bathroom was out of the room, this is not suitable for senior people.

Check-in info was clear and given timely. Staff was friendly and responsive. Room is nice, as well as bathroom. Wi-fi is good. Air conditioner is there and is working.

Light in the room is dim. Garbage bins of the house are located in the foyer and they smell awful. Every time you come and go you feel this smell. It is forbidden to eat in the room - this info is given shortly before your arrival which should be considered as drawback. I would prefer clear rules before booking the place and have an option to choose if I can accept them.

Perfect location, within a walking distance to metro station and important sights.

Tiny room, couldnt find space for our luggage and had to put it in wardrobe. We weren't familiar with the self check-in, but once we got the clear instructions from the owner through email, everything went on smoothly.

We had one of the best stays in years!!! The location is amazing, right in the middle of everything - we did all of the sightseeing on foot. There are lots of nice restaurants and coffee shops around. The house and the room smell lovely and the atmosphere was very cosy and relaxing. We stayed in the blue room and the bed was huge! Even though the bathroom was on the corridor, it is private and kept clean everyday by the staff. There’s a fridge in the hallway for all the guests to use - we had no problems regarding that. We were a bit discouraged by some negative reviews, but it turned out they were a bit exaggerated or the host made improvements! Francesca was amazing and helpful! We would definetly come back!

Great quieter location, only a short walk to Termini station, Trevi fountain, and Spanish steps. Quiet room with great aircon. We had access to a fridge and tea/instant coffee supplied. Room was big and nicely decorated with a street view.

It was all great, a small downside however is the plumbing. The shower took at least 5 minutes to heat up, the bathroom sink was clogged and drained really slowly, and the toilet can only flush once then takes a long time to refill. Those issues aside, it was one of the more affordable options in that area, and I would stay again.

I love the most is the location. It is few minutes away only from all the tourists spots, restaurants, stores and pretty much, it is at the center of the city. The view outside the room also looks cool. I love how helpful the owner is towards us cause even we came in a bit late due to unforeseen circumstances while travelling and got lost our way to the hotel she guided us throughout the way in finding the hotel😊❤️ Thank you so much. Aside from that it is super clean and comfy❤️. Just the right place to stay in after a long day travelling. If I will visit again definitely, I'll book again here.

The location is excellently positioned, I visited all the tourist sights of Rome in 3 days only on foot (there is also a metro station nearby). Both the room and the bathroom are very clean and equipped with everything mentioned on the website, everything looks like in the pictures. The only inconvenience for us was that the bathroom is external (but even though it is external it was private, just for us). The staff is very kind and friendly, both Francesca who quickly answered all our questions and the lady who received us at check-in and takes care of cleaning. I recommend the Casa Heberart Guest House Capo le Case from all points of view!

Brilliant location - few minutes walk from Piazza di Spagna Super nice & cozy decorated room and with big modern furnished bathroom I like design sooo much! (Pink room)

Unfortunately we’ve been unlucky with too noisy and unpolite guests from other rooms Keep in mind that door entrance in the hotel and separated from other rooms bathrooms are located in front of pinky room and you can hear all the noise from inside

The location perfect near to all sites you can see piazza di spagnia and scalinata in 5 minutes and everything is in your hands too close! Francesca guesthouse was very polite thank you very much it everything was nice .she left us to leave also our things all day the last day because our flight was at night

Booking says that our room has balconi it has a window but it was OK nothing too important Ana we wanted double bed it was two single beds united.

Great! Caring for details such as hairdryer, soaps, shampoos, shaver etc 👌🏼 comfortable big bed. Cute room and cute view. Extra fridge for the general use of all guests. Top location!

Nice isolated from the street, but sounds from the neighbour's are very loud, could hear people talking or walking or shutting the door on the hall- it woke us up several times. That's the only minus.
