The rooms are a little dated but keep in mind what they charge. The staff are fantastic, could not be more helpful. Very well located for Soi Baukhoa and the markets. Would definitely stay there again.

Great location, less than 10 mins walk from Pattaya beach and Walking street. The compund of the property itself is very beautiful, so green and spacious with ample parking space. The room was huge with balcony and a verandah. Bathroom was big size too. Overall, the place was great.

Reached property around 11:30 PM, had already requested for a late check-in, no one was at reception. Fortunately I had international roaming and was able to call the number mentioned on the front desk of the locked reception. No lift for our room on the 3rd floor, but the stairs were very wide.

Love this Place. Super friendly staff throughout all the way through from reception to cleaners that make you feel like family whilst there. Good facilities in room for the price. Big fridge, large room floor plan, safe in room, excellent storage facilities and a good bathroom area. Motorbike hire and laundry services available at the hotel also. South Pattaya location, 7/11 at the end of the road which is super convenient. 5 min walk to Soi Buakaow market, which is at the bottom of the famous road about a 20 mins walk to the famed main bar areas of LK metro and Treetown or a 5 min bike ride, and friendship supermarket with 5/6min walk from hotel from a larger shop. Had 14 great days here. Will stay again for sure. A real pleasure.

Great Hotel for long stay value in Pattaya South. I only stayed 14 days but ideal for a month or more. Decent sized rooms and comfortable large bed. Small balcony. Big fridge, has a security safe and a decent bathroom with open shower/wet room and good shower pressure and heat after running it for a while. For it's price it's a good place to stay. Quiet hotel even with lively guests / long term regulars. Very friendly staff and cleaner's who like to interact with the guests and who ech evening all eat and drink communally and often encourage you to join them. For the price it's a good choice. Area is near 9 Pattayatai. The Friendship Supermarket is 5 mins walk and has a good 7/11 at the end of the road 2 mins walk. Great street food vendors near the soi buakaow road entrance and also the value clothes buakaow market nearby both excellent value for money. And the soi buakaow bars and girlie bars are a 10min walk from there. Would definitely stay here again.

The only thing I really found and not a complaint just an observation and to temper some expectations was (because its more of a long stay hotel) -The cleaning team who are super nice, will only really clean your room twice a week and bedding every two weeks. So don't expect daily room cleans because it won't happen, unless you hassle them. However, they will always give you fresh towels and toiletries when requested. A pool would be a bonus but understand not at this price to expect a pool. Although, there is a nice pool at the hotel opposite that you can use for 100baht.

A superb hotel in a very quiet location and all the staff are very nice and friendly. I will always stay here when I am in Pattaya. Cannot fault it at all.

Bed super hard (I love it). Large fridge in room, TV, balcony, everything is super clean. Lady not very happy to be disturbed late when we checked in (10.30pm) but understandable I guess 🤣. She was friendlier next day when we saw her again 🤣 Room & bathroom was super clean. Room was very big. Felt very safe, price was very good, would definitely stay again in future. (Bitten a lot by mosquitos at night so make sure to take spray)

Great Location, you have 7/11 convent store 1min away. There is a place that serves noodles 2 minutes away on the right as you walk on the street which is Amazing. there is a cell phone accessory shop right next to the 7/11. it’s also about 10min walk to walking street great stay I will definitely be booking again

The shower water doesn’t get as hot, just about (Luke warm). They do not have microwaves so that sucked for late night snacks

very clean and large room in a quiet area not far from the main road. supermarket and eating places easily found near the hotel. Staff were friendly and helpful. plenty of hot water for showering.

The aircon was old and struggled to keep the room cool. The room was not service daily and drinking water, soap and shampoo was only supplied only one time. The wifi was temperamental and required constant logging in. Reception was not always attended.

Great location close to soi buakhao, walking street 15 min walk or just jump on back of motor bike which are at end of road near enough 24/7 There is also a 7/11 at the end of street amongst other shops, every thing you need is located close to hotel and the staff are very helpfull !
