Conveniently located in the heart of Higashiyami District. We were able to walk to the major attractions we had in our itinerary as well as explore the area's gems. The facilities in the accomodation were good - although the kitchenette didn't provide utensils for us to use. We made use of the washing machine quite a bit, although the dryer function of the washing machine wasn't working well, the bathroom did have a function that allowed us to dry our clothes well overnight. So useful.

The accomodation's tatami floor was a bit stained, which was not very pleasant as one of our friends was sleeping on the futon. She did report she had a overall decent sleep on the futon. Contacting the accomodation via email/booking app messenging was challenging when we had to inform them we were going to get our luggages sent to them. We had to call them the day before at a ryokan we were staying at with the help of their concierge. It worked out in the end but can be a bit frustrating not knowing if your luggage will be received safely.

Washer/dryer combo in the room, so I didn’t have to worry about anyone interfering with my laundry like in some hotels who have a machine near the front desk. Very spacious accommodation.

I chose M’s Inn because it is off the beaten path, but that also meant there were not too many restaurants nearby, so had to plan my outings accordingly. Also no ice machine on site.

The room was splendid! It was a big room (bigger than what I was expecting), the amenities were all there, the washing machine is easy to use + the ventilation that can heat and dry our clothes. Despite we rarely see the staffs, the check-in and check-out process were smooth using the machine. The location is within 1.5 km radius of great places in Kyoto, both for shopping and for sightseeing. So, if you like to walk around you can surely enjoy lots of things!

It's quite far (500-600 m) from the nearby bus stop/ train station. Also, it turns out no big luggage is allowed on the bus, so we used the train (need to transfer).

Great room. Benefit of having a sizable lounge room and plenty of space. Not your usual Japanese room. Has a washing machine/dryer (but takes 8hrs to do 1xwash). HAs a microwave oven and kettle. Nice and spacious so you can relax. Great spot close to temples and 30 min walk to Kiyomizu dera and 7 min walk to the middle of Gion. We saw some Geisha, just around the corner, on our evening stroll for dinner one evening. Just out of the blue, amazing. Will definitely look at staying again if we return.

The place is ideal, however, with the kitchen facilities, they could add some plates and chopsticks or knives and forks to add to the convenience. Even a toaster would help. Small things, I know but if the facilities are there, a few little extras would really help. I wouldn't recommend the dryer, the washer is OK but takes forever. They are the only things wrong, and they are small things

Good sized rooms. Plenty of room for 3 futons on the floor for our kids. Loved the fact it had a washing machine. Code for the door meant no chance of losing keys or keycards. Close to Gion district for exploring the old town, but far enough away to be quiet. 5 min walk to a 7-11 and 10 min walk to train station. 20 min walk in to shopping district.

You need to get a bus from Kyoto station to get there which is tricky with luggage so we just got a taxi. The kitchenette wasn’t very functional. No cutlery/plates/bowls etc and no cloth or washing up liquid. The microwave was handy though. No staff around to ask about anything but there is a phone you can call them on. We called and asked them to order us a taxi when we were leaving and they declined.

The room is very spacious compared to others we stayed in in Japan. The tatami floor is a bonus. The provision of washing machine in our room is a bonus, with complimentary detergent. The member of staff, Nicole (I presumed she is one of the chambermaids) has been very helpful in getting us going with the washing machine. She was also very helpful during our check-out when no one at the reception is available. However, the guy at the reception desk on the night of 30th October has been very helpful in advising and assuring us of our problem of early check out and late check-in on the 31st of October. Unfortunately, we forgot to ask his name.

There are instances when there is no one is available at the reception if we have any enquiries.

We loved the amenities included in the room including a washer/dryer and kitchenette. The room was spacious and we especially loved the tatami mat area. The kids had fun using the futons so there was more than enough room to accommodate all of us. The room was very clean.

It was a little bit of a walk from some of the popular attractions in Kyoto but still walkable overall. There wasn’t enough locks for our bags when we dropped it off early prior to our check in but luckily the building is secured with the passcode.

Spacious. We liked the separation between the kitchen, washroom, and the main room which had the beds and the tatami room. It was extremely hot and humid in Kyoto so it was nice to have a spot to eat our snacks. We also enjoyed the self check out process. It was easy. The location was good since it was walkable to Gion, Nishiki market, Yasaka shrine, and Hokan-ji.

We didn’t enjoy walking 8 to 11 minutes back from the bus/train after a long day. (But it’s a good location near numerous attractions)

Very spacious. Even though the dryer doesn't dry as well but there's the bathroom where you can hang and dry the clothes so we are satisfied. The location is walking distance to ninenzaka, sannenzaka and kiyomizu-dera. We managed to go later at night and then 1st thing in the morning to get great pictures. Many nice restaurants, convenient stores and drug stores close by. Even though we didn't see the staff most of the time but when we do, they were really polite.

Was in a top location close to restaurants, bars and temples within walking distance being quiet away from crowds. Fabulous little apartment (not big) but for a couple was all we needed. Washing machine was a bonus too.

Kitchen utensils were non existent. A fridge, microwave, no stovetop for cooking, 2 cups and 2 glasses. As I’d read previous reviews I brought plastic plates, bowls and cutlery to use for breakfast. I found a great supermarket about 15 min walk closer to Kyoto Station to stock up. Check in - this is answering questions on a screen with the staff member not really speaking just standing there. There is construction site across the road but as we were at the back we didn’t hear any noise.
