The location is probably the best in Rome, no exaggeration! We walked EVERYWHERE! It is nestled in such a beautiful neighborhood full of restaurants shopping, etc. The bed, bedding, towels, etc. were lovely! Also noteworthy is how clean this place is, so refreshing to find. Marta is a wonderful host, very responsive and helpful! This a beautiful oasis.

Only negatives and these are minor: We were in the 'White' room and it is quaint, but very small, typical European - manageable for 2. Window overlooks a not so picturesque 'courtyard'. All the rooms have color names, so you might want to get more info on which one you are booking. However, if you're out all day and want a cozy, clean, beautifully situated place to explore this frenetic city, this is well worth booking!

We loved the property, very quiet though in the city center of Rome. Both the owner/manager and the cleaner were very lovely and helpful. The room was very big, with a comfortable bed, working AC, and beautifully decorated, it felt very home from home. Definitely the place to stay if you want to be right in the heart of Rome. No breakfast was available but some snacks were left in the room and a little fridge that was very handy.

The toilet seat was loose and the wi-fi was pretty horrible. I appreciate it is an old property with thick walls but that is certainly something to consider improving, as well as fixing the loose toilet seat.

The owner and the staff were very kind and the location was magnificent! Right at the doorsteps of the Spanish steps. Nice spacious rooms and the interior was elegant.

Like all buildings in the historic quarter, the sound travels a little between rooms. It really depends on the next door - one night it was a little difficult and the other night I slept like a baby.

The room was nice and perfect location.

there is no elevator in the building so if you carry heavy luggage can be uncomfortable.

We spent three nights, came to see Rome. Very convenient location, walking distance to all the sights of the city. The street is quiet but there are many restaurants nearby. the room itself is authentic, clean, small but had everything you need. the staff is attentive and tidy. we arrived before check in time and were allowed to check in. tea, coffee and croissants were provided every day. Martina is a friendly and caring hostess. Helped organize transfers from and to the airport. Thank you, Rome is wonderful!

Great location, close to Piazza di Spagna, small but comfy, warm, and rather quiet at night. Very helpful staff, we could leave our lagguage for a whole after check out. It was very easy to check it even late at night. Soft towels, cleaning every day. We had a really nice time there.

Comfortable and very clean room in a fabulous location. The staff was very friendly and helpful and was able to arrange transport to the airport for us. The location is perfect for seeing all of the major attractions in Rome, and we had a great time walking everywhere. There are also many nice restaurants and shops right around the property.

The location is more than perfect. Five minutes away by foot from Piazza Di Spagna (and the Metro Station) with all the amenities nearby, such as great cafes, beautiful shops with local products. It is worth mentioning that although Piazza Di Spagna is one of the main areas of Rome with a lot of people, the actual guesthouse is located in a very quiet side street. The host, Marta was very helpful and always with a smile on her face :) We had the chance also to meet the owner of the property who was there with her daughter and explained to us the history of the building which was very interesting. Most of the furniture belong to the family for generations. The guesthouse is very well designed and gives you a taste of the Roman decoration.

The only thing we have some trouble with was the mattress was really soft for our taste. Other than that, we would fall asleep immediately after walking Rome for 12 hours straight and we were fresh for the next day. Also we did read some reviews that had us concerned about the security of the building which do not stand! For example our check out was at 11:00a.m and we had to depart to the airport at 14:00 and we left our luggage in the main hall with extra shopping we did during the day and we felt more than secure. The main entrance to the building has a code to enter and then to enter the guesthouse it has another door where you have to enter a different code.

The location of the B&B was amazing! This tiny via Vicolo del Lupo was in the heart of Rome's center, with amazing places nearby. You could go everywhere on foot while next to the rooms there were amazing cantine, trattorie and a supermercato for anyone convenience.

The floor was a bit dusty and maybe we could have new towels after our second day there.

In the heart of Rome, a few steps from Piazza di Spagna and Metro station. Refurbished old building, comfortable and spacious room ( Brown), amazing bed, nice decoration. Very appreciated the welcome tray with F&B amenities. The shower gel has a delicious smell.

The bathroom is too small and furniture is not adequate.
