Read more reviews after making the non refundable reservation. Questions were about the road leading to the property and the rocks on the beach. The road from the highway is a typical dirt road. The road leading from the side road to the property is steep. It is only about 50 yards long. They had a person out there breaking down any bumps to make it easier for drivers to go back up without slipping. Some drivers parked at the top and just walked down. The beach has small and beautiful rocks. What might of happened to prior guests is the prior storm. They even had a back hoe move some sand back in their area. We walked on the beach 1 hour North and back for a 2 hour round trip. The nicer beach requires a hike up the hill to the side road. Walk about 1/4 mile on the road and you will find a path to the Southern beach. This was by far one of the best beaches around. Worth the walk. You can buy al a carte for your meals. We chose the all inclusive. There is not a refrigerator or a coffee maker in the rooms. So nowhere to store leftovers. Other reviews mentioned lack of availability of food options. Breakfast menu is large. Brunch about 12 to 20 items and dinner about the same. All very good with excellent service from the staff. We tipped after each meal. So sometimes you ate and drank more than you would of paid al a carte so be kind and tip standard tipping practice but in pesos. We took a taxi from Los Tules about 1000 pesos and around 900 pesos from Hotel back to airport. Uber is available. The roof top dining area is with an amazing few. Take a light jacket in case you have the wind come up. They provide shaws to the ladies when needed. The pool is clean and properly maintained. It only gets afternoon sun. That maybe a concern for some. If busy you might have to worry about having enough lounge chairs because the place can only hold so many spots. All in all a nice comfy visit.

It was a beautiful location on a beach where I got to watch sunsets and sunrises (because it was on a bay). There's a nice pool on site and a good restaurant also. The room was clean and there was daily housekeeping. The bed was comfortable. The staff was friendly and accommodating.

It's a little far from town, so there weren't many options for eating or shopping or any activities nearby. You really need your own car or in my case I have a driver . There was no chair in my room, so I had to bring one off of the balcony. The showers were very slippery because of the polished surface, and there were no hand rails, so I had to use a towel on the floor in the shower. I mentioned this to the owner, and they're going to try to fix that problem

Our sea view room on the top floor above the restaurant was magical in fact whales were breaching when we arrived. Front desk manager Alvaro Gonzalez went above and beyond to help us with anything we needed i.e. taxis, reservations etc... Restaurant manager Carlos always greeted us with a smile and made sure our trip was going well. Chef Manuel made the most insane food and even took time to show me how to make their shrimp tacos (which I had 3 times in a week because they were that good). Richard our server was super funny and always made us laugh. Gracias Xiobella for making our vacation one of the best ever Mi Amo Punta Mita :)

The parking garage needed a bit of attention but other than that the property is gorgeous.

The property was very quiet and secluded just a 5 min drive out of town. Very new and modern the hotel was small and had a relax feel to it. Really appreciated the underground parking to keep the car cooler. The room was functional with an amazing AC unit, incredible ocean views. Bathroom was spacious and nice. 5th floor restaurant was really lovely very chill and with good food. The infinity pool was so nice to relax by, fortunately the hotel wasn’t full really so had the pool to myself most days. The beach area was nice and calm, no vendors passing by which is nice.

The wifi would come in and out sometimes which is frustrating. The entrance to the property needs some attention, the entrance road had trash around the bins which was scattered and not so appealing. Not sure it’s the hotel who oversees it but could use some attention. Also just some signage to locate the property would be helpful. The room didn’t have a desk or sitting area just outside in the balcony.

Everything was excellent, loved this place. Only issue is there was no running water for 24 hours for showering. I had an early appt and they gave me some bottled water, but for the price and expectations, I would hope for some other compensation to not be able to bath for 24 hrs. But They were great, people were great, staff, view, rooms large and beautiful! Perfect getaway.

The hotel is in front of the beach and there’s nothing in the surroundings, it is very quite. The bed and pillows are really comfortable.

Carlos was nice before the arrival. However, we had issues during the tour day because we paid for the picking up service and no one was waiting for us after the tour. We tried to call the hotel during 30 minutes and with no answer. Moreover, we realized that the hotel charged more than the regular price for the tour we took and after negotiating the price and accepting it, they even increased the price to us. Not recommended at all.

The food was really good and the view was amazing. The beach is really lonely and relaxing.

The room space is a little small. Our room had a small "living space" area right at the entrance but its a waste of space in my opinion; there's only one couch, no tv, no table, no chairs. So when we ordered room service it was difficult to eat inside with all the plates. Also we didnt have transparent curtains, only blinds; so if we wanted privacy we had to close the blinds and turn on the lights.

The beach, pool, concierge service, food and drink service staff, (really all the staff) were phenomenal. This was one of my favorite stays I’ve ever had. I was traveling with my spouse, mother in law and my dog, and we all had a great time, beachside, poolside, and in town which is a short car ride away. The beach that is steps away from the hotel is perfect- low density of people, with a good long stretch to walk. It is technically open ocean, and the days we stayed it was perfect for an up to the waist dip with minimal to no undertow. I saw some adventurous people swim out, but I didn’t risk it myself- probably fine for any decent swimmer, but there’s no lifeguard near this hotel. I think there are lifeguards on duty in front of the large resort that is up the beach a bit. The staff again were great- they even watched my dog for a few hours at one point so I could go on a boat tour.

There were a few super tiny things that would have increased the comfort- a shelf in the shower, changing the sheets a bit more regularly (the beach is right there, so things get sandy quick). The parking was a bit small and tight, just as a forewarning too.

The view from our room was incredible and the setting stunning, we enjoyed watching whales and seeing the sunsets each evening. The hotel is in a great location for walks along a quiet beach. The hotel has a boutique feel to it and we felt very relaxed, often being the only guests in the pool. The team were very friendly and helpful. We were really impressed with the food and drinks, especially the quality of the food at dinner. Thank you for a wonderful stay!
