Bedroom was spacious and the bed was really comfy! Good location in the old town, near lots of good places to eat and drink.

Staff were incredibly moody, literally wouldn’t let us check in until bang on 2pm. Didn’t say a word to me after check in and I stayed there for 5 days - not even a good morning! Rooms are fine but lacking some facilities, it has a balcony but no chairs on it. Cups and a kettle but no coffee or tea?! Towels had been cut in half and the pillowcase was hand sewn up.

The location of this hotel was absolutely perfect so central less than a ten minute walk from the main areas in Chiang Mai. It was really clean with comfy beds and the shower was nice and powerful. It had everything you could need and was great value for money. We also got fresh bottles of water every day which was great.

Something to note is that even though the room is cleaned everyday they do not provide fresh towels. So if you want new towels you will need to request it. Also the sheets are not brand new so there are stains but they are clean so I don’t consider this a big problem.

The rooms are very clean. The aircondition is decent, good enough to be comfortable and fall asleep. If you get a room on the 3rd floor, about 40% of the rooms have a direct line of sight to the mountain, that is an incredible scenic view to wake up to. Pic attached. Situated near old town you can get almost anywhere with 40 BHT, and theres great restaurants close by. The decorations are very beautiful, one of the most beautiful hotels I've stayed at with this price point.

The desk area is very small and the hair dryer weak, minor complaints tho.

Location was quite central, close to the old town. The room was specious and had everything you needed. Daily refill of water in the room. The receptionist helped us with organizing some really nice tours. Free coffee, tea and cookies provided in the lobby area.

It was very hot on the hallway (no fans to ventilate the air a bit) It was not allowed to smoke on the balcony of the room so we had to go 2 floors down everytime we wanted to smoke. The towels and bed linnen had holes in them. The receptionist was not always available, not clear how to contact him. Some guests asked us how to connect to internet because they were having problems and could not find anyone at reception

We can't thank the man at the reception enough for waiting for us, allowing us to do a late check-in. The location is pretty good, close enough to the city center but without all the noise. They provide fresh water every day, which is kept cold in the room mini-fridge.

Overall, we had a good experience. The only two things that left us a bit unhappy were: the sheets were stained when we arrived, but we asked them to change them and they did I wouldn't recommend booking the Chiang Rai tour at the reception desk because, while Chiang Rai is beautiful, you'll only stop for 30-40 minutes at each location, which is absolutely not enough, especially considering the number of tourists.

The location was great! Everything was around a 20 minute walk away and we were still in the main square without paying insane costs! Also the room is so well decorated and really homely, the view was good and the balcony was very private and perfect!

The bed sheets had some holes and rips in them and it looked a bit worn, didn't affect our stay though :)

Great place to stay on a budget. The staff were also incredibly friendly which made a new area feel safer. The bed was ridiculously comfy and we slept well, with limited noise from outside. The staff were also very helpful in providing us with washing service and quick turnaround for our next destination, and all clothes came out smelling beautifully, 3 bags for only 500 baht.

The room was quite unclean. We had hair under our bed from previous guests as well as a lot of dust. Our ‘clean’ bed sheets were stained with yellow marks. The shower didn’t have a shower curtain so the bathroom flooded easily as well as no hot water, so a lot of cold/ mildly warm showers in the morning. The cleaner that comes in left bottled water, fresh shower mat and toilet roll, but never replaced towels, wiped down wet sink, mopped floors or cleaned toilet, so after 4 days it wasn’t the best. We’d also purposely booked a balcony room so we could sit outside at night and have a few drinks, this had no seats. Just a window you climbed out of to a barren space, felt like this has been falsely advertised.

The location is great! In the old town and only a walking distance from all the sights and markets. However it is still located in a quiet small and not busy street. There are also a lot of cafes and restaurants in close proximity.

There were a few small details that could be improved. The light for example was incredibly bright, which felt like you are in a hospital room. The fridge was set to a very cold temperature making everything inside freeze.

The location was perfect. Great for the Sunday night market and generally getting to anywhere within the old town on foot. Reception were very helpful. Room was pleasant and serviced daily. Kettle in the room as well as tea/coffee in the communal area. Snacks of crackers, bananas were a welcome treat. Great value for money

Only thing for me and it wouldn't stop me staying again was limited space to put clothing. A couple of drawers would be handy and the lamp shade that hangs in front of the mirror, bit awkward when standing to do hair etc.

A very decent hotel, like the pictures, with fridge included. . Good size, good location, good bed. Helpful staff. They have restaurants, shops and launderettes nearby. Also some temples and markets are within walking distance. .

The linen of the bed, had holes and the kettle was leaking, I informed reception but it wasn't changed. Also the room only has a bench for the suitcase no wardrobe .
