Room was very nicely designed and decorated, good size for 2 people, enough space for luggage. Comfy bed and great bathroom. Great service at reception and an amazing breakfast for only 8 euro, with pastries, bread, yoghurt and different cereals and muesli, local cold cuts, juices, eggs and coffee/tea. Next door private spa - at a cost - is well worth it with jacuzzi, sauna and seperate relax area. Recommended!

Nothing really, but maybe only that we couldn't make tea in the room, only coffee, but that's because we are used to that in Australia. Italy is not a coffee place and that's fine of course...

There's basically nothing to complain about here. Rooms were comfortable with great air conditioning and refrigerator, as well as courtyard views. Staff is friendly, helpful, and easygoing and the breakfast is quite good by the standards of Italian three star hotels. Excellent location in the historic centre of Spoleto. Although the spa service is a little high priced, it's totally worth it to be able to enjoy a hot tub and Finnish sauna in complete privacy and as they are meant to be enjoyed, in the German manner (without clothes).

This was a great hotel and a lovely place to be. It was located right next to The Roman Theatre and an easy walk into the heart of the historical centre. The room was a good size, the corridor was large enough for a small table and seating area, the main room had room for a desk and a couch and although the bathroom was small it was functional. There was a lounge area off reception and the breakfast room was available for bar service throughout the day. There was a great selection of food for breakfast. The staff were very friendly and helpful.

The pillows were a bit low for me.

*The staff is the SOUL of this property, super nice and friendly, especially the night-shift staff. *Property owner allowing staff to make decision about room rate per situation (like hot water outage, etc.) is really appreciated because guests will definitely feel the property really concern about their comfort and benefit during the stay. This human and personal experience is somewhat distinct this property from surrounding competitors. * Breakfast is simple but super nice, lots of options available. * Super clean in all aspects.

Dea, the receptionist, was extremely helpful and nice! Our room was cozy and offered free coffee and water. The bed was very comfortable and the air conditioning was working perfectly.

The only problem is that there is no elevator. So if you have problems climbing stairs and have heavy suitcases, that could be a problem. We were travelling with small backpacks and had no problem at all!

Property advertised air conditioning but was told it was not usable. If not available until certain date then you need to advertise that. We booked this property just because of the AC. Our room (201) had smokers outside our window so we had to close it causing room to be warm.

Excellent centrally situated hotel with easy access by car and good parking arrangements in nearby car park. Comfortable and clean room with everything we needed, being a boutique hotel it was well appointed with a quirky wall covering. We had breakfast outside in a courtyard, a good choice of food, all very tasty. The stay was made exceptional by the great service Stella gave us from check-in, to restaurant recommendations to breakfast she was friendly and very helpful. Highly recommended.

Couldn’t find fault with anything.

Giulia on reception was exceptional with her welcome and her assistance for easy check in and direction for parking close by for 5 euro. Then the following morning she provided coffee for us at the hotel reception area. Thank you. Although we were travelling and driving onto other locations she explained the option of continued use of the parking included throughout the check out day. The room and bathroom was immaculate and clean with all toiletries and more provided. Bed and bedding was extremely comfortable and the room had good wifi. There was a piazza immediately outside the hotel for meals and drinks and location was in the centre of town. We will definitely stay here again when transiting through Italy in future (and only 2 hrs drive from Rome!)

The hotel was in a great location in the old part of the town near a lovely piazza and shopping strip. It was very close to the Spoleto Link travelators which made it easy to get to the tower and Duomo. Facilities were nice, it was especially nice to take breakfast outside in the courtyard.

There was a very high step up into the bathroom.

Very cosy, comforting hotel; great location and a nice shadowy breakfast terrace in the yard. Also: good air conditioning in the room; great smell of the entire hotel, the room and shower gels. Very clean. Helpful and friendly staff. Tasty breakfast buffet. We were very happy there.

A rather expensive stay (it was during the Due Mondi festival season); not too much storage opportunities in the room.
