paradise not only for the cats living there but also for its human guests :) We enjoyed our stay very much! Thank you for an amazing time Manfredi, Macchia and Ginger :)

We are both tall people, so the bed was a bit short for us. But other than that still very comfortable :)

Very nice and helpful host. He gave us a lot of advises about destinations where to go. Very nice breakfast - by nice weather you can eat outside with a beautiful view. We liked our stay Very much. The hotel has a good location to make different trip around Chianti area.

In the room there was too high bed. It was difficult - the high of matraze was about 1 meter what is not so convinient.

Manfredi was an exceptionally welcoming host - professionally attentive and balanced with warmth and enthusiasm. Stunning views - true 360-degree Tuscany - high up on the hill and but 5 minutes drive from San Gimignano. Well kept grounds - olive trees abounding and wild board snuffling around at night in the groves. Ably supported by the brother and sister pairing of cats - as they say dogs have owners but cats have staff and we all became their staff during the stay.

We found this place last minute before visiting San Gimignano itself and absolutely love it. It has a great Tuscany feeling, the rooms are spacious, clean, luxurious... and the host is very welcoming and professional. Don't forget to buy their home made olive oil as a souvenir. The views around the rooms into the Tuscany hills are breathtaking. We stayed for one night but we would have stayed longer if we had the time, we'll book here again in the future for sure.

Nothing to report, it was all superb.

First of all I have to say that when we arrived the owner offered us a superior room at no additional cost, really nice! The hotel is perfectly located in the outskirts of San Gimignano (you need to drive, but its only 2-3km away). The rooms are big, clean and comfortable and the breakfast is fantastic, it's not a buffet but the quality of the food is so much better and the quantity and variety is no problem at all (that day I did not have lunch).

Nothing important, if I have to make constructive critic I would say the bathrooms are a bit dated, but they are really, really clean and work as expected (for example the shower has really hot water and enough water pressure), so nothing to complain.

The house and the scenery are absolutely spectacular. To wake up in this house and have breakfast overlooking the Tuscan countryside, among vineyards and olive trees is truly a dream. The rooms are clean and comfortable. The parking is free and ample. It is a 7 minute drive from San Gimignano. It was my favorite place in Tuscany. I will definitely come back.

We mistakenly entered the hotel in the car at the wrong entrance and the host was a bit rude. However, the next day he was very nice showing us around the property and helping us with anything we needed. I think he was just having a bad day.

Manfredi was an exceptional host going way beyond what I would expect to make our stay enjoyable. The room was perfect, he gave us a choice of two rooms, and we took a very comfortable private room away from other guests. Would highly recommend this stay to any body wanting to stay in Sam Gimignano.

Manfredi was an amicable host, helpful concerning planning of daytrips troughout the region, served lovely breakfast and probably makes the best cappuchino in town. Lovely big and clean room with air conditioner and a nice and modern shower. In case I'll returm to San Gimignano I stay here again. The cats Macchia and Ginger are pure gold.

Absolutely phenomenal location, staff, rooms and CATS! Comfortable bed, good wifi, extra pillows, a small fridge, new bathroom, cool.tour and history of the property. Quick trip into the cute town with bicycles, driving or walking. Manfredi ensured we had the BEST stay of our Italy tour! He keeps the hotel squeaky clean and gorgeous! 100% would recommend staying here. We will definitely return.

The most beautiful property in a tranquil setting run by an amazing host, Manfredi. The property has been in his family for more than 100 years. Super helpful with advice on how to make the most of your trip. Will come back and stay longer next time. Can get to San Gimignano in 5 mins.
