The guesthouse is easily accessible on bus from the KTX station (and on foot from the bus station). The owner is fantastic - relaxed, kind and available. I was able to leave my luggage before check-in and after check-out, which was really handy. The location is perfect - you can walk to a number of Gyeongju's important sites in a matter of minutes and there are many nearby cafes and restaurants. The room is spacious, cool and comfortable. The shower works well and there's enough space to avoid the toilet getting wet. Breakfast is more on the basic/Western side (fried egg sandwich), but it's filling and the view from the breakfast room is great. Highly recommended!

Property is very nice and modern and it’s few minutes away from the tombs park and the city centre. The room was large, essential and clean There is a large breakfast area. Breakfast is quite limited so feel free to bring your own stuff. Coffee was very nice
I know it’s a Korean characteristic but perhaps putting a shower curtain will help not to flood the bathroom every time

This is one of the best value for money places I’ve ever stayed in; the room was larger than some of the more expensive hotels I stayed at in Korea and the facilities were excellent. The staff too were incredibly helpful and friendly. Don’t miss the breakfast either - whilst being basic, it was pretty substantial.
The only minor thing I’d point out is that while the breakfast was good, it was only available for a relatively short time meaning that the room could get very crowded if you hit it at the wrong time - extending the timeframe for even half an hour or so would seem to make sense rather than funnelling everyone through that pretty short window.

Very friendly and helpful staff. Facilities were very sufficient. Breakfast of toast and eggs was sufficient and welcome. Thanks to the lovely 2 gentlemen cooking them for us. Coffee machine made good coffee. Breakfast area had great view of one of the large burial mounds. Rooms were spacious and comfortable beds. Separate bathroom was spacious. Great location very close to the burial tombs, walking distance to Hanok village, parklands, numerous bus stops, abit of a walk to the museum and wolji pond but very doable. Lots of eating places nearby to choose from. Taxi ride to bus terminal cost 4000 Won. Cheap!
It was very pleasant. Just be mindful that there’s no lift to the second floor so you have to carry your luggage. Could have done with a few more power points in the room. Also, Gyeongju train station no longer exists! It is closed! There was no information about this on internet anywhere. We found out because we asked the staff. The Ktx station is still open but few kilometres away.

Clean, spacious, welcoming, & perfectly located! The place has a great vibe, and Lee, the manager, is terrifically helpful with tourist info.; he and all the staff are lovely! The triple room was spacious, and actually had a view of some Silla tombs, just meters away! The beds were the most comfortable I had in Korea. There are drying racks available, which is always a great thing! The bathroom contained thoughtfully-placed baskets for one's toiletries, FULL sized towels (!), and there were pegs in the bedroom to hang things, as well as a small fridge, and a floor fan (always welcome!), table and chair. The windows are DOUBLE dual-paned, and there's a second door that can be closed to ward off sound from the interior. We didn't need to do this however, as it was never noisy. This room was clearly arranged by someone who travels and knows what's important to a traveler. There is a large kitchen/lounge area with windows opening wide for fresh air looking onto some Silla tombs, and a coffee machine available round the clock, hot and cold purified water dispenser, and an ICE dispenser!! The breakfast was terrific: fried eggs on toast, juice, coffee, blueberries and cherry tomatoes, all prepared by the owner and staff!!
Don't be put off when you email them and they respond in Korean. I don't know why this happens, but if you ask them to, they will respond in English.

The hotel is in a great central location near the main tumuli sites, and a stone's throw from a range of restaurants. The owner and his son are a delight to deal with - extremely welcoming on arrival and a font of local knowledge. Lee (the son) booked train tickets for us and we simply settled up with cash, thereby avoiding the hassle of foreign cards and Korail. As for the hotel, it is modern, clean and quiet, with a hearty breakfast overlooking Bonghwangdae. It also offers a simple laundry service - a godsend when travelling. if you want high-end luxury go elsewhere - if you want a welll run establishment offering value for money and some real heart stay here.

The staff was very nice and helpful. When we came, there was a festival in the city and streets around hotel were closed. The person from reception showed us a way how to drive to hotel using some narrow streets to bypass the main road which was closed for few hours due to the festival. Breakfast was "different" from what we've seen in other places in Korea. They make a sunny-side-up eggs that you can put on a toast and add cheese and .... minced cabbage to it. Unusual taste, but overall nice.
That's one of two places in Korea where we were asked to wash dishes after we ate the breakfast. We used to wash dishes in places where breakfast is not served at all but here there's a kind of B&B and you need to wash dishes. It's not a big deal, but it was just unusual for us.

Fantastic location. Super helpful owner and staff. Restaurants and convenience stores surround. Good free breaky. Comfy beds. Great bathrooms. Large rooms. Fast free WiFi. Powerpoints and USB ports around room. Free tea & coffee at any time in 2nd floor communal and breaky room. Can walk to almost all attractions (or bus it easily too). Hotel had own carparks too. Would stay again in a heartbeat.
Couldn't fault anything. Really, really minor thing is no ambience to lobby/reception area as it is quite bland and their laundry is in open next to reception bit. BUT this is not something I'd detract stars or points for as it had nothing to do with the quality of our overall stay.

Excellent location, very close to the park with the old Silla kingdom's tombs. The host is very helpful and provides lots of information to go to Bulguk sa temple or to reach the Seokguram grotto. He also has a lot of recommendations for places to eat around. We were recommended a Bulgogi restaurant that was excellent.
The breakfast can get a bit crowdy since it was only offered from 8:30 to 9:30, so kind of everyone gets to the eating hall at the same time. Nevertheless, we didn't do have to do any waiting to get seated but we saw some people did.

The staff are really friendly! The kitchen area was a lovely surprise as well. It's very well equipped, and they do breakfast daily. I like their book stand and all the personal touches in the common room. There is laundry access, and they will hold your bag in the lobby before or after your stay. The surrounding area is great; there are cafes and plenty of places to eat. The main area with all the tombs is also an enjoyable walk away. I stayed in a twin room, which was very spacious. The beds were comfy, and the room had a bar fridge (though a noisy one.)
The bathroom was spacious, but it was so noisy! I expected it was an issue with the exhaust fan. I'm not sure, but it really bugged me. It was just very intrusive. The bar fridge was also very noisy. I ended up unplugging it as it kept waking me up. There was also a distinct lack of normal-sized towels. This was fine except when I washed my hair. As I have long hair, the half towels don't help much. They also do not have an elevator (not that I saw anyway), which means you may struggle to get your heavy luggage up the staircases.
