Ray, Mags and Kimberley were very welcoming even checking we were ok when we were a little late due to watching Lancashire playing cricket and it running over. The room was ample for what we needed as we only stayed for one night. It was lovely and clean and had all facilities needed for a pleasant stay. The breakfast the following morning, prepared by Kimberly, was one of the best we've had in a B & B and kept us going till tea time as it was huge. We would definitely always stay there whenever we get to watch the cricket in Blackpool as it was located only 5 minutes drive away from the ground and was out of the way of the hustle and bustle of Blackpool.

Amazing stay couldn’t find any faults with the room ,breakfast or the absolutely perfect hosts. We stayed in room 5 the view from the room was great especially at night when the tower is lit up. We had a great laugh with Kim and ray throughout the entire week we stayed and we will definitely be returning here the next time we come to Blackpool. P.S good look with the pool tournament Kim and ray.

Very easy to find, was able to obtain a parking space outside the property for the duration of our stay. Was welcomed and shown to our rooms which also was lovely and had our own private bathroom (small but very effective). Breakfast was really good (Full English, Cereal, Pastries, Juice, Tea/Coffee and extra if required). Due to staying there for more than 1 night was asked if needed any extra Tea/Coffee, ETC for our room. Could not fault our stay here from start to finish.

Tastefully modernised and decorated. Central. Very clean. Friendly and obliging hosts. King Room was comfortable and spacious with very modern , if smallish, en-suite. Large, wall mounted TV in room. The breakfast ( full English) was very generous and beautifully cooked. Parking available but you have to book it because there are only 2 spaces.

Due to warm weather, we needed the windows open and there was some road and seagull! noise during the night.

Staff were really excellent regarding comms prior to stay. Very friendly and easy to chat to. Clearly they care about the service they deliver. The rooms were lovely and bed was exceptionally comfortable. Moreover, the breakfast was delicious. Location of the property was brilliant, and you could walk to the tower in no time.

Nothing not to like. Only thing to note as a precursor is to ask whether there will be parking available at the front of the property. The staff can give advice on other options if not.

Kim and Ray were incredible throughout our stay. From the minute we booked a room Kim was in contact and made us feel so welcome during our stay. The location is perfect for anything central Blackpool and a very short walk to the prom/tower/arcades. Breakfast was incredible fast and piping hot. Ray checked on us multiple times during breakfast and was a fab host. The rooms were perfect for the night and very comfortable. Thank you both so so much for such an amazing stay!

The location was great for everything, Kim was a great host, couldn't do enough for us even got me porridge, my husband had the full English which he said was great. The room was adequate with everything we needed.

There was no parking for us and considering I clicked that I needed a parking space and it said I didn't need to reserve a place, I found that quite annoying. Especially when we had to pay £40 to stay in the car park down the next street for 4 nights. Plus I was worried about leaving my car overnight in an open car park. Just to be picky the shelf where the tea and coffee facilities were, needed to be bigger and lower, I felt it was quite dangerous were it was.

We booked here after reading other reviews on here as we had to rearrange from July (for my fiancé's birthday). Fantastic hotel, Kim & Ray were brilliant and friendly too. Room was lovely, spacious and comfortable. Breakfast was really good, full english, toast, tea & coffee - had options of cereal, yoghurts and croissants as well. We parked right outside the hotel after messaging and booking our space. My fiancé and I had the King Room at the front, you could people but wasn't too disturbing. Our friends had a room in the back, and they had no complaints about their room. The hotel is opposite the Social Club which was really good for Bingo and entertainment. Not too far from the beach and North Pier too. We will definitely book here again.

The location was excellent if you are going to see one of the shows in the town centre, only a few minutes leisurely walk away. Great refurbishment nice room, huge TV . Lovely young lady who made us feel very welcome and made us a great breakfast . We would definitely stay there again.

Blackpool does tend to be a bit noisy even the seagulls! Only a couple of parking spots but there is a couple of large car parks just around the corner.

We had an amazing stay here, the location was perfect! I really appreciated being able to reserve a parking space on the drive as it meant I didn’t need to find somewhere else or pay any extra. The breakfast was really good, they even provided me with oat milk. Kim is an incredible host and really makes you feel welcome and at home plus hearing her singing along to the radio at breakfast always put a smile on our faces, a lovely start to the day! We will definitely be staying here again and have already recommended it to our friends!

Honestly I can’t think of anything, maybe the water pressure in the shower could be a bit higher but that’s not a big issue at all!
