Hotel is very nice, located in a beautiful area, near many touristic places. Clean and comfortable room. very nice staff. We had a long trip from USA, we arrived very early and exhausted. Check in was not an issue as John did arrangements for us to check in earlier and we were able to get some rest in our beautiful comfortable room. John was caring and kind.

We booked this place because it included breakfast. I expected to have more than coffee and croissant, maybe some eggs. we had to look for breakfast outside the hotel. It would be nice if before booking we can see information about what breakfast consist of; so travelers wont get disappointed.

The staff was very attentive and helpful. They set up the driver from the airport and back. They had the most wonderful staff member on site in the mornings to set up coffee and breakfast treats and clean. He was very caring and personable. There are about 7 suites in the unit and one breakfast room. The internet was good. Each room has a mini fridge and you can use the microwave and coffee machine in the kitchen. The location is in a residential area of the city. It was within a 20 min walk to the vatican, to the subway, the meeting spot where all of our bus tours start and from old town Rome. We could not have been happier. It made a very safe stay for myself and my twin nieces. Perfect for our needs.

A bit smaller and less luxurious than the photos show. But still very nice, clean and comfortable.

We were very pleased about the accomodation: a biq, nice, quit room and the beds were very good. I was travelling with my mom, so I searched for a room with 2 separate beds, which is not so easy to find. Also the bathroom was big enough, with a nice shower. The reception was by telephone, but very good. Every morning (at breakfast) somebody came by to serve breakfast and clean the rooms; she was very friendly and helpful!

The breakfast was served in the accomodation, but if I may give a point of criticism the space was not big. You had to pass on the day in advance at what time you wanted breakfast. So if you woke up a little earlier or later, your hour was still fixed and you only had 30 minutes to have breakfast.

- Fantastic location, 5 mins walk from the metro, 2 min walk to bus stop and 10 min walk to the Vatican. lots of good and affordable food places minutes away. - Outstanding service and communication from the owner and also the caretaker John. At 7 months pregnant I asked for quite some extra pillows which were ready for me in the room upon arrival. easy check-in and check-out policy. baggage could be stores for our late flight back. - John deserves his own bullet point, as he is simply amazing. He would greet us every morning to prepare breakfast with the biggest smile. Very helpful and polite man, with lots of helpful tips about Rome. we had nice chats with him during our stay and he checked in with me every day to make sure I was okay and asked if I needed anything ( due to pregnancy). He made us feel very welcome and looked after and really made our day every morning. To the owner: he should really get a raise for all his amazing work :). - Comfy room and bed. Very clean and neat. lovely shower. room had complete blackout blinds that were also noise cancelling. - Lovely continental breakfast with toast, fresh pastries, and excellent service from John. - would highly recommend this place and would definitely book again if we ever return to Rome.

Quite pricey, but it was worth it in the end.

There's a total of 6 room in the flat, and is very well equipped with SMART home technology The bedroom were super comfort and clean, and the bathroom LED lightning can be changed accordingly to fit your mood Andrea the owner he is super friendly, and helpful in all aspect. I told him that since my last visit 11 year ago. A lot of things had changed in Italy and not the same as it was before. He patiently listened to my feedback and gave us some recommendation, to where we can roam around and source for the best original taste which I am after. Instead of paying for touristic pricing, and getting some quality of food that does not live up to expectation. Knowing that we got to left the flat 7AM the following day, he had prepared some fresh pastries to take it with us. There were many good restaurants and bar close by the area, and estimate 10 to 15min to city centre by Metro - est 5min to Vatican City by foot

The breakfast was good and simple. Not many options but it's not really a problem for me who like my breakfast simple. The service was very good, and the workers there were very kind and positive. Gave me good amount of recommendation when it came to restaurants and tourist attractions. Explained us how to get to different areas with bus and metro which was helpful.

The handle for locking the door and to unlock for the bathroom door is wrong. The handle should be on the inside not the outside.

Our family sized room was clean and spacious. John, who made our breakfast and took care of the rooms was great! He was very helpful and helped us find a nearby laundry to wash some clothes. He also helped us with directions to find a local store. It was easy to access the facility and it was located in a quiet area. Also the other guests were quiet as well.

When looking on a map the location does not appear far from the main attractions of Rome but I think next time we would stay closer to where most of the sight seeing activities and popular restaurants were located.

I like the neighborhood, the bedroom was also nice and the bathroom (a little small that’s the pictures), but most important the people who works there. I forgot his name, but he cleaned our bedroom and prepared our breakfast everyday! Also, Andreas gave us a lot of information about restaurants and places to see! Good customer service!

Just minor things, maybe things to improve… In general , the room was clean, they made our beds everyday, and change our towels, but the floor was a little dusty. My husband walked on his socks and they got dirty, the walls in the halls can benefit from a coat of paint( it’s just some details).

Georgia. John and Andreas are amazing hosts! Georgia provided clear and easy instructions to find the property. We were greeted on arrival and looked after with a delicious breakfast and all the information we needed to explore Rome. Our room was great - comfortable beds, wonderful bathroom and a great view out our window. The Prati area is typical residential Rome with plenty of restaurants (must visit Osteria Ragno d'oro) and a great food market nearby. The property is about 4 minutes walk to Metro with easy access to all of Rome. Thank you Georgia for an amazing stay!
