Good spacious room. Convenient to all the major tourist sites. Lovely neighborhood.

The hot water didn't work at all for the first two nights of our stay. Even after it was finally repaired, it was either hot or cold, no in between, never warm. Just hot or cold. That made it hard to shower. Enrique was very nice and attentive, but a cold shower is still a cold shower. If the management can fix the water problem, that would make this place perfect.

First time in Rome and took a gamble booking a B&B rather than a hotel, but oh how exceptional it was! Not only was the location unfathomably good with the view of Colosseum just down the road and with a metro station just a few minutes away if you need transport to/from Roma Termini, but the host was so welcoming and helping with tips/tricks and the room itself was beautiful. Light, fresh and perfect for a few nights stay. Would say you get ridiculously much more than what you pay for.

Enrique makes this property! He is so incredibly lovely and helpful, sent us food recommendations, helpful tips. Everything you could want when travelling. The room was gorgeous, high ceilings, a beautiful bathroom and a comfy bed. The location is amazing, lots of restaurants around, the colosseum at the end of your street. Security was good and made us feel safe as two girls. A locked door to the building, the floor of the B&B was locked and then your own room key. Air con was fantastic which is just what you need when it’s 40° in Rome.

The only downfall to the property was the shower. The water pressure was not great and the hot water wouldn’t stay on for long. Which was annoying after a long hot day. But we made it work.

Enrique was so helpful, from early luggage intake and our room happened to be ready early, gave us info to secure return airport ride. Restaurant suggestions, which we took, fabulous. Always available via what's app for any questions. And the location! Wow. We had a 1 bed 1 bath, all updated it's all we needed. Coliseum view from balcony lit at night was priceless. Great location and a 24/7 mini mart a few doors down. Beautiful marble stairs and and elevator, which was much needed for luggage.

Nothing to say here, it was all good!

We loved this B&B. We were staying in the Annex which is round the corner from the main building but all communications were clear on this and it was very easy to find. The host is very welcoming and gave us some great recommendations too. The room was huge as was the bathroom. It felt really homely and we would definitely return. The location also cannot be beaten if you want to visit the Colosseum, the forum etc.

Nothing really. The WiFi could have been a bit better but it was perfectly adequate for most needs.

Have two rooms with two bathrooms was great. The rooms were nice sized and the bathrooms were big. The beds were comfortable. There were plenty of towels, linens, toilet paper, etc.. It was also nice to have a sink and little kitchen efficiency in the master room. The property is conveniently located to the colosseum and the area.

The picture in the advertisement is misleading. There is no balcony and you can’t see the colosseum from your room. Be mindful that when they say you can drop your bags early and leave them for late check out, that it’s a really condensed window of time. it’s not like a hotel so if that’s important to you, find out about the time before booking.

Enrique was fantastic, ready to answer any queries, met us on arrival and gave lots of fantastic recommendations for places to eat. We stayed in the deluxe room which had plenty of space and we had use of the balcony in the room next door which looks out to the colosseum.

The room is above a busy street and restaurant which can be quite loud at night and in the morning when they’re clearing up but that’s what you’ll get for staying anywhere central.

We enjoyed our stay so much! The b&b is amazing. me & my partner stayed for 4 nights in the deluxe room and it was so comfortable. Spotlessly clean and tucked nicely away between some restaurants. We ate from the restaurant below a few times and it was lovely. Enrique checked us in and was so helpful and friendly. Decor is modern and even had the bonus of the communal balcony. Can’t recommend enough we will stay again.

it’s worth noting the balcony and breakfast area is communal but this wasn’t an issue for us. We didn’t see or really hear anyone else staying in the nearby rooms.

Beautiful room, friendly host. Great view from the balcony, Colosseo view because it is very near from the b&b. The location is great. A lot of resto in the vicinity. Public transpo is also a plus point.

All in all we're satisfied only the noise in the middle of the night from the restaurant down stairs. You can hear them cleaning (bottles sound). Well, what can you do. And one more, the aircon is kinda noisy. I think it needs fixing.

It was in the perfect place for site seeing the area of Rome and the coliseum. Also the owner gave us some great info and where to find great restaurants.

The bed we thought could with changing as it made a lot of noise when you moved on it. We were so tied due to the trips we did it did not make us loose to much sleep. But the room and the bathroom was great.
