Excellent location. Close to the bus station, shops and Parque de las Palapas. Accommodation was rather basic but it had all that is required. The hosts are wonderful, always happy to help and adapt to your needs. For example, we had to live early one morning and we were offered a breakfast to go.

Water pressure is pretty low and the 'drainage' in the toilet is not the most efficient what might make your visit in the bathroom a little bit too stressful sometimes. We acknowledge that those issues are outside of the hosts control though.

Marta really took care of me, helped when I had questions, gave local recommendations, was available and super nice to talk to (in both English and Spanish). the room was super comfortable, had an AC and provided everything I needed. Breakfast was amazing!! Location was great, I did everything by walking, also to the bus station. Would definitely stay again!

Only one little recommendation: Maybe the bathroom trash could have been emptied a little more frequently as with too many guests it filled up quickly.

Marta and her family were incredibly kind hosts. She prepared homemade breakfast for us every day with different local dishes, and was attentive to provide whatever we needed for our stay. I would not hesitate to stay with her again if we are ever back in Cancun, and am so grateful for her hospitality. The facilities are also extremely clean and well maintained, and made for a very pleasant experience.

If you are looking to be near the tourist areas of Cancun / beaches, this is quite far out of the way given how expensive taxis are. However, this is a wonderful value for the price, and allows you to experience a quasi homestay with a beautiful family.

Nice host, we had a good conversation over the breakfast. It was so nice to see the host couple. This place is 10 mins walk from ADO/Downtown. Take a R1 to go to beach(30 mins) or R6 to Isle mujares(10 mins to ferry) or a shuttle to Playa del carmen(1 hr).. Nicely located

Martha was very accommodating as our flight didn't arrive till near 2300, she stayed up and waited for us to check in and let us keep our luggage there after we checked out. Breakfast was good and Martha was super nice the entire time.

We stayed only one night and it has been a good stay. The room has the correct size, the bathroom is very clean and it has everything. The position is not central but this is a positive thing for us. The host very kind and the breakfast super local🙂

I had a great long stay in Caracoles, the room and shared bathroom were very clean and comfortable and enjoyed breakfast cooked my Martha every morning tasting some local specialties. Shops and restaurants were walking distance away and beaches were easy bus ride away. Hosts Martha and David were very friendly and helpful, made me feel like staying with family.

Maybe there could be a small television in the room so could follow local news and weather?

The very warm welcome by the whole family made us feel at home. The next day we enjoyed a homemade breakfast of enchilladas and we talked about mexican food. They gave us the best tips for mole!
