Words do not suffice to say how perfect it all was. The couple who run this lovely traditional house is out of this world. They’re lovely. More than lovely: they’re simply perfect. They went the extra mile every single day. They prepared breakfast for me way earlier than their normal time, as my schedule was super tight and I was leaving early every single day. The day I had to leave at 5.30 in the morning in order to go to elephant world, the lady was waiting for me with a mug of hot ginger and flower tea. I fell in love with the tea in such a way, that upon my departure she gave me seeds so that I can plant them and have my own at home! They are lovely and so warm and welcoming. The breakfast was yummy and gorgeous. The house is a small paradise in hectic Bangkok, full of plants and a cozy environment. The house is one of the very few last original wooden houses which used to be traditional in the capital. I cannot recommend enough. I’ve travelled around the world and this was a positive surprise. I’ll be back for sure.

The location and peacefulness outside of the main Bangkok hub suited the purpose of my stay. The hosts Tak and Ung are so friendly,,helpful and kind and made sure my stay was a good experience. I would definately stay at Baan Tepa again when visiting Bangkok.

I gave it a top marks on my whole experience at Baan Tepa but you have to bare in mind this is a traditional Thai style timber house nearly 100 yrs old, so don't go expecting modern day luxury -although it is very comfortable, very clean and has everything that you will.need.

The house is a peaceful green oasis in Bangkok. I loved eating the Thai and Western breakfasts in the garden each morning and the cooking was so delicious. My room was large and clean and had everything I needed. The hosts were very kind and welcoming, and gifted me a handy tote bag that I used every day of my holiday. It's not in the centre, but you have the express boat pier nearby which is very handy for the Grand Palace, Wat Pho, Wat Arun and other major sites. Just use Grab to get back when the boats stop running. It was great to stay in a traditional Thai house too, rather than a bland hotel.

The stay at Baan Tepa Boutique House was excellent and surpassed all expectations. The couple running it are incredibly hospitable. They accommodated us immediately in a provisional room since we arrived at 7am, so we could rest until our room was ready. The garden is very green and super pleasant, everything is made from wood and very well preserved and clean. The breakfast is also great. We were treated as being at home. The neighbourhood is very calm and has a local atmosphere. There is no BTS or MRT nearby - but the river water boat station is barely 10 min walking from the house, and moving with the water bots is a super nice way to experience Bangkok.

The house is being manage by two elderly sweet people. The breakfast is amazing, always have a dessert after every meal, either fruits or mango sticky rice, can't complain. The couple are really lovely. I was not feeling well when I checked in as I got sick the same day. However, the place is so calm and quiet, and I was able to sleep well and regain my strength. The place is so chill that I choose to sleep after the breakfast than to go out and explore the city. There is also a market nearby that you can explore and buy some fruits. It is equip with soap, shampoo/conditionaire, toothbrush/toothpaste, etc including hairdryer.

Though it is reachable by public transportation such as bus, going to the center, using it is a bit of a challenge, tried three times but fail. So, I just book a motorbike ride via Bolt to go to the center. Probably, it is my fault as well as I might not understand the pick-up point for the bus. However, coming home, it is not a problem to catch the bus.

As everyone has already mentioned, the host uncle and aunty were so good with a very warm nature. Always smiling and ready to help and provide whatever you ask for. I wish we all have the stamina, willpower and strength to manage a place like they are doing. The calm and cleanliness of this place can beat any 5-star resort. The breakfast was good and was prepared by aunty herself daily but you have to inform them what you would like to eat in advance. The garden and house is so beautiful although it has stairs so just keep yourself prepped for that. The quality of cutlery, towels, toiletries etc was very good and thoughtfully chosen. They gave me a bag too as a welcome gift. They also adjusted to my request to let me stay for an additional night even when I was unable to book it on booking.com. Uncle also came out to main road with me till I got my cab to airport and I felt like an elder member from my own family came to see me off.

1. The rooms had windows but I guess due to some reasons, windows were permanently closed. 2. The location is off. It comes under bus coverage but I didn't get any bus when I was waiting on day 1 from Airport line stop. The boat pier is nearby and even boat hoho stop is quite close but again, it's not a suitable option in late evenings and for wider city coverage. So you have to rely a lot on Grab and Bolt. 3. I didn't like that I forgot to get a picture of uncle and aunty 😢

From the first minute we arrived we loved the property. It is an escape from the hustle and bustle of Bangkok, with the peaceful noises of birds and water fountains. The hosts were incredibly attentive straight away, bringing us fresh homemade ginger tea while we checked in, and the kind gesture of a gift each. Their hospitality didn’t stop there as when we told them that our bus was leaving early in the morning so would miss breakfast they prepared food for us that night so that we wouldn’t miss out, which was delicious. Free water is provided, as well as all the toiletries you could need. We wished we had more time in Bangkok as we would have loved to stay here longer.

The location is slightly out the way, but we had no problems with this as we only visited Khaosan road area which was in walking distance (around 30 minutes).

This is a traditional wooden house converted into a guest house. The hosts are wonderful (10/10 in every respect). The guesthouse is also excellent value for money - pristinely clean, safe and quiet in terms of busy Bangkok. However, as a wooden house - the isolation between rooms has its limits - and my room itself was small (as was the cost of the room). Breakfast was also superb - and included in the cost of the room. In sum, in terms of comfort as a solo traveller in a single room - I'd rate it around the 8 mark- with straight 10s for the hosts, cleanliness and safety in Bangkok

See above.

We loved everything about this place. The owners of the house are very kind hearted. From the welcome to the farewell it was wonderful. They welcomed us with refreshing drinks and also gave us some small gifts. The accommodation is a classic Thai house so it has its charm. The room is very clean and has everything you need, the air conditioning also worked perfectly. The breakfast is prepared by the owners themselves and is very delicious. If you needed anything they are always attentive and willing to help you with a smile. If we were to return to Bangkok again, we would definitely stay at this place again, the best place we have stayed in Thailand.

Eveything is perfect.

I loved the home feel in an old Thai house with lots of life, colour, beauty and surrounded by so much light. THE BEST PLACE IVE STAYED AT !!!! The owners were the loveliest people and I was well looked after by them — they are friendly, beautiful, nice and warm people. Would recommend to anyone to stay with them. 😁✨ I loved the dark room — when u needed to sleep it was perfect after a big day of travelling around the city. Great location away from all the city noise…would come back in a heart beat 🫶🏽 LOVE LOVE LOVE!!!
