Excellent location, spacious, safe, modern cozy nice decor, beautiful historical building.

Getting access to the building checking in was a nightmare. They should provide the code instead of doing it wireless through the app that relies on a strong phone service or wifi. We had to call for the code and it was sent last minute. Other people were also outside in the cold rain with the same issue waiting to have access. There is no elevator and being on the top floor carrying all the luggage wasn’t easy. Shower enclosure is not big enough to keep the water from going all over the floor. The bathroom floor was constantly wet, cold and slippery. Some questionable stains on the chairs. Hair and fake eyelashes on the bed.

I stayed here for 5 nights for work . Flat is modern and very nice . Location in New Town is pleasant and central, easy to walk to all the Edinburgh attractions . The room was clean and well presented . It was well stocked with kitchenware , although I mainly ate out. Check in is entirely online and you get an email with access button to the accommodation . So there are no staff around and I didn’t interact in person with anyone . Worked easy and smoothly for me , other people may prefer to have a hotel with a front desk. Price seemed reasonable compared to similar properties. Overall I would highly recommend it .

A bit of a personal preference issue for me : To access the building you went into your email on your phone each time and clicked through the link which unlocked the door. Quite a novel way for me . It did make me a bit nervous though that if I lost my phone , or it ran out of battery while out , I would quickly be in a tricky spot in a strange city with no phone and no way to get into my flat. Especially as a solo traveller . You’d need to have a note of the property management company number and try to find a friendly persons phone to use to call them. Although I’m not sure what time they’re open until so staying out late might be an issue. It worked fine in the end and it is a minor issue, but overall I would prefer to have an access card

The studio is absolutely beautiful, well decorated and had all the necessary things that I needed during my stay. Everything worked smoothly and was in immaculate condition. The room is also full of light, on account of the three large windows, with separated lower shutters allowing for privacy while still allowing light in.

I was very uncomfortable with the system of entry into the room, you are sent an internet link that needs to be used to open the door. On my arrival I could not enter the apartment with this system, as there seems to be some kind of delay between clicking the online button and the physical locking mechanism on the door. Further, when calling the given number to try and gain access, the phone line was disconnected several times, which was a very unpleasant experience. Beyond this, it is not enjoyable to know that if you forget or loose your phone while out, or run out of battery, there is absolutely zero way that you can re-enter the building. There definitely should be an alternative option available, both for peace of mind and security.

The flat is very spacious and comfortable. It has 3 rooms. A bedroom, living room and the bathroom. Bedroom and living room are very big. The bed was comfortable. The location of the apartment is very convenient. It is very close to the city center and restaurants or bar for breakfast, lunch, or dinner. We were very happy with our stay in this place.

The wifi was good, but sometimes it was a bit shaky going up and down, and we lost connection while watching a movie. nothing serious. You get in the apartment using a web link. That requires you to have a smartphone with data connection and the phone to be always charged. We didn't have any issue, but I always checked the battery level before going out .

The location was great, close to everything without being in the thick of the noise and tourists. The best restaurants Noto, The Bon Vivant were in Thistle St (parallel to Queen St) and Six@Nicos in Hanover St around the corner. The Thistle St Bar is also great for a quiet drink in a traditional bar. Take a wander 2 and a half blocks along Queen St for a cocktail at Panda & Sons. It's secret bar you enter via what looks like a barber shop. Look for the bookshelf once inside.

Our apartment was great but the view out the back wasn't great. Not that the owners can change that. It was at least quiet being at the rear of the building. Try to book an apartment at the front with a view over the park.

The property location is amazing! Perfect spot to walk to anywhere in Edinburgh. Shops and plenty of restaurants in the area. Loved it’s so close to Stockbridge and Leith walk where our daughter lives. Well equipped studio with chairs and dining table / kitchen hutch was great. Pretty views of Leith and Stockbridge.

There are very steep stairs and no lift. Also the amenities are very scarce. Old thin pillows, The towels were old and 2 thin bath towels for a week stay is not acceptable. I asked for more and they wanted to charge 10 pounds. We also had a leak in the ceiling the day we arrived from heavy rain and the maintenance man came 3 days later. Not much they could do it’s an older building.

The central location was great. The main living space was nice and warm despite cold weather. This apartment has a proper kitchen area. Shower was lovely.

The entry system was virtual key only - impossible without Internet access. Agency registration was a mess and very frustrating. I was cold in bed every night - and no spare blankets available.

Exceptional three rooms (bedroom, bathroom (shower) and lounge with kitchen) in an exceptional location, 15 minutes walk from Waverley rail station. Gorgeous Georgian decoration (could be more sympathetically shaded) in gargantuan rooms; loved the 10 foot tall window shutters. Lovely spaces to return to mid afternoon and relax before hitting the hills of Edinburgh again.

A few small things would have made it perfect, and given the cost I was surprised these were lacking; washing up liquid, sugar, more than four tea bags, a second tea towel, a third toilet roll; IMO these are basics. Two pints of milk would

Location - walkable distance from almost everything (Restaurants and cafes all around, Stockbridge, Greyfriar, Museums, etc.) especially for grocery shopping/train station. Well-equipped, comfortable, and clean (ish). Nicely arranged, and not at all noisy regarding the other apartments in the building.

Very noisy due to main road just upfront, some issues with the radiator and dishwasher - which were both fixed the next day (good, friendly communication with owners and technician). Shower needs a better door, water goes everywhere and does not dry, and some of the towels given to me were kinda dirty.

Location was excellent - out of the busy tourist area but close enough to walk to. Many great coffee shops and bakeries nearby. The kitchen had everything we needed. The bathroom was super clean and bed was firm and comfortable. It's a perfect space for two.

They could provide more toilet paper than one roll for a week's stay. It would be great to have a code for entry rather than just the website unlocking feature incase our phones die or there are more senior guests.
