great location. nice staff.

the access to the property is abysmal. the road was so badly maintained. any car with a low body would be is serious problems. for a nice place road would put us off going back. not as easy to get to town as you’d think either.

breathtaking views. A440 is a beautiful place to stay. the staff from manager Barbara, to the amazing cook, Paul, and waiter, Gabrielle, as well as the morning staff at breakfast went out of their way to pleasantly ensure the best service. the grounds are lovely, peaceful and relaxing. highly recommended.

panoramic views of a Tuscan hills and villages. the property is well-cared for inside and out. loved the pool that faces the western sun sets.

We really enjoyed our stay, the room was clean and big enough for a couple. There wasn't much of a view but I suppose other rooms have better view, depending on one's budget. We had dinner one night and the chicken with roasted potatoes was really good. We were able to check in 45 minutes earlier which was nice.

I won't give it a 9 because of this, but it's more like a recommendation, please add some vegetables for the breakfast and more types of cheese. I for one would appreciate the breakfast more if it had more variety, cherry tomatoes, cucumber and maybe some fruit as well.

The location was nice as it has a beautiful view of the countryside . The rooms were clean and comfortable and the staff were very friendly. Eating dinner out on the terrace was very pleasant too.

The breakfast could be improved and they could have given a choice of fresh whole grain bread instead of white sliced variety. We could not enter the pool as the steps were slippery and covered with algae. I mentioned it to Barbara that someone could slip and hurt themselves in the pool.

very friendly staff with a great disposition to help. this agro tourism place is located in the beautiful valley of d’orcia. a valley with wavy clay hills, golden wheat plantations and dark green cypress trees. It has beautiful trails to walk to nearby towns. stunning views

air conditioning was in winter mode so the room was very warm for us.

Location is amazing: pool overlooking the nearest hills and Pienza is a short walk away. Friendly staff, amazing facility.

Breakfast needs to be ordered in advance, on the day prior, and is not a buffet style as on pictures.

You could wash the stones surrounding the pool from soil. Also the small road leading to hotel had too steep marks and holes in it.

Very friendly, nice and helpful staff!! We also liked the piano in the shared living room :) Beautiful view and style of interior and exterior decoration. Not too crowded.

Do not trust google maps navigation to find the location, read the instructions of the staff instead (we did not and had issues to find it)

It is the most beautiful stay in pienza, very close to the town. Most beautiful plantations, pool has amazing feel and it is natural water. Car parking is free and staff is very accommodating

Room sizes can be bit bigger
