The location was great! It is really close to all stations (bus, metro). Also, you have options for breakfast, lunch/dinner next to the property. The building where this property is located is beautiful. The hostess is friendly and gave as some suggestions to visit during our vacation.

The rooms are not really soundproof - we could hear the conversations from the next room. Also, towels and sheets were not changed during our 4-day stay.

- Location is excellent, because you can walk to the Colosseum and Roman Forum in no more than 15 minutes, and it's also few steps from the Metro that connects with city center and Vatican city. The best thing: it's really calm and quiet in the night, so you can actually rest. - Andrea and Valentina are excellent guests. They are really kind, friendly, and they will help you with anything you need.

Nothing, the place was actually better than I expected! If you have any problem, you'll get a real solution fast. Let me give you an example: I had an issue with the hot water in my room, but they fix it in 20 minutes.

The charming owner, who was waiting for us on arrival. We rate our stay in the apartment wonderful - both the room and the bathroom are large, spacious, well equipped. In addition, a fully equipped kitchen - the facility gives the opportunity to use a coffee maker, prepare tea, which is very nice and helpful. In addition - sweet snacks for coffee are available. Excellent location - right next to San Giovanni metro station, 15 minutes walk to the Colosseum. Highly recommend to anyone looking for a comfortable accommodation in Rome. We hope to return there again someday.

I loved the room - lots of space, a desk with chair, and a comfortable chair to sit and read. The air conditioning (SO necessary!) was just right. The bed, while looking a bit monastic, was very comfortable. The room was super clean, and the staff was very helpful, recommending a nearby trattoria that was tasty and inexpensive. I love the location, because I felt like I was living where the Romans live, and not where the tourists go. And it was only a 20 min walk to the Colosseum - so I got my steps in!

The wifi could have been stronger - unfortunately, my phone couldn't really use it, and it wasn't strong enough to stream to my iPad. Otherwise, the hotel was great!

Very close to San Giovanni di Laterano, the subway and buses. I feel very safe in the place. Nicely decorated room. Also, Andrea, the host gave a lot of information about the places to visit, the restaurants in the vicinity.

Fantastic location with easy access to transport links. Attractive building with a unique feel. Host took the time to highlight transport routes to the places we said we wanted to see. She also organised our taxi for the airport. Highly recommend.

Coffee machine in public area near bedrooms. Not great if someone decided to use it at 06.00. Which someone did!

Andrea provided great customer service, was very nice and the place was exceptionally clean, entirely. Room service of bed making, towel changing and organizing was above my expectations. Location was also very good, less than a block away from the metro line that takes you to all of Rome's touristic places.

Only point to pay attention to is that, since the owners are not present all the time, you must inform your estimated time of arrival so they can get to the place in time to check you in. Not a negative point but just something to pay attention to.

Everything was fine, but I need to write about an incident. The keys of the door have fallen on the ground after I left the room (I had no idea). I received many messages although I told them I left the keys inside the room. Till they found the keys on the ground/floor of the room their messages had many “!!!!!!!!!!!” as if I was lying or I was a little child. I did not like that attitude.

This is a Booking.com problem: they did NOT include all the city taxes, which went up again, so I had to pay an extra $90 or so. About the property, I would say the beds are not comfortable, but that is the norm in the city.
