Big bedrooms and a FAN ! Thank you for the fan , this honestly made a huge difference as it was a warm day . Very comfortable beds and a good size bathroom but there was quite the damp smell. When i phoned the staff were very helpful and patient , I was quite frazzled after a long drive , I thought I had booked a hotel with reception etc , this is more like , here's the codes let yourself in , which i will know for next time . Very charming place , big common area to relax , well stocked kitchen area with iron etc . Would defiantly stay again .

I communicated via e mail and asked if there was parking at the property , I was told there was , however when I arrived i found no parking at the actual property . Upon a phone call to the staff I was told its a public car park opposite the hotel at the back , which was fine , but I do wish this had been made clearer in the e mail . No staff in the building , you enter by codes on locks , but if you call the the staff are super helpful.

Excellent location, near to cathedral and older part of Lincoln. The guest house is different to any I have been to before with self check in, so no reception staff but they are easily contacted by phone. There are 2 key pad coded doors to enter. Bail House has a lot of character and space. Lovely sitting room downstairs and nice outdoor area to look out on to. We had a family apartment which gave us a double room, a twin bed room and a bathroom. The beds were very comfortable. Our stay was very good value, there were lots of nice touches and the 11am check out was good for us.

We did notice that the decor in the rooms was a bit tired and that the curtains in one room were badly ripped in a few places. The lamp didn't have a bulb. There were some marks on the bedding. We felt that these small things let the otherwise great property down.

My visit was for work, so I didn’t pick this property for its location to visit places, I picked it because it was good value and it had a car park (although it was very small, only a few cars could park there). The location turned out to be great, just a very short walk to the castle if you was to visit it.

Although I found everything was great about this property and the room that I stayed n was very nice, the only small thing that I could say is, my room add a separate bathroom/toilet that was number to match my room and for my use only. It turned out to be used by another resident that didn’t clean up after themselves. The bathroom could be locked and a key attached to the bedroom room key.

Very convenient location, especially for the older part of town (although the whole of Lincoln is easily accessible by foot). The apartment is spacious, light, and peaceful. Lovely communal and outdoor areas for preparing and eating basic food (microwave, plates, sink, etc... anything that doesn't require an actual cooker!)

I was given conflicting info about parking - there is an external carpark very close, don't even try to park at the hotel. The beds weren't very comfy and my pillow case was stained - none of this spoilt our stay though, I would happily go again.

Room was beautiful, I slept in a four poster bed which was so comfortable. Really crisp, clean white bedding, I had a great sleep. Window overlooks the high street of the bail. Beautiful building with interesting furnishings. Shared kitchen and lounge were lovely. Good courtyard

The ‘private’ bathroom was used by others so really not in a great state when I wanted to use it. I think providing a key would solve this. Lack of parking. Fortunately I am a blue badge holder and I managed to find a space right outside but it might be tricky for others.

The Bail house is a lovely old property in a fantastic location for seeing all the best of Lincoln. The room was large and comfortable and we had a very good night's sleep as this part of town is much quieter at night than the lower part of town. Although we didn't see staff on arrival, we were given very clear instruction on how to get into the property. It was a real treat to be able to make a cup of tea in the large lounge and sit and drink it in the sunny back garden. I messaged the property on the day of our departure to ask if it was possible to leave a bag until later. This was answered positively and promptly.

I loved the medieval bedroom which the hotel kindly arranged for me. It was amazing to sleep right under a roof built in 1350! Is this the oldest hotel room in England?! Stepping out of the door onto the landing of a comfortable Georgian townhouse was like walking out of a time capsule. I also really appreciated the kind after-arrival call from Emily. Thank you! The location was superb for local pubs, food and I had excellent breakfasts on 3 days in different cafes.

Location was excellent. Very clean. No staff evident at all but was emailed with codes before 15.00 and it worked. Tea and Coffee facilities were welcome. Thank you. Both rooms at the top No. 3 & 4 had ensuite facilities. No Parking but surrounding streets have free parking if you can find a space. It wasn't a problem.

If staying in very warm weather there isn't any aircon only a fan. So top of the building would be very hot. Warning for elder people there is not lift. No hairdryer in twin room.

location was really good and the room (when sorted) was very nice.

originally placed in room that was more basic than booked. We were moved to standard booked but then had issues with key. once all resolved it was a good stay. would say that there is very little parking and it is not clearly marked, properties that used to be part of the hotel have been sold and the parking has been taken by the new owners - think that this being clearly signed would be helpful (an owner pointed out that we were attempting to park in his private space - unmarked).

Lovely Hotel with a Spacious Room and Large Four Poster Bed which was extremely Comfortable Coffee/Tea making facilities in the room with an adequate sized TV Staff are extremely helpful although you did have to phone to request anything as no staff are actually available on site but all queries we had got dealt with quickly and efficiently Nice comfortable lounge area to have a coffee or make something to eat so you don't feel like your living in your hotel room

Shower was a bit tricky to get to grips with but once we had worked it out we managed fine Definitely need to be fit if you don't have a car as it's right at the top of Steep Hill
