The front dest is not 24hrs, we get there half an hour late, the staff is still there waiting for us and proceeded the check-in fast and friendly. The staff I met could speak simple English and native Mandarin, during our stay we requested for change of beddings once and towels for twice, everything is fine and the staff is helpful. And they even go the extra mile, as I needed to send two pieces of heavy parcels back to my home on the day we check-out, so I asked if they could borrow me a trolly and store my luggage there for an extra hour, the staff was really nice and proactively assist with my extra request. For the room, it is not perfect but satisfying, they have everything we need. Washing machine functioning well, and the drying function inside the bathroom is functioning well too. In general the place is clean, just we feel itchy when sleeping during the first night so we request beddings replacement. The building has to enter password to gain assess and the room has a smart code lock, so it is a safe place to stay.

The only thing I would suggest improvement is the cleanliness, there are stains on the carpet and a bit of dust, the small balcony is dusty as well, but it is still acceptable and it is a pleasant stay.

Very close to Sian station (note not a JR station, expect to pay between 170-300 yen for the rail connection into the city)). No issues finding property or getting into it. Good communication. Good spacious room. Accurate to photos. Kitchen and Wifi all working with no issues. If I were in Kyoto again I would most likely stay here.

Place was a little outdated and there was a very limited selection of cutlery and crockery. There was a bit of a mouldy smell off the AC which wasnt a huge issue for us during September but you might notice it more if you were here in the summer. The pillows were a little uncomfortable. One big thing I was uncomfortable with was if you checkin after 7pm they put a piece of paper with your door codes outside. This made me feel really uncomfortable that someone else could potentially have access to our room.

Excellent location. Close to the subway station and there are tons of non-tourist-oriented restaurants where you can enjoy the real local food nearby. Staffs are helpful and it’s a clean place with a well equipped kitchen.

Nice big room, washing machine, clean comfortable beds, great facilities, air conditioning worked well, quiet location, easy check in and out, friendly and helpful reception.

The floor carpets were old and stained and should probably be replaced soon. It didn't really bother us too much. Everything else was perfect and clean.

I stayed here for over a month while studying at Ritsumeikan's Kinugasa campus, and I was super worried coming in that I would be stuck with a bad place that I didn't like for the entire month or something. Nope, this place was excellent. Excellent location, 2 minute leisurely walk away from Nishioji Shijo, one of the major intersections in the city with tons of buses going to/from it, and both a Randen and a Hankyu train station. There's an Aeon Mall about 7 mins to the SW, the supermarket in it has a gigantic bento selection that goes on deep sale at 7-8 pm. It has tons of other things too, since it's an anchor store in the mall. There's also a food court, several 100-300 yen stores, and many other shops in that mall. There's also a decent Gyomu to the SW, Life to the SE, and Fresco to the NW, lots of supermarket choices. Convenience stores too, there's outlets from all three major chains within 3 minutes walk. Cleanliness-wise, I never saw a single bug or had much of an issue with hygiene during my long stay in my 4th floor room. I never really had much communication with the staff, but we'd nod and smike whenever I passed the front desk if they were in. There's enough borrowable umbrellas by the front door for an army, like 20 of them. Since my room had an extra bed, they let me have a guest over for the night for an additional 200 yen per night, accommodation fee. I broke the cutting board and they replaced it for free too. Also free toothbrushes and toothpaste was provided. The kitchen stove is a gas stove. You turn it on by pressing the dial in, turning it to max until the fire comes on, then lowering the dial. The washing machine does nothing to dry clothes, like most other ones in Japan -- hang damp clothes in the bathroom, close the door, and turn on the heater thing.

One pot was a little weirdly stained around the top edge, and I wish there was a larger round bowl for soup. Don't touch the top of the painting to try to straighten it like I did too, your finger will turn black. I didn't have a vacuum or anything to do some self-cleaning, even for that long of a stay, that would have been nice (although I didn't ask, either). The TV channels were weak, there were only 8 channels or so and they were not good ones. (First time I've seen a TV in the bathtub though, that was neat.) I wish there were one or two more chairs too, and/or a larger table, there definitely is space for that in the room as it's a really big room with a bunch of empty unused space. The dustbin in the bathroom was a bit difficult to open and use too. The room had no key, since both the front door and apartment door use keycodes. This worried me a bit at first, but wasn't an issue. It's extra-lockable from inside the room, of course. Don't let any of this take away from the awesomeness of the apartment though. This really felt like home for me and I was sad to leave it at the end of the month.
