This hotel in quiet soi 13, central Pattaya, is in a perfect location. Very close to central beach and has abundance of shopping, restaurants and massage places all around. Clean and spacious room with a balcony (some facing a parking lot so no view), breakfast ok, a la carte only, with some English and Thai choices, the staff was amazing, so kind and helpful, especially John the manager who went out of his way to make my stay a great one.

I would love to see a wider selection at breakfast, especially fresh vegetables (salads). The other thing was the mattress which was very hard and caused me great discomfort.

Excellent place to stay close to Walking Street and the beach. Loads of restaurants nearby. Great and helpful staff especially the manager John. Seems like a great guy. Recommend

Nice old school hotel. good location. Pleasant roof top pool area. Large rooms. balconies (albeit with views of a car park!). Great maid service crew and staff. Knowledgable and helpful manager

Old school web log on for wifi = always problematic. No wifi at all on last day. Not a 'condo' hotel as described. There doesn't appear to be any 'condo' elements ie it's regular hotel rooms. A 3% surcharge is now applied for using cards (but not mentioned at time of booking nor at check in). I was hit with my bill and this charge as I was leaving. No time to get cash.

The staff is very helpful en friendly. The property is in a peaceful and quit located close to places with good food a drink or entertainment, all just in a view minutes walk distance.

My first impression was a little outdated interieur but honestly I enjoyed my time, got a good sleep and will come back to this place definitely.

I am really happy to have chosen and found this magnificent structure, the staff was really perfect, all very kind, smiling and welcoming, always ready and available for anything, the pool is very beautiful, the breakfast is quality and very good, the cleaning is perfect, the room is cleaned every day impeccably, if I return to Pattaya I will definitely choose you again, thank you for everything 🙏

Staff was amazing. Best asset of this hotel. Let me check-in at around 9 am, which is 5 hours early. No extra charge. Always friendly, smiling and happy. Helpful with advice about taxis, prices etc. Girls in restaurant was always fast at giving service. Housekeeping cleaned the room in 5 minutes using 3 ladies, so I didn't have to wait too long while I was there. Just great staff. Quiet hotel but short walk to all night life. Easy taxi to all places.

View from my balcony was a little sad overlooking a closed court yard. But the price was accordingly low, so cant complain.

Location nice and close for the beach and Walking St, plenty of bars and restaurants close by , rooms very large, clean , good kitchen area huge fridge / freezer , nice living area . two separate A/C units , lovely comfy large soft bed, good size bathroom and walk-in shower - rooms very quite in the eve / night, only a very slight noise from bars , Nice clean pool on the roof, not very large, but adequate. Staff super friendly and helpful , very professional

Breakfast was a bit of a let down , I had expected a buffet style affair ( not sure why , it just seems the norm now in most hotels ) , but instead was offered a small menu with a basic choice ( 6 or so variants ) and was troubled to note that some items were charged extra if you added them to your requirements ( mushrooms , baked beans, fried potatoes, sausages etc ) Tea, coffee juice appeared to be on a fairly endless supply What I had was fine and cooked well , no issues with the quality or presentation , but feel it needs to have a slight tweek just to bring it up to par with the rest of the hotel .

Great location. Fab pool on roof. Like the limited selection breakfast - avoided the temptation to have everything - they served the perfect English breakfast- brown bread would have been nice. Helpful owner / manager. Room cleaning good and fresh towels each day.

Rooms are a bit small unless you pay for a suite but adequate. Proper balcony to sit out on but view of other balconies.

Breakfast was simple, for me, but what I required..owner and me had a shared football team connection so I might be a bit biased..but I am not..excellent service at the front desk

Swimming pool closed..but that didn't affect me
