I am a returning customer. I was here back in September 2019. The positives I can confirm are the location as it is roughly just a five to ten minute walk to Terminal 21 Shopping Centre and the Asoke MRT platform were you can travel to most parts of Bangkok using the BTS Skytrain, an efficient and much better option to taxis and tuk tuk's. As for the residence it is good value with a good and varied breakfast, clean rooms, comfortable beds and the staff is also very polite and helpful. The gym is not big but has enough equipment to do a good workout.

What I've noticed from my stay in 2019 is that the residence, in its entirety is due for a bit of tlc and upgrade to retain the standard it deserves. This time the room I was given was rather small, though functional and bathroom sink needs to be strengthened as it was slightly lob sided and the shower had no door or curtain so water easily ends up outside. The TV's needs upgrading too as the remote was not functioning well.

The high rating is done when looking at the cost, being mindful of the facilities in their current state. There were a few things that I have noticed that have deteriorated since my last stay that need urgent attention, but the low cost and convenient location, and good service, make up for these.

The room itself was great and exactly as I've had staying here before. A few things I noticed however were loose screws on the gym equipment (dumbells) which are a safety issue, the treadmill is well worn and slipping quite badly. The guest shower located in the lift lobby that was kindly offered after checking out and before my flight, was broken so I had to 'shower' under a spout located 1m above floor level as the water was not reaching the shower head. The owners need to invest some money in having these issues fixed. The buffet breakfast is also not as well appointed as it was during my last stay.

Friendly staff, very clean and just across the road from a food market.

The location is next to a very busy road - taxis usually took around 30 mins to reach us then another 15 to get away from the main road. It's 10 mins walk to the metro, but the walk is next to cars, uncovered and uncomfortable in the heat.

some rooms a bit old, as no view, swimming pool on the first floor just where the gates and parking, we came with kids and on pictures swimming pool looks awesome, it was important, but in fact we didn’t want to swim there at all.

It was a really quiet neighborhood, perfect for resting. Rooms were clean and staff were helpful. They even changed our room upon check in for a nicer one. Best part is they store luggage for you upon check out. This is great in case you're traveling around.

Only downside is it's a bit far from the BTS and you'd need to walk for a while to get to cafes but there's a Starbucks opposite the residence.

The breakfast was really good and they had a wide range of options. The location was less than 5 minute walk from the train station and just 15 minutes from the night market. A great foundational place to stay to then go and explore the rest of Bangkok

The spaghetti was made with ketchup which was a little bit of a surprise. There was some construction going on during our stay that was not informed to us. Not a big deal, since we were out during the day, but if you were wanting to stay at the hotel during the day, it would have been inconvenient. The pool is for children. Very small. Seems like that is a standard thing in hotels in Bangkok

I was here for an Open House for the new LDS Temple in Krungthep (Bangkok). We were also having a reunion for anyone who was ever a Missionary here in Thailand. This location was a city block away from the reunion site and a block and a half away from the new Temple. Easy access to the Airport Link train and the subway station that connects to the fantastic public transit system in Krungthep. I chose this place for that reason, but the serviced apartment we were in had more than any Hotel we’ve ever stayed at in Krungthep

Cost of the breakfast was a bit expensive and lacked some variety, especially when so many vendors are within walking distance

What I liked: 1. Spacious rooms 2. Rooms have microwave - you can reheat leftover food, or cook microwaveable food purchased from 7 11 stores 3. Friendly reception - English speaking. I got an early check in at 10am 4. Good wifi connection. One can watch HD netflix :-) 5. Awesome location - walking from MRT station (phetchaburi), and Airport Link Station (Makkasan). Also many bus stops just outside the hotel.

Some things to improve: a. I did not get hot water in shower room. Only normal and cold water. Not a huge problem in Thailand weather though. b. Some power sockets work better for charging than others. not sure why. might be old construction. Other point to note: The building is old (old construction). But to me, that adds to the charm. As long as rooms are clean and well maintained, I am good to stay.

The staff were very nice. Serviced daily by a friendly and hard working woman. The breakfast was good. The location is above par. So close to public transport. Such a great place in the city. Pictures of the room were accurate. I would stay again but would prefer a different room, same layout just not that specific room again.

The air conditioner. Needed it's filters cleaned. Wasn't pleasant being in the room as it aggravated my sinuses, it was like having a head cold every time the air conditioner was on. Not very pleasant.

The breakfast was really great! We had a beautiful big room with a nice view. The receptionist can speak English, we used luggage storage. Everything was great.

The furniture in the room looks really old. The bathroom was also old and used.
