The owners could not be more helpful and kind ! we recommend 100 percent. the breakfast was delicious and different each day. homemade cakes by the owners à délice 😋. It is not the first time we have stayed here , why we come back …. the views from the hotel of Rome are absolutely breathtaking. the best place to stay if you want a comfortable place to stay out of the city. we really loved our 4 day stay

I recently had the pleasure of staying at Villa dei Fantasmi in Rocca di Papa, Italy, and I must say it was an experience like no other. From the moment I walked into the hotel, I was struck by the warm and friendly atmosphere created by the owner. The owner went above and beyond to make my stay as comfortable as possible, offering helpful advice on what to see and do in the surrounding area. The room I stayed in was spacious and well-appointed, but the real gem was the view from the balcony. Overlooking all of Rome, the view was truly magical, especially at night when the city was lit up. I found myself spending hours just taking it all in. The town of Rocca di Papa was surreal and peaceful, providing the perfect escape from the hustle and bustle of city life. I loved exploring the quiet streets and taking in the local culture. One of the highlights of my trip was hiking up Monte Cavo, which was just a short distance away. The hike took less than an hour and offered a breathtaking view of the beautiful vista “Occhi Di Diana.” It was truly a sight to behold. In conclusion, I would highly recommend Villa dei Fantasmi to anyone looking for a unique and unforgettable experience in Italy. From the stunning view, to the friendly owner, to the surreal town, this hotel has it all. I’m already planning my next trip back! 5 stars all around!

So far, I think, it’s one of the best places I’ve seen in the world! Definitely a place for a honey moon!!! I just couldn’t stop walking around the garden of the Villa with the breathtaking views and heavenly smelling roses. It’s definitely one of the best places in the world! The place where you want to put away your phone (after you’ve made numerous photos, of course:) and just walk around the place and enjoy. You won’t need an apperitivo that the friendly owner kindly offers to you, because you get high just on the atmosphere and the views. But with aperitivo you’ll probably get on cloud 9:) Every single detail of the Villa and of my room was amazing. Every single moment in the Villa was filled with perfection. In short, the first 2 hours I couldn’t believe my eyes. Then I got more used to the place, but it’s definitely the place you’ll remember all your life and dream of coming back. P.S. very easy to come from Rome even without a car - just take a metro to Anagnina (1,50€ ticket) and then just change to Cotral bus (1,30€ ticket to one side). I’m saying very big thank you to the owners Vincenzo and Anne for keeping this place and keeping it in THIS amazing and perfect state!!! Anne and Vincenzo are a very beautiful and kind couple. They have put so much effort in renovating this villa and then maintaining it. So, very big thanks to them again! P.P.S. The cakes you’ll try at breakfast are made by Anne herself, they’re of amazing quality, you won’t buy such in shops. ** The bed, pillows and the blanket were amazingly comfy, also, it was the only place in Rome where I got the real duvet put in the real duvet cover, which was a very pleasant nuance.

We had an amazing time in Villa dei Fantasmi. The view was beautiful. We loved to walk around in the pretty medieval village, discover surroundings and street paintings. Hosts were really kind and helpful. They welcomed us with drinks and snacks. Rooms were clean and tidy, breakfast was delicious. They even picked us up from nearby village, because we had difficulties with transportation. Thanks for everything! We already miss Rocca di Papa :)

We are very happy with the choice! The location was great, a lovely quiet town in a strategic location for visiting the attractions in the area. The hosts of the villa were very warm, open, kind and willing to help, we just felt there like visiting family. We hope to see you again.

I stayed there for 10 nights. I thought it would be just ordinary bed and breakfast but it exceeded all my expectations. It was spotless clean. I had personalized breakfast (I love fruits so I had lots of amazing fruits such as watermelon, melon, peaches, apricots, figs (were my favorite), kiwi, grapes, they even prepared me castagna because I wanted to try it!) on a balcony with breathtaking views. Coffee “Italian americano” was so much better than “American americano” that I am used to. The bed was so comfortable. Location is quite. The owners were so kind and friendly! Excellent WiFi connection was also important so I could talk to my family and friends.

There was nothing I didn’t like.

Spectacular views and the house itself is lovely. There is a little terrace and the parking is convenient and safe. A very neat and aesthetically pleasing interior. The breakfast was delicious, all homemade tarts and cakes, and the coffee was very good. The hosts were very welcoming and chatty.

The only little downer was that it was cold in our room, but under the duvet we were snug as bugs.

All was v good. I would maybe have more self/service at breakfast rather than host bringing everything. It was hard to know what would turn up next. But he was v kind & food all v tasty so this is a very minor thing.

Hospitality, wonderful hosts, a drink when we arrived, help parking and with bags, local tips. Of course a great view although it was almost dark when we arrived and we left early for the airport.

This is a great place but unfortunately our stay was made a little unpleasant because of some extremely noisy people in the next room. It too them until 2am to stop yelling, slamming doors and blaring the TV. The walls are very thin and this did not help. This was a shame because otherwise the place was excellent.

Views and food was amazing, rooms and shower facilities were clean and fresh. A special thank you to the hosts you were both helpful and very friendly made me and my son feel at home

Nothing it is the best value break I've ever taken, and I am well travelled, views are unbelievable and I look forward to going back thankyou for the experience
