The breakfast was delicious and filling. They served breakfast tacos with a green Chile hollandaise sauce, fresh fruit, and potatoes. The property and room were perfectly appointed and comfortable.

The only thing that was not great was that guests arrived late at night (probably around 11:00pm) and made a lot of noise, talking and laughing loudly outside of the second story bedrooms. They continued to talk and make noise for about an hour. I think it would be helpful to remind guests who are arriving late that they need to be mindful of other patrons and keep noise levels down, particularly because the house is not a hotel.

TVs were very good. They allowed the use of our Travel Roku to watch our favorites sports and morning business shows. Showers were very elegant looking. The beds were very fresh and firm!! The noise level was very good as well.

Staff is gone and appeared to be unavailable after our arrival at 3:00 pm, daily. The stairways were a bit challenging. AC in upper room (Avery) cycled off and on without reaching desired temperature. Seemed very weak. The rooms could use some USB charging plugs on each desk in the rooms. End tables by beds are very limited.

The property is beautiful and in walking distance to down town Fort Collins in a nice neighborhood. It was comfortable with easy check in and good communication from the staff. The room was cozy and warm and we enjoyed the claw foot tub after a snowy and cold afternoon. The staff was friendly and professional and we enjoyed a tasty breakfast in the main house dinning room. Looking forward to coming again in the Spring or Summer.

Although the room was cozy and had nice linens, the bed was too small for a couple. We stayed in the Collins room and it would be great for a single person. Next time we will book a larger room.

The check-in process went smoothly without needing to interact with staff and instructions were detailed and thorough. The room was super clean and pretty quiet considering that it was on a fairly busy side road. The bed was firm and comfortable with good pillows. Breakfast both days was good and on the light side and staff were friendly. If you were looking for a larger breakfast, this wouldn’t be it but it kept me full until lunch without issue. I would definitely visit again.

There wasn’t anything really that I didn’t like.

The Lady Moon room was a mix of Victorian and modern. Everything was clean and the location is charming. Breakfast was excellent! I would certainly stay there again.

A mini fridge in the room would have been nice.

The inn is beautiful. The beds were comfortable. The staff was friendly and made sure our needs were met. Loved the location. Short walk to great restaurants and an ice cream shop. Loved the church bells and sitting on the front porch.

It was a bit noisy in the morning with the trash truck and other large vehicles. They did provide ear plugs which was helpful.

Having the extra touches of Coffee and Tea any time of the day was very nice. Love that they focused on local and sustainable products. Lovely view of the street and all its trees. Was just far enough away from the college and shops to be peaceful. Was easy walk to great dinning. Loved hearing the church bells from a block away.

Another guest/sheep stayed over their breakfast time to use it as a forum to promote his misleading information to promote his Fox News ideologies.

Went as part of 25th anniversary celebration. Found a lovely note on our bed with a box of two truffles! Location was great; breakfast was special/unique; service was excellent; bed was excellent; had a bathtub in the living area that was exceptionally fun- I sat in the tub and watched a sweet film. "Beverage area" in main house for sparkling water; ice; tea; coffee at any time. The kind of place that paid attention to the details and made you felt welcomed.

Breakfast was free and it was great every morning. Both days we had breakfast, the meals were phenomenal and the service was very good. The rooms at the hotel are very nice and we had no issues with anybody else bothering us. Overall, I would defiantly stay at Edwards House. The locations was also great and a quick walk to downtown.

Everybody was great, but the price of room was a little expensive.
