Room and location were excellent, short walk to the train station and everything you need for day-to-day within walking distance. The bus stop is just in front of the hotel so it's really easy to get to the center.

Although we knew this going into Japan it's still a bit annoying that in modern days you can't use public baths with Tattoos. If you're in Tokyo most people don't care anymore, but everywhere else in Japan, it's still a problem. My wife couldn't use the baths because she has rather big tattoos on her arms that can't be concealed with tape.

Loved that we chose this place at end of holiday because it was relaxing & stressfree feel. Rooms spacious with towels & fresh pjs daily & high quality doonas on beds. Onsen, amazing buffet breakfast, hire bikes, community lounge, free water & coffee stand, close to $1 shop to buy pressies to take home, LIVE supermarket which had such an array of great ready to eat food, chemist opposite with cheapest kit kat packets, nijo castle lovely walk, sake brewery fun. Also close to bus & train. Bus stop at front door. Stayed at 4x hotels all over Japan, including an APA & this one was our fav!

Community room closed one night. Would be good if Community room had free water, microwave & bin in it... as well as cutlery. Also if microwave could be cleaned more regularly.

The staff are helpful. This price is unbeatable for this location! There is an affiliated parking lot in front of the hotel's back entrance that costs 600 yen for 12 hours, and even if it is full, there is a paid parking lot next door so you don't have to worry. The hot springs were clean and there were lockers with keys. The breakfast buffet was also delicious with a wide variety of items. I would like to use it again when I go to Kyoto.

The bathroom sink and changing room were dirty. I think wish I had an adhesive roller.

This hotel is quite conveniently located near subway and train station, but it takes about 20 minutes to get to the city centre. These train tickets and subway tickets were are not included in the JR pass. I'd recommend calculate the costs of where you want to travel, before buying the JR pass, to see if it's convenient for you. Trains are frequent and reliable. I really miss the Japanese railways and wish we could have public transport like this, the Japanese lead the way and show it's possible! There is a restaurant at the hotel and the breakfast was quite good, but we didn't think worth the price. One discovery though was "morning routine" - natto, fantastic :-). There are a few places to eat out near the hotel, but it was hard to find vegetarian and gluten free options. There is a convenient supermarket nearby that has plenty of delicious ready meals and wonderful fresh food. The hotel has a great onsen, so we didn't make much use of our bathroom, which was really good, with a shower that was completely sealed, so no wet tiles after shower.

Kyoto is bigger than we thought. This location is not walkable from the city centre, it's all by train and subway. Room and bed quite small, but there is a large common area in the lobby.

Super well located, close to metro and bus stops. The area is authentic with a looot of cheap but fantastic restaurants around. Very nice room (small but modern) with very nice shower and bathroom. Breakfast was very good with a wide variety of Japanese and western food. There is a free Onsen (spa), an amenities bar with all necessities to be taken for free from tea to razors or cosmetics. The tv is equipped with Netflix and chrome cast, they also provide traditional pyjamas and slippers. You can also get massages in the hotel.

The staff speaks little English and communication can be difficult.

We had a great time at the hotel. The buffet breakfast was very varied and tasty, it was not boring even after 6 days. All staff members were very nice. There was also a great supermarket, drugstore and laundromat nearby, which greatly helped our family vacation. Bus stop in front of the hotel, metro and JR station 5 minutes on foot. Although it is not in the most historic quarter, we would be happy to choose it again next time.

It is booked for 2 adults and a 5-year-old child, but at the time of check-in they said that only the accommodation is free for the child, but not the breakfast. After I indicated that this was not in the confirmation, they kindly offered our child the free breakfast. To avoid similar problems in the future, I recommend including this in the description of the room or hotel. It's a small thing, but it's better to use the laundry next door instead of the hotel's, it's much more efficient.

Very friendly, professional and helpful staff members. We could leave our luggage before checking in. We had a clean and comfortable room. Enjoyable spa / public baths with hot water baths and sauna. (Note that there are two types of spa, which switch between male/female-only every day). Free drinks (coffee, water...) were available in the lobby. Very close to a bus station. You can also buy Kyoto bus day-passes tickets at the front desk. A nice extra touch was a daily print-out of the condition of the cherry blossom trees throughout Kyoto. Overall we highly recommend this hotel for staying multiple days as a tourist.

The restaurant was often fully booked in the evening during out stay, so we could not have dinner on site.

The beds were excellent. I am 8 months pregnant and asked for a couple of extra pillows to be sent to the room for sleep support. Within minutes a staff member was at our door and personally handed me two pillows. Best sleep I've gotten in months! The bathroom was also one of the nicest bathrooms I've seen in a budget hotel in Japan. We only stayed for one night but I could've stayed for much longer!

My husband and I are laid-back travelers; there's not a whole lot that will really bother us. One tiny annoyance was that our room was right next to the train tracks, so when the morning trains started running at 5:15am we were woken by the sound, but our window was open so once we closed it we were able to fall back asleep for another three hours.

Great location near Nijo Castle and with a bus stop just beside. Good public bath, excellent value breakfast (cheaper through booking.com). Clean, comfortable and modern rooms, big enough by Japanese standards. We originally booked 4 nights and extended our stay by 2 nights- also cheaper to extend using booking.com (!!) - so much to see in Kyoto and around! We paid $75 per night including breakfast for the second booking (a little over $100/night for the first booking), excellent value.

The room was spacious and clean, and the public bath was good for relaxation after a ling day of sightseeing and shopping! Breakfast was adequate and would be better if fruits are served. Good value for money. Location wise, the Nijo railway and subway stations are 5-min away on foot, and there are 2 bus stops (one right in front of the hotel and another 5-min away on foot) , and from there you can take buses to all the major sightseeing spots and shopping areas. Also, it takes less than 30 mins to get to Arashiyama by train from the nearby Nijo station!
