This hotel is great value for money.It is for travellers who only needs an inexpensive , nice room.It is also in an ideal location because it is situated in a quiet neighborhood that is close to Accademia water bus stop.

friendly staff, nice location. I really liked the vibe of the room. comfortabel bed and super clean. I truly recommend it!

the only issues that I had were that the mini fridge was barely working, and while the nightstand looked cool and antique, the drawers weren't working properly because of the cheap wood they were made of (really light weight). the TV had the option to connect to Netflix or YouTube but it couldn't connect to the internet. maybe we just couldn't figure out how to do so, so I'm not necessarily complaining about this.

It is located in a quiet area but very near (easy walking distance) to livelier areas, and within easy walking distance of St. Mark’s and the Doge Palace. It is also an easy walk from the Accademie (spelling) boat bus stop. The hotel gave excellent directions on 3 different ways to get there; we used the second set of directions and found our way with no difficulties around midnight. The hotel air conditioning worked all night and did not shut off (very nice for us folks from farther north). The hotel was decorated in an interesting way with theater props and antique-like furnishings, even though all seemed new and clean.

It was great all around.

While you looks the map this property looks like it’s far out for the attractions. In fact it is extremely close to all and easy assessable from the water taxis

Calling all of the numbers with no answer for check in. Dusty in places. No tea or coffee making facilities.

The host was excellent! He had great communication and he was very helpful. We had trouble getting there as they closed the stop we needed to take from the vaporetto (water bus) and we passed it and had to backtrack. He messaged me and told me what stop to get off from instead. He was easy to reach by text when we were struggling to get there. He met us and showed us around the 2 bedroom apartment. The 2-bedroom apartment was on the ground floor. This was an apartment where you need to have the key in the apartment in order for the air-conditioning to work. It cooled down and we had no issues in the heat of July. This apartment had a washer which was very helpful for our family of 4. We did not see a drying rack. Maybe it was a washer/dryer combo? We couldn't figure that out. We hung our clothes to dry around the bathroom and laundry room. It worked out just fine for us. There was no street noise. This was in a very quiet, not busy area. I am a light sleeper and had no issues sleeping due to noise. This was a very spacious apartment for our family of 4!

The beds were not comfortable. The bedroom we slept in basically had 2 twin beds pushed together with a queen size sheet over the top. The room our boys slept in had 2 twin beds (separated). If the beds were updated to more comfortable mattresses and pillows, this would be a much better value and comfort.

We liked everything. All our questions about how best to get to the hotel received quick and detailed answers. Quick check-in . Separate entrance. Liked the room, spacious. ( We were 3 adults + 2 children) In each room and even in the corridor there is a strong air conditioner, there is a safe.despite the month of July in the room, even without air conditioning it was cool. The kitchen has everything you need - a small stove, a small refrigerator, a toaster, a microwave, dishes. Special thanks for this! Good shower room, hot water, strong water pressure, iron, ironing board, washing machine, clothes dryer. Rooms are cleaned and towels changed every day. I also really liked the location, a quiet area, next to the Academy Museum, not far from a supermarket. Vaparetto station 5 minutes away. Many thanks to the owner and hotel staff!

A bit dark in the room, would like more light. For those who care about the view from the window, I advise 2-3 floors.

Brilliant location. Everything within easy reach without the hustle and bustle. Lovely and quiet. Supermarket a 5-minute walk away and plenty of restaurants/shops nearby without having to catch a boat. Thank goodness for the air con!

There weren't enough pillows or dishes for us, but when asked, the proprietor very quickly sorted it for us.

Everything was so nice, the people, the place. The hospitality was 10/10 the owner was super friendly and guided us well, and everybody was kind and helpful. The place has a good place on map, close to everything. The room was very clean, and smelled good, we had clean towels and everything was fresh.

The hotel is a tiny little place in the quiet Dorsoduro area - it feels very residential and safe, but is only 5 minutes walk from the Accademia and 5 minutes from a Traghetto ferry that gets you to St Mark's square (top tip, the traghetto is like a gondola but only two euro to get you across the grand canal at various points). The room was charming, very Venetian in style, and looked out on a quiet side alley that let in beautiful sunlight every morning. The staff were extremely helpful, bringing me cappuccino a couple of mornings and letting me in when I arrived late. The room and bathroom were very clean and the pillows comfy.

The room could be improved by having tea or coffee making facilities - or even a shared hot drinks spot down in the little restaurant area. Being able to make a cup of tea before bedtime is a necessity to many travellers. I had a panic when I got there and there was no one on reception, so be warned, you will need the ability to make a phone call if you arrive after 1pm (this is apparently standard in Venice). My phone SIM wouldn't allow me to place calls so I was only able to get into the property when I found some free wifi nearby and called the number on the door. There is a keypad so I suggest giving tourists the code if they're going to arrive in the afternoon would be a good solution. I was really scared I was going to be sleeping on the streets.
