Stayed here a few times now and each time has been excellent. Thoroughly enjoyed our stays. Spacious apartments, with everything you need.

The only downside, the beds. They are uncomfortable. I suffer with a bad back, so it’s not ideal. You don’t get to choose/pay extra for a sea view room which is a shame, however this time we did get one.

I would highly recommend this property to anyone. The location is amazing! The property is located right on the beach front, and on the main strip with all the bars, restaurants and shops. We stayed in a studio room and it was huge. Very spacious and very clean. It was a little outdated, but we didn't mind as we saw this in previous reviews prior to booking, and we didn't spend much time in our room. There is free parking on the street outside the hotel, or you can pay a refundable €40 to park your car in a private car park. This is the option we chose as the street gets very busy, especially on weekends, and we did not want our rental to get damaged. There is a supermarket directly across from the hotel. There is also a Spar around the corner, and multiple larger supermarkets such as Lidl + Continente (Portuguese Walmart) a short drive from the property. The hotel is accessible, with ramps and elevators. The pros for this property far outweigh the cons.

Our room was only cleaned once during our 6 night stay (however we did frequently receive fresh towels). The pillows in the room could do with being replaced. Very lumpy and uncomfortable. The pool is not heated and is freezing, making it too cold to swim in. We did not spend much time by the pool due to this, although we would have loved a few hours in the pool. The above would not stop me from booking this property again in the future though!

We first came to Praia da Rocha back in 1986, and wanted to see how it had changed. Huge apartment with great sea view (room no 1406). Free off street parking, although we had to leave a €40 deposit for the gate-opener - minor problem when we don't usually use cash, but ATM across road, together with supermarket. 5 minute walk to beach steps and numerous restaurants. Two pools, although we preferred to spend our time on the beach and in the sea. Hair-drier & iron available at reception. Will be coming back.

Bit of a creaky headboard - that's all...

Superb apartment on the 22nd floor with commanding views on two aspects. 2 bedrooms, 2 bathrooms, 2 balconies makes this a very welcoming and useful apartment within Jardims da Rocha....one to be bookmarked for future visits!! On our last morning we sat on the Balcony overlooking Praia Dá Rocha and watching a pod of Dolphins playing just a few hundred yards offshore.

The apartment is on the 22nd floor so at peak times we found that we could be waiting over 5 minutes to get the lift down to the ground floor. No huge biggy just a little more inconvenient.

I liked the view from my room. Last year I got an appartment on the ground floor but this year on the 23rd floor with view on the Rocha beach. The appartment is luminous, huge and well-equipped with electric kettle, fridge. I really appreciate that the bathroom was equipped with bidet. There were several pillows and blankets in the room.

There was no shampoo in the bathroom. There were ants in the kitchen area. The plastic table and chair on the balcony were old.

We were minutes walking to groceries, restaurants, shopping and beaches. Our room was very clean and most of the staff were very helpful,

The beds were very uncomfortable and the tap water from the bath was yellow causing our towels (which were white to become brown and dirty. Thankfully we received fresh towels every 2nd day.

Excellent location. Sea view. Lovely, friendly staff. Emails prior to visit answered immediately. Clean rooms. Towels and bedding changed regularly. Always someone on reception available to help at any time.

Visited two other rooms and some had more utensils than others. Towels varied in quality. some needed replacing.

Great location, minutes from the beach Easy to get around in a car, scooter or public transport. Reception staff were very helpful and friendly

Serviced unit but dished were not washed and no dish washing liquid is provided. Not really a self catering unit, you need to eat out with de snacks at the unit

We have been at this apartment for 2 weeks and we had really good time! We travelled with a newborn, everything was excellent, from the staff at the reception kind and professional, the pool always clean, and the apartment very comfortable! I definitely recommend to family’s or group of friends! And the location was also really good!

The location was great, a short walk to the beach, restaurants and mini market, there was a full kitchen including a small washing machine in room, gorgeous beach views and very friendly, helpful person at reception. We got an excellent, last minute deal for an ocean view room.

there was trash left in the room which had drawn ants under the sink and the floor wasn’t very clean - we swept the floor and got up quite a bit of sand and someone else’s hair. but when we told reception about the trash and ants, they immediately sent someone to remove the trash and spray something for the ants.
