What great place to stay in Rome. A fantastic location near the Spanish steps. Very central and easy to get to all the major sites and a metro station at Spagna close by. Also so many restaurants and bars all round. Very buzzy area. The rooms were a good size and there is a lovely communal sitting room. The highlight has to be the cakes, made fresh every day. So nice to come back to with a cup of tea after a day out. We had a piece of cake with coffee for breakfast as well! There are tea and coffee making facilities in the room. Proper coffee not nescafe.

The only criticism were the paper and plastic cups for tea and coffee. They were very small and flimsy and not at all eco friendly. It can't be that difficult to provide china cups and wash them up every day. This would be the one reason I might not come back as I feel very strongly about the unnecessary use of plastic or even throw away paper cups.

Beautiful, extremely clean property in excellent location with exceptional staff. This is overall a 5 star property on every level. I would stay here every time I come to Roma. I am also a US travel agent and I would book my clients here even though it is a property I can not get commission on because I think it is that exceptional. I could not give it 5 stars on this visit because half of our shower door was missing during our stay making a shower extremely cold and uncomfortable. The water takes 2 minutes to get warm. sometimes it will get hot, others just warm enough. When it was just warm enough and half of the shower door is missing in a standard size shower, you are freezing the entire time because we were also in the room where the shower was basically in the bedroom with no door, not in the part of the bathroom with a door. This combination of the shower in the open room, with no door and barely warm water made taking a shower VERY uncomfortable. We were told the part needed to fix the shower door was on back order. I completely understand. But still a very bad shower experience for us. I even avoided washing my hair because I could not stand to be in the shower that long. When the part needed is on back order, there is not much the owner can do. However, I do think this should have been communicated to me to allow me to be informed of the situation and possibly not stay there if I thought that would bother me.

Superb locations and nice B&B with all the basics available (coffee, fridge, vanity kits, home-made cakes). Located in a busy street, you don’t hear a thing in a the room. Staff was really nice!

The location is great, the room is spacious and beautiful, the bed was comfortable. Anything we asked for was answered quickly. We really liked the place and recommend it

This was such a lovely accommodation located so close to the Spanish Steps but tucked into a charming street in the heart of Rome. I loved staying here, I only wish my stay was longer. The staff were so polite and accommodating and the room was great. It's not easy to find this kind of space in a room in Rome, especially when it's this central. It was stylishly decorated and so convenient, with great cafes and eateries just downstairs.

Excellent staff- specially Karl. He helped us with everything; luggage care, reservations etc. Best service we received in our 1 month all around Italy vacation! He’s a gem!

We had small room the first nite. But, tgank you fir moving us to the bigger room.

The location is in pedestrian area. you can either get there by cab or walking. not too convenient if you drive your own car.

Great location to anywhere around Rome. Very friendly staff and really give an at home experience. If I will go to Rome again, I will definitely choose to stay here once again!

The paper cups were small. there was no place to keep toiletries in the shower area.

I loved the owners, the location, how clean and accurate everything is. I would recommend the stay.

Nevertheless, the only thing that can get better is the bed and pillows.
